Shell out for home at Eclipse Luxury apartments for sale in Nautilus shell-shaped tower. By CARMELLE SANDER ECLIPSE Burswood is, quite simply, unlike anything else in Perth. This stunning residential apartment tower is located in the heart of the proposed Causeway Precinct and has one, two and three-bedroom apartments on offer. Designed by the Campion Design Group, Eclipse features innovative architectural style and is shaped like the nautilus shell, which defies comparison, while its views of the Swan River and the city are breathtaking. C2 Property Group managing director Rod Ehlers said the 60 apartments were finished to the highest standards and boasted ample living space. “Many of the apartments have stunning outlooks across the water and extensive balconies which take advantage of this view,” he said. “All apartments feature top-end appliances and finishes and appeal to empty nesters, young professionals, executive couples or those wishing to downsize.’’ Residents at Eclipse will not adore only their five-star homes, but also the number of quality services on offer. After a long day, put your feet up and soak up the views from your balcony, or

take time out in the spa or sauna. There is also plenty of space to unwind on the pool deck. For something a little more active, there is the option of hitting the gymnasium, doing a few laps of the swimming pool or going for a bike ride or jog along one of

the endless paths and cycle-ways. Mr Ehlers said there had been a lot of interest in the development, with several apartments already being snapped up. “There has been heaps of interest in the Eclipse, although there are still a lot of people sitting on their hands,’’ he said. “The number of calls we’ve received has been huge compared to some of our other projects. “The Eclipse is unique in its style and location and that’s what makes it very special.’’ For more information call 1300 657 118 or visit www.eclipseburswood.com.au Forward works began last September, and the development is expected to be completed by 2011 ■

‘Struggling’ top end makes it good time to buy: Druitt However, local agent disputes claim of oversupply. By ROMENA MANNING REPORTS that Perth’s high-end property market appears to be suffering could mean now is a good time to buy. While Perth’s western suburbs enjoyed top sale prices last year, it seems vendors now are struggling to sell at asking price. Rob Druitt, president of the Real Estate Institute of WA, told The Australian that there was a “black hole” in the property

CITY BEACH

market in WA for those selling for over the $1 million mark and that the number of houses for sale in Perth was at an apparent record high. However, local real estate agent Peter Burns disagreed, saying that he had many buyers looking for houses at the top end, but that the supply just was not there. “If there is an oversupply (of properties for sale), where are they?” he said.

“I only know of one house in Mosman Waters with a view, and that’s just come on the market.” He said people were selective about what they wanted and were being cautious when buying and selling. Mr Druitt said first-home buyers made up 30 per cent of the market, up from the usual 20 per cent. Mr Burns agreed the market was doing well at entry level. ■

TOP PROPERTY TIPS FOR TODAY THIS week OrangeTee West Coastal Realty sales consultant Brian Borshoff shares his top tips on buying in a coastal suburb. 1. CAPITAL GROWTH Identify coastal suburbs that may be undervalued. Compare current capital growth rates with longterm trends. In City Beach, the median price rose by 4.2 per cent compared to a 10-year average annual growth rate of 15.6 per cent. This indicates City Beach will undergo a major upswing in values when the market rebounds. 2. CHECK WEATHER Check wind conditions. View the property in the afternoon. Winds can be strong, and this is best appreciated in the afternoon when the sea breeze occurs. 3. PROXIMITY TO BEACH Because of the growing focus on ‘lifestyle’, walking distance to the beach is now a major price driver for coastal properties. Properties within a 10-minute walk of the beach are poised for strong capital growth. Walk personally to the beach to check if it actually is within a 10-minute walk. 4. LOCAL INFRASTRUCTURE The growth in property values in Cottesloe also highlights the importance of social infrastructure such as cafes and restaurants when buying a coastal property. Even if a coastal suburb has no cafes or restaurants at the moment, check if there are any future commercial developments planned. This could have a major impact on future property values. 5. SEA VIEWS When selecting a coastal property, remember that views can add hundreds of thousands of dollars to the value of a property.

REVIEWS Old-world charm with modern panache This fully renovated Federation home in Fremantle is ideally situated close to the river and sea. By ROMENA MANNING ACCORDING to the owners, one of the great things about this property is that the Federation house has been completely renovated, but there is potential to do more with the 1156sqm block. Karen and Rick have lived there with their four children for almost six years, but are planning to move closer to the children’s schools. They said the house would suit a family – it had proved great for the six of them, with lots of space and big rooms. The size of its entry passage is impressive, as with the size of bedrooms and living areas. High ceilings and decorative architraves add to the feeling of grandeur in the entry passage, which runs from the front to the back, where a formal dining room leads through to an open-plan informal living area. Bedrooms lead off from various points along the hall, each double-sized with character features such as picture rails, high skirtings and some with a fireplace. The main bedroom is one of Karen’s favourite areas, which she likens to being

