Welcome to the modular age They have been designed to minimise environmental impact.
THIS week Altitude Real Estate sales consultant Dean Bradley shares his top tips on what to consider before selling.
By CARMELLE SANDER PREMIUM modular housing has arrived in Perth. With its head office in Cottesloe, Bachkit (pronounced batch-kit) is an innovative and unique concept in lowimpact modular homes. Aside from providing hassle-free housing solutions, the homes have been designed to minimise the impact on the environment with water efficiency fittings, minimum low-e glass with double glazing, New Zealand regrowth timber and wind and solar options used in its construction. Established in New Zealand nine years ago, the business prides itself on constructing homes in just 12 weeks. Mosman Park businessman Charlie Ball has brought the latest designs to Australia, and said Bachkit was an exciting innovation for the local building industry. “There are many reasons why I am excited to bring this product to Australia, particularly the fact it is such a low-impact

design which is five-star energy rated,’’ he said. “The modular design suits holiday or permanent homes, granny flats, studios and high-end mining and remote housing.’’ Mr Ball said the premium architect design was based on the Lloyd-Wright and Neutra architecture of California and allowed for seamless indoor/outdoor living.
The homes are simplistic and stylish and take advantage of Australia’s warm weather with generous outdoor decking. Whatever the conditions, the sliding glass and aluminium louvre shutters offer year-round indulgence and security. There are five Bachkit options to choose from, which allows you to build and extend on your modular home as your needs develop. All options have hardwood decks and pre-finished solid timber floors for low maintenance and durability. Bathrooms and kitchens are fitted with a choice of appliances and ample storage spaces and buildings are fully insulated and fitted with recessed downlights both inside and out. For more information call Bachkit on 1300 288 223 or visit the website at www.bachkit.com.au. ■
Signs improving as auctions begin to generate interest Agents are of the opinion recent sales are pointing to the bottom of the market being close GOING, going, gone. Recent success at auctions has a number of agents believing the bottom of the market is close. Last Saturday, a Doubleview property sold under the hammer for $850,000. The 875sqm block of land with house attracted a strong crowd of about 40, and four serious bidders. Paxton Hoad principal David Lawrance
TOP PROPERTY TIPS FOR TODAY
said he was pleased with the positive turnout and said all signs indicated better times were ahead. “People are becoming more confident with the auction process and we are starting to see a lot more buyers becoming comfortable with the process,'' he said. “From a seller’s point of view, an auction can shorten the sale time and from a buyer’s point of view it’s a transparent
process with realistic marketplace expectations.” Mr Lawrance said the Doubleview property at 104 Millcrest Street, was zoned R30 and the successful buyers had decided to redevelop the block into two new townhouses. The existing 1950s home with four bedrooms will be knocked down to make way for the new development. ■
1. DO YOU NEED TO SELL? In the current market, where property in Perth is taking an average of 79 days to sell and prices being achieved may not be realising the same level of growth as previous boom periods, it is worth holding off selling if you don’t really need to. 2. AM I TRADING UP? If you are looking to upgrade your property then this is the perfect time to make your move. For example, if you thought you would get $800,000 for your current home but in this market you get $720,000, you perceive that you have ‘lost’ $80,000. However, you then buy a property that you’d expect to pay $1,000,000 for but you secure the property for $900,000. You ‘save’ $100,000. Ultimately you are better off. 3. DOES MY PROPERTY HAVE A POINT OF DIFFERENCE? With just over 17,000 properties on the Perth market in September 2008, in comparison to 4900 in June 2006, having a unique selling point to your property is more essential than ever. Maximise what you do have and present the house well. 4. RIGHT PRICE Traditionally you may have applied a one-year, five-year or 10-year growth rate analysis to estimate the value of your property and hence what you market it for. In this market it is essential to look further than that and consider very recent sales in your area, the time they took to sell and the price they achieved versus that at which they first went to market.

