Western suburbs lag as property market recovers Buyers are looking for bargains but sellers refuse to lower prices . By CARMELLE SANDER AS the Australian property markets starts to show signs of recovery, sales in Perth’s prestigious suburbs continue to lag. The sale of properties in the western suburbs took a tumble during July, August and September, according to the latest Real Estate Institute of WA figures. Statistics show just 38 western suburb properties were sold during the September quarter, compared to 82 in the previous quarter. Many homeowners are choosing to hold onto their prestige properties rather than sell at a lower price. A western suburbs valuer told Residential there was a “stand-off” between buyers and sellers in the region, with sellers holding out for a price rebound and buyers waiting for further price declines. “Economic uncertainty, including lower job security, the decline in consumer

confidence, tightening of bank lending and huge falls in share portfolios are deterring potential homebuyers from committing to any major purchase,’’ he said. “We have a stand-off between vendors and purchasers where a price cannot be agreed upon and a sale doesn’t take place. “The bottom end of the market, well away from the western suburbs, has seen some recent activity but it has yet to move into prestige property areas.” Geoff Baldwin, managing director of Geoff Baldwin Realty Group, said this week the recent opening of the Marmion Avenue extension to Yanchep and the Mitchell Freeway expansion to Burns Beach Road had seen renewed interest and a boost in sales activity in several northern suburbs. Mr Baldwin said inquiries have almost doubled in the company's listings since the start of November.

However, he said the western suburbs were in no danger of losing their status. “When all this turmoil settles, the western suburbs will still be the most desirable (and expensive) place to live in Perth,” he said. According to Hegney Group, a new property cycle could be just around the corner. The firm’s head of research, Simon Moore, said there was always a steep increase in market activity at the beginning of any new property market cycle . “On the ground, this seems to be just beginning,” he said. “Some developers are reporting increased sales of well-priced blocks and vendors are overall becoming more realistic in their price expectations.” Mr Moore said the market was showing strong signs of “bottoming out” and moving into a new cycle of activity in 2009. ■

1. KNOW YOUR LIMITS Too often first homebuyers want to buy what their parents have now, that has taken their parents many years to accumulate. In most situations their parents would have started with modest homes and gradually built up as their circumstances changed. 2. START SMALL First home buyers are recommended to purchase a smaller and more affordable first property in order to get a foot hold in the residential market. Once secured, that is often a large hurdle that first home buyers will overcome and then they will be on their way to building wealth. 3. ACT NOW There will be peaks and troughs on the way; however, property is a long-term investment. With federal government first home buyer’s grant, state government stamp duty support, and current falling interest rates, now is certainly a good time to be considering entering the residential market. 4. BUILD EQUITY Make as many additional repayments as possible to build up your equity. This will accelerate your wealth. 5. CHECK RATES Avoid borrowing the limit that your lender is willing to offer based on today’s interest rates. It’s strongly recommended borrowers do their repayment calculations based on an additional 2 per cent interest cost of the loan. This will provide a buffer during the interest rate cycle.
