Out with the old, in with the new? Western suburbs real estate agents give their views on preferred residences: the gracious old versus the nifty new THERE is no denying the western suburbs of Perth are renowned for beautiful homes, leafy tree-lined streets and trendy cafes and restaurants. However, if you had the choice, which would you prefer to live in – a charming old classic? Or a stylish new home? According to William Porteous of William Porteous Properties International, finances, local councils and a desired lifestyle all influence this decision. “I’ve seen restorations that have transformed almost derelict houses into beautiful homes to suit today’s lifestyle perfectly,’’ he said. “High ceilings, period features and craftsmanship blend with modern conveniences to create a home with individual character and a style that will never date. “Alternatively, some people prefer the clean, modern lines of a new home with smart wiring and all the bells and whistles.” The Property Exchange director Niki Peinke said her preference would have to be old character homes which have been restored to their former glory, thus maintaining their heritage.

“A new home can be replaced and built anywhere, but an authentic character is irreplaceable and is like a dying breed of a beautiful bird that would be a tragedy to lose,” she said. “However, I have no objection to new homes being built in an old area, as long as they are replacing something that has little or no aesthetic appeal and is better off being demolished.” Having experienced the pleasures of both worlds, Susan Taylor from Ray White Centro believes building a new home in the western suburbs is the way to go. “My favourite is building a new home, from picking out the block and helping to design what works best for my current lifestyle to choosing tiles,” she said. “Although it’s always worth getting the advice of other professionals,

especially interior designers and landscape gardeners. “They are worth their weight in gold, as they always seem to know what is in, and can take your project to the next level and, most important of all, give you a great place to call home.” Peter Clements from Caporn Young had a difficult task deciding which one he’d prefer, opting to go with the “best of both worlds”. “There is nothing better than the feel of a grand old character home with wide polished boards, soaring ceilings, decorative cornices and original skirtings,’’ he said. “In some cases, beautiful wide verandas, huge wooden-framed windows, open fire places and the stunning street appeal of yesteryear. You really do feel the presence of the past and the warmth of a lived-in

family home.” However, Mr Clements also said new homes really achieved the wow factor, and allowed you to choose your own design and material. “You may find a brand new home, already built, that just feels right and you can move into a clean, crisp, nothing-to-do home,’’ he said. “New homes offer the appeal of low maintenance, as generally they are set on smaller blocks with little garden and plenty of room for entertaining friends and family in big alfresco areas or indoor/outdoor living rooms. “A further bonus of a new home is a building warranty, which gives people peace of mind if there are any structural problems.” Mr Clements said while the ageold debate over which is better still rages, one thing that is apparent with today’s society is the ever-increasing appeal to mix the two. Some men felt intimidated coming into the store because it was so feminine but I’ve introduced stronger, more architectural pieces, which has attracted more men to the store,’’ she said. Sharyn believes men are becoming far more interested in the presentation of the home and are particularly keen on antiques and collectables. Veranda’s displays often feature a smattering of antiques or unique pieces next to new items. This eclectic mix of old and new is a look that Sharyn loves and she is always on the look out for unusual pieces that have a story to tell. “Men are far more house proud than they used to be and they tend to see value in quality rather than quantity,” Sharyn said. “You quite often get men in here shopping with their wives and selecting quilts or cushions. You would never have seen that five years ago.” ■