The stuff of family dreams This Bicton beauty exudes a warm ambience throughout and is situated close to the river. By CARMELLE SANDER NESTLED at the end of a picturesque cul-de-sac in Bicton is where you will find this rare gem. Sprawled over two levels, the architect-designed home exudes confidence and makes brilliant use of natural sunlight. The home was built nine years ago by Neil and Tracey McCleary, who knocked down their previous home on the block to make way for their dream home. However, a big family of five children and the desire for more space is driving the family to sell. “We’ve enjoyed living in this house, and most of the kids have grown up here,” Neil said. “But we need more room, and have actually built a new home on the block of land we own behind this property.’’ With soaring ceilings, Queensland blackbutt floors and built-in cabinetry, this uniquely-designed home presents well and creates a sense of space. Living areas are open-plan and free-flowing , and bi-fold

timber doors open out onto the outside decking area, with gas-heated swimming pool and rock water wall. Upstairs there are four generously-sized bedrooms and two bathrooms. Two bedrooms, including the master suite, have private balconies that look out over the Point Walter Golf Course. The master bedroom features cathedral ceilings, private ensuite with large shower and a spacious walk-in robe. The children’s bedrooms feature built-in study desks. The lacquer red kitchen on the ground level is a highlight of the home and features European appliances and stainless steel bench tops. Neil said a large family like his meant a lot of ‘stuff’ and when the home was built he wanted to ensure it had enough storage to keep their books, music/sports equipment and other bits and pieces. The double lock-up garage has floor-to-ceiling storage cupboards against one wall. ■

DECIDING to put the indoor and outdoor living areas upstairs has resulted in a prestigious design award for this luxury townhouse and has created a home with an enviable view. Green leafy outlooks are not the norm in Subiaco, but views of the adjacent park have been maximised by this design decision, and a 2008 building design excellence award from the Building Designers Association of WA is a deserved one. Upstairs, the beautifully appointed kitchen, complete with Miele appliances and stunning white Quantum Quartz Stone bench tops, leads on to an alfresco entertaining area that is magnificently positioned to enjoy the tranquillity and greenery of Mueller Park. The open-plan living and dining area inside also enjoys a sense of green space, courtesy of the generous use of glass and the raked ceiling.

Made for a family to spread its wings Renovations have transformed this 1950's home into a modern stunner, with maximum space and privacy. By COURTNEY NOTTE THE current owners, along with architect Charlie Robertson and landscape architect Jo Taylor, can be credited with the transformation of this circa 1950s bungalow from a modest living space into a stylish and familyfriendly home. Renovations and extensions completed in the past 18 months have taken the accommodation from a simple threebedroom, one-bathroom design to a new level, encompassing three distinct zones to maximise privacy and space for a family. “We designed the house with wings in mind. We have a wing for the au pair and separate parents’ and kids’ wings, which
means that we can have the kids in the play room and we can be in a separate area, so we are not under each other’s feet all the time,” the owner said. “The space was designed to provide simple, single-level living that suits a family with younger kids. “Integration of the indoor and outdoor areas was important, as we wanted each area to function separately but still work simultaneously.” While single-level living caters for the needs of the family, there is extra space in a bedroom on the first floor, currently in use as a live-in au pair’s quarters.
To suit the needs of new owners, the space could be used as a games room or living area. A minor bedroom or study and the formal lounge room branch off a central hallway, from which dark-stained jarrah floorboards progress to the centrally located freeflowing living areas and bedroom zones at the back. High ceilings enhance the feeling of space in the openplan kitchen, meals area and family room, where glass stacker doors open to a timberdecked undercover area that overlooks a gasheated pool and a grassed area with a sandpit and trampoline. This use of glass, plus a glass safety fence
around the pool, makes supervising children from inside the home easy. Floor-to-ceiling teak cabinets add a sophisticated touch to the kitchen. It has two wine fridges and stainless-steel Smeg appliances, a Miele dishwasher and CaesarStone bench tops. ■

