ONE of the most significant trends in the western suburbs real estate market over recent years has been the growing demand for apartment living. According to Richard Young, principal of Caporn Young, this trend is set to increase because of the ‘population clock’, which is resulting in more baby boomers reaching retirement age. “Retiring baby boomers favour apartment living because it offers a low-maintenance lifestyle,’ he said. “The number of retiring baby boomers in WA is set to accelerate rapidly over the coming decade. “For example, almost one quarter (23 per cent) of West Australians will be aged 60 years and over by the year 2021, compared with just 15 per cent in 2001.”

Market stabilises as trade-up buyers push sales Quicker sales also point to median house prices breaking through two-year ceiling. By CARMELLE SANDER NEW data from the Real Estate Institute of Western Australia is showing a continued swing away from first homebuyer activity towards a stronger trade-up market. REIWA deputy president David Airey said that despite the first-home owners’ boost from the Commonwealth being halved late last year, sales among these buyers remained strong in the December quarter. “Notwithstanding the firsthome buyers purchasing homes at the cheaper end of the market, Perth’s median

house price has held up and is increasing due to renewed activity with trade-up buyers,” he said. “REIWA data show that for the last six months it was sales of homes valued at between $500,000 and $600,000 which dominated the market. “However, for the December quarter alone we saw sales in the $600,000 to $750,000 range jump significantly from around 10 per cent in September to just over 14 per cent in December.’’ Mr Airey said that the renewed confidence among

upgrade buyers had been brought about by an end to falling house prices, a resurgent local economy and despite interest-rate increases. As Perth’s property market stabilises and returns to a more normal pattern, the average number of selling days has fallen to 54 days, down by 10 days on the September quarter. Mr Airey predicted that the shift in buyer activity would soon see Perth’s median house price break though the peak of $475,000 reached in December 2007. ■

WHILE the Perth property market slowly returns to normal, REIWA deputy president David Airey said recent figures from real estate expert RPdata, which claim that Perth is the best place to sell in the country, are far from the truth. “There really is no such thing as the place to buy or the place to sell,” Mr Airey said. “It’s really a question of the time in which to do it no matter where you are. “It’s also about supply and demand.” Mr Airey said the Perth market had bottomed out after the 12 per cent fall in median price through 2008, and has now recovered all of that loss with growth in 2009. “Our market has returned to a more normal 15-year average in activity and is experiencing good growth,’’ he said. “This return of confidence means that many people thinking of selling should find the market in 2010 is a good opportunity for that, but as always it comes down to getting the price right.” Mr Airey said homes were selling faster in Perth due to a return in buyer confidence, stable interest rates and improved house prices. “Buyers are now more confident about stepping into the market, no longer concerned about making a wrong decision,’’ he said. “But it’s also about stock levels being below average and more sellers getting the price right. It’s very important that sellers listen to their agent about pricing in the changed market. Boom prices are simply unrealistic.” To help sell your home faster, Mr Airey recommends maximum exposure through advertising, and presenting it as best you can. “Discuss these strategies with your agent when you sign up the listing, but most importantly – get the price right,’’ he said ■

Corner Store owners Annie Taylor and Caroline Thew have teamed up with their partners to provide a wide selection of unusual gifts and homewares.

Jane Evans reports CORNER Store in Claremont is one of those shops that you drive past once and think, “Oh I have to go in there.” In fact, this is a daily occurrence according to part-owner Annie Taylor. “It’s great to be on Stirling Highway, from an exposure point of view,” she said. “Everyday someone will come in who has driven past and has had to come in.” The quirky boutique furniture and homewares business is the brainchild of Annie, her partner Adam Thew, his sister Caroline Thew and her partner Kevin Sanderson. They opened Store in Fremantle in 1999, inspired by a desire to create a mini department store, where people searching

for something individual could always find the ideal gift. “We were all living in the UK for various periods in the years prior to (having our) children and saw a real gap in the availability of unique gifts and homewares in Perth,” Ms Taylor said. Shortly after opening Store in Mt Lawley in 2008, Corner Store in Claremont was opened on the corner of Loch Street and Stirling Highway, as a showroom for Frenchinspired furniture, in addition to gifts and homewares. The owners live near the stores, in Fremantle and Cottesloe, and they bring a wealth of experience to the business that includes retail, law, construction and a knowledge of landscaping and manufacturing. Ms Taylor and Ms Thew are the buyers for the business and are inspired by colour, individuality, fun and design, buying locally and also from the UK, Spain and France. “Some of our favourite things in store right

now are the Nathalie Lete rugs, ceramics, bags, posters and postcards (from France), and the new range of Cath Kidston that recently arrived,” Ms Taylor said. The couples have five children between them, who naturally influence what’s available in store. Annie and Adam have Gideon (11), Jacob (8) and Eva, (5), while Caroline and Kevin have Arabella and Luella, (almost 11) and (nearly 8) respectively. “I have to press Caroline to order a few more boys’ products, but there is so much more available for the girls that the orders weigh heavily in their favour,” Ms Taylor said.
