According to him, a sale needed the chance to mature to ensure sellers were uncovering the best offers. “Many people believe that selling their home quickly is the best-case scenario; you don’t have to face weeks of home opens, your advertising costs are less and you avoid a situation of being stuck on the market not being able to sell,” Mr Percudani said. “Many agents do reinforce this attitude since it is easier to take the first offer, rather

want to hear.” Mr Percudani said sellers needed to get serious about agent choice. “Find a professional,” he said. “The office at the local shopping centre isn’t always best. Remember, a good sale result is about process and strategy, not personality. Too many people make decisions around whether they ‘like’ an agent; that is actually irrelevant. “Sellers don’t need to be nervous about selling their homes. Right now the balance in supply and demand makes it a good time to put your home on the market.” ■

A bustling trade centre in the 19th century, a vibrant location today, writes TANYA MACNAUGHTON NAMED after the English county, Essex Street in Fremantle was a bustling trade centre in the latter half of the 19th century, generated by the warehouses in the area. Today, the street is still one of the most vibrant, interesting and widest in Fremantle, packed with restaurants, entertainment facilities, shops, accommodation options and homes. With the Esplanade Reserve and Fishing Boat Harbour at one end and South Terrace cappuccino strip at the other, it would be a mistake to forget about the road that joins them. Harcourts Fremantle estate agent Sam Fazio said he had seen a gradual change along the street over the years as houses turned into businesses and restaurants, creating a European-like innercity living concept for residents. “Real estate prices have risen over the years
and there is good demand both locally, interstate and overseas for properties along Essex,” Mr Fazio said. Making a lasting impression along the street is the little slice of Tuscan beauty in the complex of rustic limestone terrace homes. Originally part of the Old Port Flour Mill, the building was built around 1862 to mill flour for the district of Fremantle and for export.