in a palace with its walk-in wardrobe tucked away from the massive bedroom space and big bay window with bulkhead ceiling that provides a retreat area. It also has picture rails, decorative cornices, high, decorative architraves and an ensuite in Federation style with a separate powder room. The formal dining room leads to a wide verandah that wraps from the front to the side of the house. A big kitchen with wide island bench

and an abundance of storage space has served the family well, and Karen said the children often lined up along the breakfast bar side to do their homework. It opens to a family area at the back, while double doors to one side open to a rustic, brick-paved alfresco area with cut limestone and timber gazebo overhead. Karen said she would miss the area, which is in walking distance of schools and the river, and a five-minute drive from the beach and Fremantle CBD. ■

adds grandness to this area, with double French doors opening to a deck at the back. There is a built-in barbecue area to the deck. Glass balustrade separates a pool, while preserving the look of the back yard.

Raised garden beds around the pool with stone-clad walls add interest, while lowmaintenance gardens and rendered-andtimber fencing finishes off the modern, tasteful design. A high standard of finish and fittings is evident in areas like the kitchen, bathrooms and laundry. The big main bathroom leads through to the laundry, which has built-in storage along one wall and access to a courtyard at one side. Stainless steel handles, an upright stove and dishwasher and glass splashback set off the gloss white cabinetry with stone tops in the kitchen. The house is on 529sqm block in a quiet, attractive street, close to Subiaco centre. â–

THE owners of this property have almost built a new house, keeping only two original front rooms to maintain the character of the street. What has resulted from these extensive renovations is a spacious, modern house with a great sense of space and stylish dĂŠcor. Two bedrooms at the front, including a main, are double-sized. One has picture rails and a fireplace with a timber-and-mirror mantelpiece. The main suite has a walk-through wardrobe leading to a big ensuite. A double vanity unit with stone top and corner spa bath is its highlights. One of the owners said she loved the pullout shelves hidden behind each vanity mirror, making it easy to get ready and slide away the clutter. Another two bedrooms lead from an open-plan living space at the back. A high, pitched ceiling over the family area

Chic three-storey living in the centre of Subiaco Parklands add an appealing aspect to this contemporary tri-level home. By ROMENA MANNING DEPENDING on the season, the second and third floors of this contemporary home provide outlooks of maple tree parkland or through bare trees to a lake. The top level, in closed-in mezzanine style, has bi-fold windows overlooking a living area below, and it is a dedicated main bedroom suite. High angled ceilings add interest to the structure of this room, where a gabled roofline continues out to a balcony with cedarlined roof. It has a big walk-in wardrobe and frosted glass doors opening to an ensuite with mounted deep spa bath, double vanity unit with glass abovebench basins and travertine tiling. A kitchenette with marble top completes this self-sufficient area. Major living areas are on the ground floor, where a kitchen opens to the family and dining area that has bi-fold doors integrating it with an alfresco area,

which has direct access to Subiaco Common parklands and lake. Hedging and an elevated position from walking paths uphold privacy to this area. Timber cupboards with granite benchtops, glass mosaic splashbacks and appointments like Miele cooking appliances, integrated dishwasher and built-in Miele coffee machine lend sophistication to a kitchen. An open living area with timber floors on the second level is central to three bedrooms and has a void which, when combined with well-placed skylights and windows, allows in plenty of natural light. It has audiovisual intercom and a security system, and there is a Vergola covering a private portico. In addition to two living areas, there is a home-theatre room downstairs with double glass doors opening to a courtyard with mosaic-tiled water feature. It has 450sqm of living space, on a 203sqm block. ■

The study and formal lounge room branch off this entry, as does a dining room with a double-height ceiling void that maintains a visual link with a walkway on the second floor. Free flowing living areas, including a well-equipped kitchen, meals area and family room offer access to the rear courtyard and have a staircase to the top level. Each bedroom, including the master suite, is situated on the

second floor, yet the privacy and space required by a family is not compromised. Glass panel doors lead to the balcony from the main bedroom, where a green and white colour scheme establishes a classic aesthetic. A fitted out walk-in wardrobe is opposite an open spa niche, with tiled surround to the spa. A shower with a frosted glass pivot door, toilet and bidet and dual stone-topped vanity in an adjoining ensuite are indicative of the high quality fittings and fixtures found in both the shared bathroom and powder room. ■

‘Old wreck’ gets passionate re-working

The result is a delightfully and lovingly restored character home that blends 21st Century necessities with traditional niceties. By ROMENA MANNING A PASSIONATE and loving restoration job by the owners of this character house has brought it into the modern era while maintaining its original integrity. Andrew and Jane Aliprandi bought a 1920s wreck and carried out renovations which Andrew describes as a labour of love. He said they didn’t skimp on anything, using top-quality imported materials like Italian granite and marble, and ensuring that character features were carried through to new parts of the house. The result is an open plan living area at the back with high ceilings, decorative

