Wizards keep conjuring up awards Top honours in consecutive years speaks volumes for Property Wizards Buyers Agents

Determination to make a clients’ dollar work harder earns recognition

FOR the third year running, Subiaco-based Property Wizards Buyers Agents have been awarded top honours in their field at the Real Estate Institute of Western Australia (REIWA) annual Awards for Excellence. Taking out their hat-trick with the award for REIWA Buyer’s Agent of the Year 2009, managing director Liz Sterzel said the accolade was made possible by a determination to make clients’

dollars work harder for them in a changing, complex market. “We are very grateful to be acknowledged once again and among outstanding competition – we pride ourselves on service, leadership and ability to adapt to the market, so we’re honoured to

be recognised for our hard work,” she said. “This year has been financially tough as well as an opportunistic time in the market, so we were determined to stand by our clients who showed real grit and purpose in such an uncertain economic climate, and that has paid off for all of us.” The judges said they were impressed by the excellent level of detail they showed towards consumer liaison and the level of care taken to understand the needs of their clients. REIWA president Rob Druitt said the profession of buyers’ agents was relatively new to Perth consumers, but was attracting greater interest. “A recent careers night at

REIWA saw around 70 people from the general community come along to hear about options in the real estate sector, with many of the questions coming from people who wanted to know more about buyers’ agency practice,” he said. The Award for Excellence in Buyer’s Agency recognises superior service, leadership and exceeding client expectations. On September 23, the Buyer’s Agent accolade given to Liz Sterzel and Trevor Dunkley of Property Wizards was one of only seven from a possible 16 categories awarded for 2009. Property Wizards Buyers Agents will now step forward into the Real Estate Industry of Australia’s (REIA’s) national competition to be held in

Play safe, prepare for rate hikes BUDGETING for future interest rate rises is essential, particularly in this economic climate, says The Mortgage Gallery managing director Ryan Dhue. “It’s important to allow a margin in your budget for interest rate rises considering since 1990 the RBA has made 52 interest rate adjustments,” Mr Dhue said. “But people need to put the looming interest rate rise into perspective. Out of the 52 rate adjustments, 24 have been by a quarter of a per cent, which indicates more often than not it’s usually a gradual rise. “A home loan is a long-term commitment and during the course of the loan, rates will inevitably increase and decrease.” Mr Dhue said budgeting for any future rise over the course of the loan should be the primary factor when applying for a loan. “A good broker will give you

this advice and it should be something you take into consideration when planning your budget,” he said. Mr Dhue said recent figures released on interest rates indicated the long-term average of interest rates during the course of a home loan was 7.5 per cent. “Doing a bit of research around interest rate trends is a good way of understanding what you’re in for when you’re looking to borrow,’’ he said. “Past trends indicate most movements with interest rates have been quite gradual.” He said it was important to understand that economic indicators determined interest rates and the best way to prepare for any rise was to plan ahead. “The important thing is to be mindful of that and budget accordingly.” ■

New trend developing WHILE property developing once seemed accessible only to millionaires or those with industry insight, Amano Homes is paving the way for ordinary West Australians who want to subdivide and build. Specialists in multi-unit developing for 11 years, Amano Homes general manager Mark Hogan said never before had there been such high inquiry levels from “first timers” to subdivide and build for profit. “This is a true turning point in the Perth property market that defies previous trends,” he said. “Professional developers have always been a large proportion of our clientele but of late it has been the first time ‘mums and dads’ market realising that they can significantly increase their family’s income. “Our clients are capitalising on current land prices and building duplexes, triplexes and in some cases up to eight units and having great success.” Mr Hogan said the Perth property market had changed and suburbs such as Belmont, Cannington, Kewdale and the like were where the market was particularly attractive. “These suburbs provide a lower price entry level, can boast higher profit margins and there is a high demand for housing both for sale and rental,” he said. ■

