THE most expensive home in the past year was sold in Mosman Park for more than $20 million. The latest REIWA figures for the year ending the September quarter 2008 show that there were over 80 suburbs in Perth which had individual property sales of $1 million or more. Managing director of Acton, Graeme Baxter, said that in the current real estate market buyers were still prepared to pay premium prices for premium properties. “There is always an undersupply of properties that have an intrinsic scarcity value and Acton continues to achieve very high selling prices for these types of properties,” Mr Baxter said.

Holiday for fraction of the cost Share in the benefits of fractional ownership. By CARMELLE SANDER PROFESSIONALS, families and investors in the western suburbs are being offered an opportunity to secure fractional ownership of high-end holiday homes in the Perth hills, Margaret River, New Zealand and Canada. LeisureNet Properties has already established “Jacaranda”, a colonial style homestead near Toodyay, 85km east of Perth in the picturesque Avon Valley. Projects in the Margaret River region and Canada are well developed and are expected to be completed soon. Unlike timeshare, fractional ownership is a growing initiative whereby owners enjoy direct and transparent access to any property value growth. THIS week Propel National Valuers valuations manager Travis Coleman shares his top tips on how to buy property in a downward market. 1. PRICE IS RIGHT The cheapest is not always the best. Focus on locations that deliver high rates of capital growth over the long term (e.g. properties near the city, river or ocean). 2. LOCATION, LOCATION, LOCATION If you are a first-time buyer, for example, it is better to buy a small unit in an area that traditionally delivers high rates of capital growth rather than a large house in an outer suburb that historically records lower rates of capital growth. Try to avoid areas with a high number of rental properties. Suburbs with a high rate of owner occupiers generally tend to have better street appeal, which helps with the resale of the property. 3. CAPITAL GROWTH Check high capital growth areas that have fallen the most during the past year. These will tend to rebound strongly once property prices begin to rise. 4. TARGET AREAS Find a street in a target suburb which has a number of properties listed for sale. Generally, there will be greater competition among these sellers. Speak to the selling agent to determine if the owner is a motivated seller (e.g. an owner may want to sell urgently because of moving overseas). 5. EXPERT ADVICE Get an independent valuation of the property. If the valuation comes in below the listed price, it will give you greater negotiation strength with the vendor. However, if the valuation comes in around the listed price, it will give you peace of mind that you are not paying too much for the property.

Renters flock to coast despite economic slowdown Rental vacancy rate for coastal properties now just one per cent and falling DESPITE a rise in the number of rental properties on the market, the rental vacancy rate remains tight in coastal suburbs. The Peard Real Estate Group, one of the largest property managers of coastal properties in Perth, is reporting a rental vacancy rate of just one per cent for properties within 1km of the coast. Managing director of The Peard Real

Estate Group, Stuart Cox, said there had been an increase in rental properties over the past five months due to a slowdown in the sales market. “More people are deciding to rent rather than purchase a home along the coastal strip even though interest rates are falling,” he said. “This has placed a huge demand on rental properties in coastal areas.”

Mr Cox said he expected the rental vacancy rate to fall below one per cent over the summer, when demand for coastal properties historically spike. “As a result of a very tight rental market, tenants should brace themselves for further increases in weekly rents,” he said. “Over the past year, weekly rents in many coastal areas have increased by between 10 to 20 per cent.” ■

Bounce for first homebuyers from big government boost Federal incentives and competitive prices are helping those starting out. By CARMELLE SANDER THERE has been a 25 per cent rise in the number of new loans from first homebuyers in Perth. The Mortgage Gallery has recorded rising demand for new loans since the Federal Government’s First Home Owner Boost was announced in October. The Mortgage Gallery managing director Ryan Dhue said first homebuyers were taking advantage of the new grant to buy house and land packages and established homes in a number of Perth suburbs. “Property values in Perth are now at their most competitively priced in recent years,” he said. “For example, in parts of the northern suburbs, you can still buy an established home on a block of land for under $400,000. In addition, many land developers in the area are now offering attractive financial incentives for people considering building a new home. “The Mortgage Gallery is also finding

that more first homebuyers in northern suburbs are deciding to buy their first home because rents have risen strongly over the past three years.” Mr Dhue said that with interest rates now beginning to fall sharply, the cost difference between owning your own home and renting had significantly decreased in recent months. He said anyone considering buying a home for the first time in the next few months should consider the costs, look at their choices, check the fine print and speak to a qualified broker. ■
