Listings lag with demand back on the boil Million-dollar price tags prove no deterrent as market works itself back to old highs, writes CARMELLE SANDER. LISTINGS may be down, but interest in the western suburbs property market is hotter than ever. Recent figures released from REIWA show a 30 per cent decline in stock listings in Perth’s premium suburbs over the past six months. However, agents are optimistic these figures reflect the start of a new boom. In April this year there were 859 homes listed, compared to 595 last month. Peter Burns from Mack Hall & Associates believes the reason numbers have dropped so significantly is because values have come down, encouraging an influx of new buyers to the area. “Prices have gradually improved over the past six months and a large amount of properties have sold during that period, thus contributing to today’s shortage in supply,’’ he said. “Over the past several months, prices have crept steadily upwards and have now stabilised at close to where they were 12 months ago.
“I would suggest that the market performed extremely well by pulling back most of the perceived losses over the past 12 months and now levelling out to previous 2008 levels.” Browne Grove director Andrew Clarke said international investors were leading the charge. “Their financial advisers have said WA is the place to invest, and for property, the western suburbs is the centre of that.” His agency was also getting a lot of interest from expats and confident locals. “Anything over $1 million is going; people are getting desperate even to get into properties up to $1.6 million to $1.8 million,’’ Mr Clarke said. “It wasn’t that long ago (during the boom) that people were lining up to get into properties before the (for sale) signs went up, and that’s starting to happen again. It’s funny how people’s mentality changes so quickly.” Scott Banister-Jones from Scott BJ Properties agreed, saying the western suburbs market had turned a corner and was

now recovering at speed. “Two apartments I sold recently recorded the highest sale price for each complex,’’ he said. “I believe in the following weeks more properties will be coming onto the market; however, in this climate they are being sold at a rapid rate. “Some sellers are a bit more cautious as they have just experienced one of the very few times in history where house prices have gone backwards, yet I believe in the current market the decline in numbers is mainly due to more sales and people waiting until the weather warms up to sell their property.” According to The Property Exchange director Niki Peinke the limited stock around at the moment was extremely

frustrating for buyers who did not have the choice they did about six months ago. Apart from an increase in sales, she believed the drop in listings was the result of many homes being taken off the market when everything slowed down, and transferred to the rental market, which was very buoyant at that time. “These homes are still under rental contract now and therefore not ready to be sold,’’ she said. “Also, with the market recovering, sellers are now holding back in the hope of achieving a higher price.” Ms Peinke said the western suburbs market was performing well in terms of turnover. Most homes that were realistically priced were selling fast. ■
More than 200,000 old homes ripe for redevelopment in WA Builder sees growing trend towards rebuilding, especially in more established suburbs THERE are more than 200,000 homes which are currently over 40 years old and lend themselves to redevelopment, according to Anthony Kinder, managing director of home builders Wilson & Hart. Mr Kinder said the 1966 census showed there were 222,000 private dwellings in WA that were over 40 years old, generally the trigger point for redevelopment as the buildings had been fully depreciated. “The redevelopment of these older homes will become a growing trend in Western Australia over the coming decade, especially in the more established parts of Perth,’’ he said. “For example, ABS figures for the last financial year show that the
value of new residential housing approvals for the Central Perth area, which covers most of the western suburbs, totalled $285 million. “The ABS figures also show that new residential housing development was particularly strong last financial year in the Town of Cambridge ($78 million) and City of Nedlands ($64 million).’’ Mr Kinder, who is a former president of the HIA in WA, added that the trend towards new home building in established areas was set to increase as a result of the State Government’s recently announced Directions 2031 proposed planning scheme. “Directions 2031 seeks to deliver 47 per cent of Perth’s
future housing – equating to 121,000 new dwellings – through the creation of new lots in established areas of Perth by 2031,’’ he said. Mr Kinder said anyone who was considering buying an older home with a view to demolishing the property should check relevant government regulations. “The property could be heritage-listed and that may prevent such a demolition,’’ he said. “There are also a myriad other regulations and rules related to various government agencies which individual developers have to comply with and it is therefore wise to get professional assistance before deciding to demolish. “When building a new home on an old site, the home buyer should
try to ensure the new home is designed to maximise the lifestyle potential of the property. “Homes built more than 40 years ago were focused on functionality rather than lifestyle. “Today, lifestyle is a key issue in the housing market and new homes have to be carefully designed both inside and externally to enhance the lifestyle of the residents as well as the resale value of the property.’’ ■ Anthony Kinder, managing director of Wilson & Hart, points out the pluses and pitfalls of redeveloping older homes.