Makeover adds modern, spacious appeal Among the improvements made to the home are features such as tasmanian oak flooring, reports COURTNEY NOTTE
RENOVATIONS completed by the current owners 18 months ago have updated both the form and function of this dual level residence, which, according to the owner, is “in a great spot with parks for the kids and in walking distance of the river and beach.” A sense of community in the quiet street is another benefit that her family of four have enjoyed during their time in the home. “Our neighbours are very friendly,” she said. “We’ll all get together and have Christmas drinks in the park. It’s a lovely community.” Established native gardens add street appeal to the modest red brick façade, with a mature willow tree shading an expansive grassed area.
Among improvements made to the home are features such as polished tasmanian oak flooring, freshly painted rooms with a contemporary colour scheme and new fitouts to the kitchen and bathrooms. A spacious room above the garage (with access from the entry foyer) accommodates the needs of a large family or a home business. Full width sliding doors lead to a balcony with a parkland aspect and built-in workstation ensures there is ample storage space. A separation wall with a decorative fireplace divides the formal lounge and dining rooms. Sliding doors in the meals area open to an elevated open-air alfresco area at the side. High, raked and beamed ceilings
combine with a light, bright colour scheme and an abundance of natural light to create a feeling of space in the free-flowing living areas. Stone bench tops and stainless steel Smeg appliances feature in the kitchen, situated opposite the laundry and with sliding doors to the elevated outdoor entertaining area, with UrbanStone paving, a pergola and tubular fencing to a pool area. A shared bathroom services the minor bedrooms, in a wing at the back. Each room has a built-in wardrobe. Additional features include reverse cycle airconditioning and reticulated gardens. It is on a 738sqm block. ■

Near city living with space and style High ceilings and neutral tones add to the clean, classic style and sense of space. By ROMENA MANNING
AT the cul de sac end of a pretty, jacarandalined street, this house is two doors away from West Leederville Primary School and has new additions like fresh paint, new carpet and a new outdoor entertaining area. The owners bought it new six years ago and now with three children are moving somewhere with a little more room to grow. Despite this, the owner said she thought the house would suit a young family or professional couple equally. Double timber doors lead into a big, open plan living area with dining and family areas in succession, overlooked by a kitchen. The chocolate-coloured kitchen has CaesarStone benches and neutral coloured
accents, complemented by stainless steel appliances and extras like plate racks at either side of a rangehood. Solid blackbutt floors are laid through this living area and high ceilings and neutral tones add to its clean, classic style and sense of space. The owner said it was a low-maintenance block, with minimal trees and gardens providing shade and greenery to an alfresco area. Sliding doors from the dining space open outside, with new decking and a timber screen behind. All bedrooms are on the second floor and the owner said she enjoyed the separation of space between a main bedroom and minor bedrooms. She said
having an extra lounge room upstairs was great because she could put the children up there with their friends and a movie while adults could enjoy the space downstairs. All bedrooms are double-sized, airconditioned and have built-in wardrobes. The main bedroom opens to its own balcony and has an ensuite with corner shower, toilet and vanity unit with stone top. It is walking distance from shops and the Leederville café strip. ■

Old blends with new in landmark home Fireplaces add authenticity and charm to this heritage residence. By COURTNEY NOTTE KNOWN locally as Braemar House, this landmark residence is a true East Fremantle classic. A legacy of the meticulously maintained character home’s history remains in the form of prominent period features, such as timber floorboards, high ceilings (with roses) and large rooms. Modern family living is catered for in the renovated residence with updated kitchen facilities and a tasteful blend of traditional and contemporary features that blend seamlessly for the ultimate combination of old and new. Hedges form a privacy screen at the front of the heritage residence, where a brick paved path bordered by grassed areas leads to a verandah with decorative brackets. Mature trees shade the yard, which appears colourful and complements the traditional interior aesthetic. A bright colour scheme defines the central hallway, which sets the tone for the home and serves a practical purpose with slimline built-
in cupboards beyond a decorative architrave. Fireplaces add authenticity and charm to the character appeal of the separate formal living rooms. A study, with an olive-green colour scheme, with wood blinds on two big windows, has a carved fireplace and a garden aspect. A slow combustion heater provides comfort to the free-flowing kitchen, meals area and family room during the cooler months. There is ample storage and preparation space in the well-equipped kitchen, with a long island bench and timber-look cabinetry. Built-in wardrobes are a feature of each bedroom, which are every bit as impressive as the living areas. Mirroring the idyllic outdoor setting at the front is a rear entertaining area with a covered alfresco and colourful garden surrounds. Additional features include a cellar, airconditioning, security alarm and secure parking. ■

