Market suggests ideal time to upgrade Property buyers can generate long-term wealth through buying a property in a high capital growth suburb. By CARMELLE SANDER OVER the past two years, there has been a major correction in the prices of more expensive Perth properties, especially in the price range above $700,000. However, during the same period, the values of more affordable properties have remained relatively stable, which means that for many property owners it is now an ideal time to upgrade their property, especially while interest rates remain relatively low. Buying real estate is one of the most effective ways of creating wealth. Astute property buyers can now generate long-term wealth through buying a property in a high capital growth suburb. Principal of O’Rourke Realty, Rory O’Rourke, said anyone considering upgrading their home should consider the following key
issues before purchasing a more expensive property: ■ TRY ESTABLISHED, NOT NEW Considering buying an established property, rather than building a new home. If you build a new home there are many hidden costs such as renting another property while the new home is being constructed, fitting out the new home which can cost more than $30,000, as well as possible time delays in constructing a new home. In contrast, when you purchase an established property you can move directly into the property and you have a finished home. ■ CHECK ANNUAL CAPITAL GROWTH Buying a more expensive home
does not automatically mean that your new property will increase in value at a much higher rate. The annual Rory O’Rourke capital growth rates of suburbs with properties priced above $700,000 can vary as much as 5 per cent to 10 per cent depending on the location. It is wise to check the annual capital growth rate of the suburb for the previous 10 years before making a final decision on the property. ■ PARKING WOES The property should have a triple garage if you have children planning to go to college or enter
the workforce, since they will need a car. Concerns over security means that second and third homebuyer properties with triple garages can have a higher resale value than homes with a double garage or carport. ■ CONSIDER BUYING AN OLDER-STYLE HOME ON A DUPLEX BLOCK You can renovate and improve the older home and then sell it at a later stage and build a smaller property at the back when you no longer require such a large property. ■ RENT-BACK ARRANGEMENT If you have not found another home and would still like to sell your home, consider a rent-back

STREET LIFE Hampden’s lure lies in diversity THE landmarks that surround a street often influence it and this is certainly the case when it comes to Hampden Road in Nedlands. One such business is the gorgeous gift shop Wild Lily Empire, originally opened in Leederville in 2007. Mother and daughter co-owners Liz Thomas and Ellie Farnhill opened their second store along Hampden Road in October last year with manager Alycia Maslen. Liz said they chose the location for the diverse mix of people who visited, from students to medical personnel, professionals and other local residents. “It’s a well maintained street with interesting stores and excellent restaurants,” she said. “The Vietnamese rolls from Spices are possibly the best in the west.” Liz said Hampden Road was fast becoming a significant retail strip. “The redevelopment of the hospital and proposed new residential accommodation for UWA will increase traffic along the road,” she said. “So we are very optimistic.” ■