David, who is presently renovating his own home in Webster Street Nedlands, loves nothing better than to take his first steps into a house, particularly older homes. “It’s very rare that I can’t see the potential in an older home. Sometimes it’s in the possible view. But others, it’s in taking advantage of the northern light, or completely transforming a space in line with the way we live in 2009.”
David knows his love of older homes is not shared. “There’s no doubt that the tendency to want to bulldoze and rebuild has increased in recent years.” “I understand the desire to build a dream home.” “I just think that often people don’t consider the other possibility; that they could achieve the same outcome, by working with the property, instead of dismissing it outright.” The major advantage of working with an existing home according to David is the cost. The changes he is making to
his home, an art deco classic built in the 1930s, are a good case in point. “Basically, if I was to build the house from scratch, the costs would be in the order of four to $500,000 more.” “But because we’re working with the existing layout, and re-using a lot of the original materials, the costs are significantly less.” “Yes there’s a downside to renovating. It can be a bit messy and inconvenient at times.” “But the thrill associated with the transformation is well worth it.”
This is the view of Jamie Harrington, Director of Altus Real Estate, in Swanbourne. “Do things right and you can increase the amount of traffic through your home” says Harrington. Jamie should know. In recent weeks he’s consistently had large groups of people through several of his Home Opens, including three that sold in the first week. Jamie’s secret? Systems. “One of the first things I try to
ensure is that the home is priced competitively. Together with the client, I look at what has sold…and then we price accordingly”. Jamie’s second piece of advice is to present your home at its optimum. He recommends employing the services of an Interior Stylist, and then making sure you act on that advice. “Interior Stylists see your home the way a potential buyer does. This can be invaluable in spotting possible causes for concern, which can get in the way of a sale.” The use of professional photography is also an important part of the process. “This is a big
one” says Jamie, “particularly in 2009, when so many people base their buying decisions on first impressions”. Jamie recommends knowing when your house looks its best and organising to have the photographs shot at that time. Jamie’s last suggestion relates to the sales copy. A lot of people make the mistake of over promising in their ads. This is a definite turn off for buyers. Instead, Jamie recommends leaving a little bit out of the copy and surprising the buyers. It’s always better if they go “wow” instead of “oh” he says.

Glass artist Kim Fitzpatrick is seeing a resurgence in the use of stained glass in both old and new Perth homes, writes TANYA MACNAUGHTON THERE is definitely something to be said about the gorgeous, atmospheric and enhancing quality of stained glass. Traditionally the artwork in churches, stained glass has become increasingly prominent as a focal point in both older and contemporary homes. Internationally recognised master craftsman Kim Fitzpatrick is the creative talent behind 100-year-old family company Tradition Stained Glass. The North Fremantle-based glass artist said the sheer beauty of stained glass never goes out of fashion. “The houses in Perth’s western suburbs contain arguably Australia’s best collection of stained glass in a residential context,” Kim said. “Subiaco, for example, has more leadlight glass than other location.” Tradition Stained Glass was founded by Kim’s great grandfather in Bergen op Zoom in Holland at the turn of the century. He in turn passed his basic skills on to Kim’s grandfather who in 1952 moved his

family and business to Fremantle. Having fallen in love with the art form, the well-respected Dutch craftsman began to explore different ways to create beautiful pieces in the medium, using traditional techniques that Kim still uses today. One of these includes the use of a special European lead-making tool, which produces lead that is lighter and stronger than alternatives. Kim’s work includes the restoration of old
and rare pieces through to new designs for contemporary homes. “We’re seeing the community turn back to traditional handmade products that last generations because people are sick of poor quality consumable products that wear out or go out of style within a few years,” he said.
