SCEPTICS might say WA's sluggish real estate market is all doom and gloom but I beg to differ. We might not be basking in the glory of a housing boom, but it would be jumping the gun to declare darker days ahead for Perth’s real estate market. As the new editor of Residential, I am optimistic about the direction of the market and that’s not only because of last week's big cut in mortgage rates. into Perth's real estate market? Only time will tell. However, one thing is for sure, home owners will welcome the extra cash in their pockets each month. The reduction in mortgage rates will translate to a saving of $273 a month in repayments on a $500,000 mortgage and more than $500 a month on a $1 million mortgage. REIWA president Rob Druitt said the interest rate cut had given homebuyers an early Christmas present. “The Reserve Bank’s decision may well mark a significant turning point for many people currently in that hesitant (buying) position.”

Last Tuesday, the Reserve Bank of Australia shocked economists by dropping its official cash rate by a full percentage point – the biggest single cut since 1992. REIWA president Rob Druitt said the rate cut could be just the kick start the market needed and could be a significant turning point for many. “With our State’s population growing at about 1000 people per week, there is a lot of pent-up demand in the system from people wanting to buy but waiting for the right signals to move," he said. “Now that house prices have corrected after the boom, interest rates have fallen and the number of homes on the market has swelled, it’s reasonable to expect that many first time and upgrade buyers will emerge during the spring.” While the rate cut means good news for the market, it also means good news for homeowners who can now loosen their purse strings and expect to save hundreds off their monthly home loan repayments. The cut translates to a saving of almost $500 a month on a $900,000 loan and more than $1000 a month on a $2 million

Units offer big capital gains ASTUTE property buyers who want to take advantage of high capital growth rates in Perth’s premium suburbs should target affordable home units and apartments. According to Coldwell Banker Pro Property managing director Brett Wilkins, well located home units in prime Perth suburbs offered high rates of capital growth similar to much more expensive traditional homes. “A survey of 10 prime Perth suburbs shows that over the past five years, the median price of a unit on average has increased annually by 15.89 per cent,” he said. “It is also significant that the median price of a unit in these 10 suburbs can be purchased at a fraction of the price of a family home. “In Cottesloe, the median price of a unit ($925,000) is less than half the price of a traditional family home ($2 million). “During the past five years, the annual average capital growth of a home unit in Cottesloe has been a healthy 16.9 per cent.” Mr Wilkins said Mosman Park had one of the biggest price differentials between a family home and home unit. In this suburb, a home unit can be purchased for less than one quarter the price of a traditional family home. “The slowdown in the Perth real estate market gives property buyers an opportunity to purchase a bargainpriced home unit in a prime suburb. “In one year’s time, many property buyers will be kicking themselves that they did not buy a well located home unit at today’s prices,” he said. “This is because one of the first areas of the real estate market which will benefit from an upswing in the real estate market is lower-priced, affordable properties such as home units. “In Crawley, for example, the median price of a home unit has increased by 22.7 per cent on average each year over the last five years and it is only a question of when the market will return to these high capital growth rates.” Mr Wilkins said with interest rates now on the way down, this upward market correction would occur sooner than later. ■

It was Mr Silverlock’s specialist work on a North Beach property which attracted all the attention in the Best Special Domestic Project category in the CEDIA awards. “Sustainable living and environmentallyfriendly products was a key factor when designing this ecofriendly home,” Mr Silverlock said. “The architectural design of the home was well optimised and captured as much natural light, heat, wind and water as practically could be contained. All that was left was ensuring that what went into the home with regards to electronic appliances, lighting and control, heating and cooling and any other electronic devices were all to be energy efficient. “We also had to ensure devices were not left running when they were not in use.”

Mr Silverlock said he had gone the extra mile to find new and innovative products and solutions to create the appropriate system for this home. “Ensuring the systems were compatible was always an issue when using new products – we tested many before installation and were still experimenting when installing final products. “To our benefit, the system has worked out very well and the results are clearly evident in the power savings. “This system thinks for itself and reduces daily power consumption by up to 35 per cent,” Mr Silverlock said. “We used specially designed 1-watt LED lighting fixtures for hallway lighting and used all fluorescent downlights, 11 watts, for the main entertainment and bedroom lighting, while still enabling mood lighting by incorporating some low power wall lights for dimming. “Garden lights are 3-watt LEDs and were on schedule from sunset to 10.30pm each night.
