Reaching Point of evolution Completion of multi-million dollar beachfront Mirvac development marks major milestone, even as third and final building is being constructed, says CEO Evan Campbell MIRVAC’s $230 million The Point waterfront precinct in Mandurah welcomes its first residents. Owners have started to move into the luxury residential apartments in the 15level Bridge Point and 10-level Sea Point buildings following their completion in December last year. The Point, on the iconic waterfront site of the former Peninsula Hotel, fronts Mandjar Bay and Peel Estuary and features panoramic ocean, estuary and marina views. Mirvac WA chief executive officer Evan Campbell said the completion and first settlements at Bridge Point and Sea Point marked a major milestone in the evolution of The Point. “Settlements are still occurring and we are fast approaching the $100 million mark, which is testament to the success of The Point,” he said. “With our first residents moving in, the project is really making its mark as one of Mandurah’s most vibrant waterfront precincts. “Work is also moving forward on our final building, Bay View Point, which is

First-home buyers battle chronic shortage of houses Supply short as First Homebuyers Grant finds its target audience snapping up property MOST suburbs across Perth are currently experiencing a chronic shortage of property for sale in the first-home buyers range, according to Harcourts WA CEO Andrew Moore. Mr Moore said the latest statistics revealed that recently there had been a dramatic increase in the sale of houses in the $300,000 to $400,000 bracket – from 26 per cent in the second half of 2007 to 34 per cent in the second half of
2008, making up well over half of all sales in that time frame “It is obvious that the Federal Government’s incentives are doing the job they were meant to in Perth, with many firsthome buyers seriously considering using the boosted First Homebuyers Grant and low interest rates to enter the property market,’’ he said. However, according to Mr Moore, the downfall was that the first-home buyers market

had become over-saturated and many Harcourts sales consultants on the ground had expressed concern that demand for property within the firsthome buyers category was not being matched by supply. “This trend is not limited to particular suburbs around Perth,’’ he said. “It is quite common across most areas, those within 15km of the CBD and the beach in particular. However many outer
lying suburbs are experiencing the same woes.’’ Mr Moore’s only solution to the current complexity facing the Perth property market was if more home owners of properties within the firsthome buyers’ price range realised that now was the perfect time to upgrade. “With such demand among first-home buyers, it is very likely that sellers will receive multiple offers.” ■

LOCATION Whatever sort of property you decide upon, make sure that it is in the right location. As you get older you are going to want amenities within a short distance so that you can reduce travelling time and feel less isolated. SECURITY Make sure that whatever property you buy has adequate security installed. Security doors and lockable windows should be seen as a minimum requirement. COMFORT Costs associated with heating and cooling a property should also be taken into account when purchasing a retirement property. Make sure heating and cooling are installed. ■
