According to Caporn Young principal Richard Young (pictured left) the latest ABS population figures for the March 2009 quarter show that the population of WA surged by 3.1 per cent, which was the fastest growth rate of any state or territory in Australia. “Population growth underpins the demand for real estate and the fact that WA’s population grew by more than 67,000 over the last year is very encouraging for the local real estate market,’’ he said. “In particular, the western suburbs and riverside real

estate market is being underpinned by the strong rates of overseas migration in WA. “The ABS figures show that during the March 2009 quarter, net overseas migration to the State was 14,273 (up from 11,444 for the March 2008 quarter).” Mr Young said overseas migration is now the major driver of WA’s population growth rate, accounting for some 70 per cent of the State’s total population growth of 20,215 for this three-month period. “Caporn Young is finding that this overseas migration to WA is helping to underpin the real estate market in the western

By AMANDA RANKIN IT might not have the bright lights of its New York counterpart but Broadway in Nedlands (or Crawley depending which side of the street you are on) has its fair share of sparkle. Running between Stirling Highway and the Swan River, Broadway is alive with students and staff from the nearby University of WA, many of whom live in the apartment blocks that line the street. Consequently there are dining options galore, from budget, student-friendly places to more upmarket restaurants. According to Acton Consolidated’s Chris Hutchison, Broadway also has a good infrastructure in place and a strong sense of community. “Broadway is in an area where people are downsizing to apartments and it means they can stay in the same area, go to the same shops and remain part of their community,” Mr Hutchison said. “Plus it’s only one set of traffic lights to the CBD. There are lots of cafes and restaurants and you don’t have to get into your car to go and buy a newspaper.” Broadway Fair Shopping Centre has been catering to the locals and the university folk for many years. Mr Hutchison said the plethora of Asian food
outlets reminded him of Orchard Road in Singapore. “I go down to Broadway Fair every other day to get my lunch,” Mr Hutchison said. “There is fabulous Asian food to choose from. The Japanese has fantastic sushi, the noodle bars are great and there is the oriental shop where you can buy all your Asian produce. “It’s very cosmopolitan and I think that eclectic range of shopping is certainly a drawcard for Broadway.” With its proximity to the river and the city, Broadway is still a great place to buy a reasonably priced apartment. Acton Consolidated has a two-bedroom apartment at the end of Broadway with milliondollar river views on the market for $695,000. “You can literally lie in bed and look out at JoJo’s Cafe and the river,” Mr Hutchison said. “Plus there is a balcony and views from the lounge.” This apartment is juxtaposed against the nearby luxurious Esplanade Apartments and Steves

Apartments, which are priced more in the multimillions. On the site of the old Nedlands Park Hotel, or Steves as it was more affectionately known, Steves Apartments and Steves Wine Bar are clear signs of Broadway’s upmarket appeal. Linda Sullivan, from Mack Hall and Associates, is the selling agent for the stunning Steves Apartments and confesses to already being a regular at Steves Wine Bar. “Everybody I know in Dalkeith is going to Steves,” she said. “It offers a really sophisticated option for the over 30s and the local community.” Steves Wine Bar features WA's first gas-pressured wine taps. There are also cheese tastings and a Tapas Bar and restaurant headed by Brian Leyden, formerly of Mustard Catering. “There's always lots happening on Broadway and why shouldn't there be? It’s a great street,” Ms Sullivan said. “It’s so close to the city and the river and there are some great cafes and restaurants.” ■
