New luxury homes on way for top location Complex on hill in West Perth expected to appeal to first-home buyers, investors and baby boomers. By CARMELLE SANDER BLACKBURNE Property Group has just released the proposed Axiom luxury apartment complex in Hay Street, West Perth. The site is on top of a hill near the cafe strip. Most of the 40 apartments have spacious balconies with panoramic views of the CBD, Kings Park and Subiaco. With construction expected to start soon, Blackburne Property Group managing director Paul Blackburne said initial demand had been strong. “We expect to sell most of

them (apartments) when we launch to the public next week,’’ he said. “We have worked hard with the developer C2 Property Group in recent months to develop a product ideal for the current market.” Mr Blackburne said there was a range of sizes and prices that would suit first-home buyers, investors and baby boomers wanting to downsize. Prices for one-bedroom apartments start at $380,000. Two-bedroom apartments range

in price from $600,000 to $805,000. Mr Blackburne said buyers would pay 10 per cent now, which earned them interest in a trust account until settlement in 18 months. The new display centre for Axiom Apartments is at Blackburne offices at 1050 Hay Street, West Perth. It is open seven days a week (Saturdays and Sundays, noon2pm) or by appointment. Renovations on the rise

FOMOphobia runs rampant HOMEBUYERS in WA are paralysed by fear when it comes to finding their dream property due to the “FOMO” phenomenon, according to new research released by realestate.com.au. FOMO, which stands for “fear of missing out”, is being used to describe a behaviour which causes paralysis in potential buyers who are overcome by anxiety believing there is a better property out there. The research shows FOMO is reaching epidemic proportions among potential home buyers, with 85 per cent in WA inspecting many properties and spending inordinate amounts of time researching properties. This is deduced from the fact that about 56 per cent of those wanting to buy a property have been looking for nearly six months and 15 per cent of them for over a year. Dr Chris Hodkinson, a consumer behaviour consultant, said a certain level of FOMO was expected when it came to buying a new home. However, the latest figures suggested it was causing excessive worry with some homebuyers, leaving them unable to

make a decision. He said such sufferers used two or more websites to search for properties, further exacerbating their condition. The study said 92 per cent of property seekers spent more than one day a month (up to 25 hours) researching potential homes online and more than 80 per cent of Australians visited up to four properties a week. Realestate.com.au group manager for consumer marketing Henry Ruiz said the FOMO phenomenon could certainly be a real issue for property seekers. “We identified a need to give property seekers confidence and therefore minimise their experience of FOMO by offering a website that has more property listings than any other property portal in Australia,’’ he said. The latest research showed people in WA and SA took an average of 7.8 months to find their next home, compared with the national average of 6.5. ■

THE latest ABS figures on building approvals show property owners in WA spent about $500 million on home renovations during the past financial year. Caporn Young principal Richard Young said the figures showed the total value of building approvals for home renovations in WA during the 12-month period to June 30, 2009, was $542 million, or more than $10 million a week. “Despite the slowdown in the overall property market during the past financial year, spending on home renovations still remained strong, especially in the western suburbs of Perth,’’ he said. “The ABS figures show that building approvals for home renovations for the Perth central area, which covers most of the western suburbs, totalled $94 million during 2008-2009, compared to $86 million for the previous financial year. “Home-renovation activity was particularly strong in the City of Nedlands where the value of building approvals for home renovations was $20.1 million – an increase of nearly $5 million compared to the 2007-2008 financial year.’’

Mr Young expected this renovation trend to increase during this financial year because of growing confidence in the property market. “Over recent months, for example, our company has found rising demand for older character homes that lend themselves to renovation,’’ he said. “Property buyers understand that values in many areas of the western suburbs have now reached the bottom of the current property cycle. “Older-style homes are now growing in demand because of their very high land content and astute property buyers understand that the value of these olderstyle character properties can be significantly enhanced through tasteful renovations, especially when the local real estate market gains further momentum.” Mr Young said attending home inspections of local character homes listed for sale that had been tastefully renovated would give a good understanding of the work involved and also the financial returns that could be achieved.

It consisted of workers’ cottagers when established over 100 years ago but look at it now, writes TANYA MACNAUGHTON WITH a warm vibe and historic charm, George Street has become a fashionable niche in East Fremantle. The main street of the Plympton precinct, the area was mainly established between 1890 and 1910 and consisted of worker’s cottages. It is now classified as an historic precinct and in 2001 was rezoned from residential to mixed use, opening the doors for the fine food and wine establishments plus designer boutiques dotted along the street today inbetween quaint terraced homes. The north-east section of the street features the majestic Royal George Hotel, built as the Royal Hotel in 1903, which now houses an art gallery and artists’ studios, contributing to the large arts community ambience along the strip

Scheduled this year for Sunday, December 6, George Street is set to burst with a colourful artisan market of handmade products, three stages of entertainment and kids activities. LUXURY LIVING Rugs turning floors into works of art Once a sign of wealth or the preserve of nobility, they are now a prominent feature around Australia. By JANE EVANS WHILE wallpaper continuously comes “in” and “out” of fashion (currently “in”), the traditional rug has stood the test of time as a decorative necessity in our homes. Once considered a sign of wealth and produced only for noblemen and royalty of the yesteryear, today the rug is a prominent feature of houses all over the world. During the mid-1980s, one of Australia’s leading rug companies, Designer Rugs, opened its first factory in Sydney and carved a niche for the company with its bold designs. It was also in this decade that the company began the first designer collaborations, which included collections from John Coburn and Jimmy Pike, to name a few. Marketing manager Liana Lorenzato said Designer Rugs was unique in that its designer collections by artists, fashion, jewellery, film and interior designers were exclusive. “Designer Rugs started working with Australian designers and artists in 1987, well ahead of its time in that day,” she said. “We worked with the likes of Alun Leach Jones, Annie Georgeson and Linda Jackson. “Then in 2004 Designer Rugs together with Vogue Living magazine held a charity auction with a group of designers from different disciplines, who each designed a one-off rug. “Participants included Akira Isogawa, Julie Paterson of Cloth Fabric and Dinosaur Designs. “Once we saw the success of this initiative we decided to develop ranges with some of these designers.” Couture fashion designer Alex Perry is the latest to join the Designer Rug clan and his collection was launched this month. His unique collection pays homage to his Greek heritage. Soem rugs feature designs inspired by an intricate gate seen in the National Gardens in Athens, while others depict an underwater journey in the Aegean

Sea. Ms Lorenzato said this season more then ever, Designer Rugs was embracing colour and pattern. “Splashes of bright colours such as lime and yellow and reds are being incorporated into a neutral base palette,” she said. While Designer Rugs do not currently have a showroom in WA, Ms Lorenzato said the company hoped to in the near future.
