The Breakfast by the Bay event was an opportunity to discuss the issues facing the real estate market with a panel of three experts. They included Hawaiian chief executive Russell Gibbs, Satterley Property Group managing director Nigel Satterley and NAB business and premium banking WA state manager Andrew Whitechurch. The consensus of the speakers was that the property market in Perth had almost reached its low point, with the possibility of another price dip of 5 per cent at most.

CARMELLE SANDER DESPITE relatively slow property sales, a Mosman Park home was snapped up just a few days after featuring in Residential. The stunning Venetian-inspired mansion at 6 Mathieson Avenue caught the eye of buyers when it appeared on the front cover of Issue 39, on November 11. On Saturday, November 15, the property, listed at $3.95 million, was sold. The quick sale is good news for the Western Suburbs property market, after September quarter figures indicated the number of property sales dropped by 54 per cent, compared to the previous quarter. “I think as interest rates continue to fall, buyers will come back into the market, and we’re starting to see
that happen,’’ Mr Vitale said. “While Christmas is usually a relatively quiet period for buyer activity, come early next year when everyone is returning home from their holidays, people will start to look again.’’ The multi-million dollar property sold for an undisclosed price. ■

Beachside Leighton environment ethos highly rewarded THE landmark $500 million Beachside Leighton is set to become one of the most environmentally sustainable mixeduse developments to be built in Perth. Developed by Mirvac, the project goes beyond current expectations for new development, achieving an average star rating of seven under the Nationwide House Energy Rating Scheme (NatHERS), far exceeding the Building Code Requirement of only four stars. Mirvac Western Australia chief executive officer Evan Campbell said environmental sustainability was becoming increasingly important to buyers. “Along with the more traditional concerns such as location, spaciousness and design quality, buyers are considering the environmental credentials of developments,” he said. “High levels of insulation, the use of high performance glazing and good cross ventilation helped us achieve a rating 75 per cent above that required.” Beachside Leighton has already been officially recognised for its sustainable features, recently being awarded the 2008 HIA LandCorp GreenSmart Award. Mirvac development director Dean Mudford said that along
with a range of energy efficiency principles, the project incorporated a range of water, waste and ecological features. “The thermal performance elements will reduce the need for artificial heating in winter and cooling in summer, and are reinforced by other energy reducing initiatives including the installation of energy efficient appliances and a centralised, gas boosted solar system,” he said. “Our water saving strategies includes the construction of rainwater tanks with a total capacity of 265 kilolitres, which will be used for toilet flushing and washing machines throughout the development.” Stage two, which will comprise 79 premium residential apartments and four super-luxury penthouses, will be released to the market later this month. A CLAREMONT real estate agent has labelled the Town of Claremont’s Lakeway development “great land in a great location” but said its sales results were indicative of the real estate market. Caporn Young Real Estate managing director Richard Young said there was no way of knowing whether the situation would be better in another year but he predicted there would be “a limited upside and a potential downside”. “The market has been going up for the past eight years but no one has a crystal ball,” Mr Young said. “You cannot look at the development and say it’s flawed, you just need to look around at what’s on the market. Everyone’s caught up in the same market place.” Just two Lakeway lots sold at an auction in September, making the council $2.5 million, and there are another 11 to sell before the town decides how to sell the remaining 29. Despite the market, Mr Young said Caporn Young Real Estate had sold a property a day for the past month. “So it looks like things could be coming back,” he said.

Boom well and truly over as Perth property prices tumble further THE once booming Perth property market has recorded its third consecutive quarterly fall in the median house price, a phenomenon not seen in 25 years. As a recession looms, the gloom continues. With the median Perth house price now $435,000, compared with $472,000 nine months ago, Real Estate Institute of Western Australia President Rob Druitt said the Perth market was moving into uncharted territory. He predicted that a fourth consecutive fall was likely before the market began to recover. Mr Druitt said some Perth property owners were now selling their homes at less than the purchase price. He predicted the low turnover would delay the market returning to its equilibrium for at least a year, although he was hopeful lower interest rates would help soon. ■

LUXURY LIVING Kelly blossoms as our florist to the stars Dressing rooms of legends like Elton John and Celine Dion were adorned with her creations, writes AMANDA RANKIN ELTON John, Sting, Fergie , Celine Dion – these are names you would not normally associate with flowers. And while floral designer Kelly Canby didn’t exactly rub shoulders with these stars, her flower arrangements did, in the private dressing rooms and backstage areas of Members Equity Stadium in Perth. “The first arrangement I did was for The Police and Fergie,” Kelly said. “I had to do flowers for all the dressing rooms and the private dining room, and I admit I was bit nervous about it.” Luckily, there were no super-star tantrums over wilted blooms and Kelly later discovered a photo from Sting’s wedding showing his wife Trudi holding a bouquet very similar to the flowers Kelly had chosen for the singer’s dressing room. “I try and do a bit of research on the client, which comes from my graphic design background,” she said. “I don’t know if they even notice but at least I know the flowers I choose are appropriate.” For example, Kelly discovered that Elton John loves red and white roses so they featured predominantly in his backstage flower arrangements. After 10 years as a graphic designer, Kelly swapped to floral design after enjoying a brief course in floristry. In 2003 she opened Kelly Canby Flowers in Glyde Street, Mosman Park, and word soon got around about Kelly’s floristry skills. Now the name Kelly Canby is synonymous with beautiful flower