Enviable world-class lifestyle opportunity Business options, as well as being an outstanding home. By SAMANTHA JONES AWAY from chaotic city living and overlooking the Indian Ocean, this tranquil beach home is set high on the hill in Gracetown. Close to the clear waters of Cowaramup Bay, the two-storey home effectively capitalises on the spectacular surrounds and provides entertaining options.
The open-plan upper level has a new modern kitchen that flows on to an outdoor decking area, which offers wonderful views of the surf breaks in Cowaramup Bay, Northpoint, Huzza’s and Southpoint. This area would be ideal for entertaining, as it contains a central kitchen that services the lounge and dining area, as well as the wrap-around big decked verandah. No holes to rail against New system nails the hole-free way of hanging pictures. By AMANDA RANKIN DECIDING exactly where to hang that prized piece of art can be nail-biting stuff, because once that hole is drilled there’s no going back. That is unless you use a hanging rail system that allows you to change your mind and your artwork as often as you like without a hole in sight. These innovative hanging systems have been on the market for a while, but according to Gallery360’s project manager, Jeremy Strack, the Arti Teq system has fine-tuned and streamlined the concept to create a stylish and flexible system that no art lover should be without. “Having researched and experimented with many of the newer designs, we selected the Arti Teq Hanging System due to the innovation of design, ease of installation and adaptability of its components in regard to interchanging artwork on display,” Mr Strack said. The system consists of a discreet

track that is positioned close to the ceiling or cornice. The cords (available in either nylon or stainless steel) are clipped on and can be moved anywhere along the track and adjusted to any length via a pressure hook system. Manufactured in the Netherlands, the Arti Teq is available in three finishes; brushed aluminium, white or primer that can be painted to match wall colours. Do-it-yourself kits are available from Gallery360 in Subiaco. Prices start from $49 for a two-metre long track with cords and hooks. Installation is easy or Gallery360 can provide an expert to install the system for you. “In a residential space, one of the major benefits for our clients is that they are able to change their artwork easily and with a minimum of time and effort,” Mr Strack said. “This means they can alternate pieces they choose to have on display or from a décor point of view, change the look and feel of a

While the Arti Teq hanging system might appeal more to serious art collectors, it is a stylish way to hang prints or cherished photographs even if you don’t own an original masterpiece.■

LUXURY LIVING The very fabric of a creative community You can find the soul of patchwork and quilting in Mosman Park, reports CARMELLE SANDER CONVENIENTLY located in the heart of Mosman Park, Calico & Ivy is the soul of patchwork and quilting in the Western Suburbs. Owner Debbie Ogilby purchased the store in April, after being a customer for over 20 years. She said part of her vision for the store was to enable customers to feel the same sense of satisfaction she has always felt by stitching clothing and home furnishings for her home. Calico & Ivy specialise in an array of unique and sumptuous fabric, quilting weight cottons, high quality yarns for knitting and crochet, gifts, as well as books and patterns for inspiration and instruction. Debbie said having two daughters and a daughter-in-law who were eager stitchers, it was important to have relevant resources available, from which they, and their peers, could draw and grow. “Self-expression, be it in their own attire, that of their children or their home environment is a very important way of showing individuality in a world that seems to be becoming very much a lot of the same,’’ she said. “Simply put, I wish everyone to have the confidence to show more of their personality to the world and I want Calico & Ivy to be a facilitator towards this goal. “I encourage people to start children young, encourage girls to stitch from the heart and be proud of the end result. “I believe that if hard-found time and energy have been expended in a creative pursuit, quality materials with great design element (or in the case of knitting/crochet top quality yarn) are a priority.” To create your future heirloom and covetable possession, Calico & Ivy also hold a variety of classes which are led by motivating and experienced teachers. With Christmas just around the corner, the store also stocks a huge gift line, ranging from ready-made bags, stitched and knitted toys, books, stationary and fabric packs.
“We are not a ready-made decorating store. Rather than selling the finished product we aim to encourage the process of creating individual garments or furnishings by giving as much assistance through classes, or help over the counter,’’ Debbie said.
“We also aim to stock fabrics and yarn that are more difficult to source here in Perth but that are highly-sought after by stitchers in the ‘know’. “I believe having an extensive range of choices available to them is what will keep
them excited by the world of stitching.” ■ Contact: Calico & Ivy Glyde Street, Mosman Park Details: 9383 3794 or visit www.calicoandivy.com
