WHILE Darling Point and Bellevue Hill in Sydney’s east are renowned for being multimillion-dollar addresses, Perth’s own Peppermint Grove is, in fact, the most expensive suburb in Australia. Rpdata.com recently rolled out its ‘Best of the Best 2009’ list for the total Australian property market. Research analyst Cameron Kusher said Peppermint Grove topped the list with a median house price of $5.1 million – almost $2 million above the median house price of the second most expensive suburb, Bellevue Hill. Mack Hall and Associates director Peter Burns said the result comes as no surprise. “It’s a suburb that many aspire to and it is very well located with the river, shopping and several private schools all on its doorstep,” he said. “I actually think it’s very much undervalued. “For an entry point block of land in Peppermint Grove, you are looking at approximately $3000 per square metre.” Mr Burns said with the number of expats moving into the area, schooling was a major drawcard, which would keep pressure on Peppermint Grove and the surrounding suburbs to maintain rising house prices. Applecross came in 10th on the most expensive suburb list with a median price of $825,000. ■

Home has wow factor to burn This Mosman Park mansion exudes luxury at every turn with three levels of high-class living and entertaining. By JANE EVANS MY first impression of this Mosman Park home when I arrived outside it was “wow.” The riverfront property is extraordinary in every sense. Built by Oswald Homes some two years ago, the homebuilders took inspiration from the work of legendary American architect Frank Lloyd Wright. The commanding and magnificent façade is a 1920s revivalist design featuring cedar, stone and textured render with vertical elements offset by a horizontal prairie-styled roof with large eaves. The home is divided into three living zones

on each level. The first floor and main entry level features a grand foyer with stairs to both the lower and upper levels of the home. A luxurious formal lounge or library to the left of the foyer has a gas fireplace, bifold timber Venetian shutters and solid timber cabinetry, the perfect space in which to cosy up to a good book and a glass of red wine in winter. What is this, and do I need to read it? A: These are additional conditions to those within your contract of sale relevant to all property sales, and clarify issues under which a potential dispute could arise. You don’t really need to read them unless you have an issue and want to know where you stand with it. But… they are really handy for insomnia! Q: I was selling my house and accepted an offer subject to finance, then two days later my agent got an email from the buyer saying they couldn’t get their finance. How do I know they didn’t just change their mind? And what can I do about it? A: Ahh…well this is where you need your Joint Form of General Conditions! Basically, buyers are required to show evidence that they have made an application to the bank and evidence that their application has been rejected. However, in the real world, most owners don’t bother pursuing someone who has just changed their mind as it can be a lengthy process and can hold up another sale. However, buyers should be aware that they can be pursued, and they can be sued. It has been done quite successfully, so I would not advise using your finance clause as an ‘out’.