THE surprise feature of this well designed contemporary residence is the amount of internal living space, considering the home is built on a relatively small parcel of land. Every space has been carefully considered and the two-storey home features not two but three separate living zones, ensuring there is space for everyone at all times. On the ground floor an open-plan dining and living area is presided over by a glamorous gourmet kitchen complete with breakfast bar, stone bench tops, ample soft closing cabinets and drawers, a six burner gas hotplate and a Bosch dishwasher. The open-plan living area leads to an undercover alfresco space where a built-in

barbecue, sink and cabinets help make summer dining a breeze. Also on ground level is a large home theatre or formal lounge room providing the second living space, or even a fourth bedroom. The laundry and powder room, with the same stylish benches and cabinets as the kitchen, are tucked away near the internal entry to the double garage. Timber stairs lead to the second level where the third living area adjoins a generous balcony wrapping around two sides of the home and looking over the adjacent Brittania Road Reserve. Yet another area at the top of the stairs on

the second level would be ideal for a home office. All three bedrooms have extra large windows and the master suite has a spacious, beautifully tiled ensuite bathroom and equally large walk-in robe. The front of the home features a soaring panel of glass, which provides a stunning source of light over both levels of the residence and allows for an outlook across the reserve towards the city skyline. On a quiet corner block, this contemporary inner city residence is minutes from Northbridge, the CBD and the nightlife and cafes of Leederville. ■

Your real estate questions answered by Niki Peinke, director of The Property Exchange in Subiaco Q. What are the most important things to do when selling your home in order to get the best result? A. 1. Price it realistically, 2. Present it beautifully, and 3. Choose an agent who will market it proactively. Q. I want to buy another house but need to sell mine to do this. What should I do first? A. I would always recommend you sell first and then you know exactly what you can spend. It makes you a much stronger buyer, and you can often arrange a rent back or a longer settlement so you don’t have to move twice. Q. If I get more than one appraisal, should I just go with the agent with the highest price?

SUBURB STATISTICS: SUBIACO Number of house sales for the year (to June 30): 90 Median house price: $1.080 million Growth Rates 1 year: -21.3% 5 year: 12.9% 10 year: 12% Q. I have been looking through the paper for a property to buy and keep seeing ads with "ROW" – what does this mean? A. ROW stands for "Right of Way" and means that you have rear or side access (via a laneway) to the property.

JOKE’S ON US My agent just sold me a two-story house – one story before the sale, and another story after the sale!

A. No, not necessarily. Pricing your property above market value can cost you dearly. Go with the agent who demonstrates the best market knowledge and marketing skills if you want the best chance of selling your home.

Inspired by Scandinavian modernism This 1972 home has been transformed into a classy, energy and water-efficient abode, reports JANE EVANS WHILE right at home amid the older style houses of Shenton Park, this three-bedroom house exudes a different kind of character. Inspired by Scandinavian modernism, the architect-owner of the original 1972 home recently transformed it into a fresh, contemporary and very liveable abode. Nestled in the centre of leafy Shenton

Park, the block spans 359sqm. Three separate courtyards, each spacious and beautifully landscaped, provide an abundance of external living space to soak up the sunshine or entertain guests. The front garden features a “vergola” with adjustable louvers, built in timber seats and bi fold doors to integrate indoor/outdoor living. Macadamia, orange and mango trees are a feature of the back garden. The architect was meticulous in using ecological materials in the renovation. The recycled solid jarrah floors are from the Rockingham hotel and 100 per cent natural oils have been used for the doors and architraves.

The home is also extremely water and energy-efficient with high water efficiency toilets and showerheads plus north-facing living areas, and insulation. Jarrah doors and timber frames

throughout contrast with the crisp white interior that has a sleek, retro feel to it. Both the master suite and third bedroom have access to outdoor areas but the whole home attracts much sunlight, making it open and spacious. The kitchen and bathrooms are brand new and have been finished with stainless steel appliances and fittings. The owner had intentions to expand the home but relocated interstate before they were realised. There is council approval to add a main bedroom suite to the front of the house, a double carport to the rear and an additional deck from the second and third bedrooms. ■
