Go west now to secure long-term wealth A SIGNIFICANT market correction in property values in the western suburbs over the past year has given property buyers a golden opportunity to purchase a home in the prestigious area. Principal of Caporn Young Estate Agents Richard Young said buying a home in the western suburbs was one of the most effective ways of creating wealth over the long term, as capital values in the area had outperformed the overall real estate market during the past two decades. “While many people may focus on the fact that house values in some western suburbs fell by over 15 per cent during the past year, the reality is that over the longer term this area of Perth is a price leader in the property market,’’ he said. “If you take the top five most expensive suburbs and examine how much the median price of a home has increased during the past 20 years, an astute property buyer will find that overall property prices have increased from between 429 per cent ( Claremont) to 639 per cent (Cottesloe). “During the same 20-year period, the overall median price of a home in Perth

has increased by 360 per cent which is an outstanding result for property owners.” Mr Young added that property owners who bought a home in the western suburbs 20 years ago would, on average, have achieved even higher rates of capital growth and many would be property millionaires. “For example, 20 years ago, the price differential between the median house price in Perth and the median house price in Dalkeith was $281,000,” he said. “Today the price differential is nearly $2 million. “The western suburbs has historically outperformed the overall Perth real estate market because of the strategic location of homes in the area which are close to the beach, river and city. “The area also has outstanding schools and also has easy access to the University of WA. “Anyone who is considering buying a home in the western suburbs should now take advantage of very competitive home prices before property values begin to rise again due to falling stock levels.” ■

Land prices send ‘the true market barometer’ rising A SUBSTANTIAL rise in land prices is main theme to emerge from the September quarter data issued by the Real Estate Institute of Western Australia. REIWA’s data for the quarter showed that the preliminary median price for land grew by just over 11 per cent in the quarter ended September 30. The median lot price in the metropolitan area is $250,000 – up $25,000 since June. Hegney Property Group chairman Gavin Hegney said the increase had resulted from a shortage of land. “Land is the true barometer of the market,” he said. “But the impact of bankers not lending buyers money for land is also creating a blockage that will continue into 2010.” REIWA President Alan Bourke said the data showed an increase in the median

price of existing houses of 2.2 percent – up from 450,000 to $460,000. He said the other key theme to emerge was an increase in the number of rental properties in the market, with the rental vacancy rate at its highest level in 14 years. The data also showed the number of properties for sale had dropped from 12,800 to 11,200, a fall of 12 per cent – well below the historic average for Perth. The average number of selling days had come down from 69 in June to 64 in September, almost two weeks less than at the same time last year. Mr Hegney added some potential sellers had taken their homes off the market recently, believing they will get far more money in 12 to 18 months. ■

Q: My investment property is rented at an executive level. Do I really need landlord protection insurance? A: Regardless of the type of property, its location and the rent return it provides, we recommend all landlords protect their investment by taking out landlord insurance, even if they are managing it privately. There are many circumstances beyond the control of you and your property manager, including job loss, domestic disputes, separation (if the party remaining in the premises is unable to keep up the rental payments), financial stress and other changes in a tenant’s personal situation. Q. How much security bond can I charge my tenant? A. Generally, the allowable amount an agency is permitted to collect is equivalent to four weeks’ rent. However, there are circumstances in which an owner may request more bond money. One such example is when an owner has occupied the property for three months immediately before the start of the first tenancy agreement. Another example is if you were leasing out a fully furnished and equipped modern residence, you could certainly justify seeking a higher security bond, as there is more in the property that could be damaged.