For those with a taste for luxury, behold your perfect dish. By COURTNEY NOTTE CAPITALISE on enviable river views provided by the elevated position of this tri-level residence from balconies connected to levels two and three. Architect Wyn Johnson of Design Ink and builder Hillcrest Homes have created a home that is at once stylish, spacious and distinctive. Setting it apart from most luxury homes is its refreshing character, established with a bold colour scheme, personal, artistic touches, creative approach to design and attention to detail. Built in 2001, the home has an exotic Tuscan appeal. Its external walls are finished in a terracotta-hued render and it has decorative wrought iron balustrades and gates. A tiled balcony with a timberlined ceiling adjoins the lower level. Steps lead to a fenced, sunken pool area where high, rendered walls protect the modesty and privacy of those using the outdoor entertaining facilities. There is no shortage of outdoor space from which to enjoy the view, with a second balcony connected to the second floor and a private rear courtyard which has an extensive paved alfresco area and pizza oven. The four-car garage (with a storeroom) offers direct access

cornices and brass light fittings. The main bedroom at the front has a new ensuite with marble tiling and custom-made brass exposed pipes in a shower. A main bathroom has an 1820 provincial vanity unit with marble top, Italian tessellated tile floors and clawfoot bath. It was a case of third time lucky for the kitchen, which now has gloss white cupboards, granite benchtops, an upright stainless steel stove, underslung sinks, walk-in pantry and mother-ofpearl mosaic splashbacks. The minor bedrooms are upstairs.

Each is double-sized and three have built-in wardrobes. They also have high, angled ceilings and skylights create light-filled spaces. Outside, a paved alfresco area has gabled pergola overhead with a ceiling fan and opens to a raised grass area at the back with sandpit and pizza oven. Andrew said that if it were not time for a sea change for this family of six, they would stay put in the classic Shenton Park house. “It’s a great family home, great for entertaining. The area is beautiful and is close to everything without being inner city,” he said. ■

Flawless seclusion in the heart of Subiaco Light, bright and beautifully planned, spaciousness and privacy is key to this Subi Centro residence. By COURTNEY NOTTE

THIS home has a distinct Tuscan feel, with the lounge and kitchen flowing out to a private central courtyard. Shade sails protect the outdoor entertaining area, to which potted olive trees add colour. Privacy is paramount in this Subi Centro residence, with a remote-controlled double garage accessible from a rear right of way, providing direct access to the ground floor of the dual-level home. The garage entry leads through a laundry with an integrated washer and dryer and past a powder room to the open-plan living areas, with sliding glass doors to the completely

paved courtyard. White plantation blinds complement the polished wood floors and light, bright colour scheme in this dedicated living zone. Slimline built-in cupboards and a custom made 220-bottle wine rack feature in a void under a carpeted staircase, opposite the kitchen, which is well equipped with a stainless steel oven, four-burner gas cook top, twin-drawer dishwasher and granite bench tops and splashbacks. Formal lounge and dining rooms at the front overlook Subiaco Common, situated opposite the home. Each bedroom is located on the first floor

and is well spaced for privacy. The landing splits to a study nook outside the main bedroom at one end of this level. Natural light filters in through big windows that provide a courtyard aspect, flooding this area with natural light. The master suite takes in views of the park and courtyard, with a wall of floor-to-ceiling glass and narrow windows at each end of the room. It also has a walk-in wardrobe and an ensuite with heated floor tiles, a dual vanity and shower. Each minor bedroom has a built-in wardrobe and is convenient to a shared

Elegance, style of bygone era

Spacious and picturesque

WITH its bullnosed verandah, timber fretwork and turned posts, this classic circa1900 terrace has all the features that lend elegance and style to homes of this era. Inside the arched entrance hall there are more period delights with leadlight doors, picture rails, timber trimmed fireplaces, ceiling roses and polished timber floors, all beautifully restored and maintained. The kitchen and bathroom have been renovated but timber features predominantly keeping the federation style. A covered timber sundeck off the kitchen allows for alfresco dining and looks out onto a pretty and shady rear garden with paving, lawn and limestone water feature. ■

THIS spacious, solid house on 976sqm of land is typical of the elegant homes found in the picturesque suburb of Dalkeith. A formal lounge and formal dining room provide impressive spaces for entertaining, while a large open plan kitchen, family and meals area at the back has a more relaxed and contemporary feel. The master bedroom is complete with ensuite and walk-in robe, and the property has ducted reverse cycle airconditioning and a security system. A swim in the below-ground pool can be enjoyed within the privacy of manicured gardens. ■

What makes this place so special? Those who live and work in Bay View Terrace can’t think of a reason why they should ever leave the vicinity. By TANYA MACNAUGHTON lined terrace towards Freshwater Bay. Susan Franklin and John Stephenson are two fortunate residents who have called Bay View Terrace home for almost seven years. Susan said she and John loved the sense of community felt along the street and the convenience of being able to walk everywhere that was important to them. “Some of our friends ask us if it ever gets too noisy, but we love the street,” John said. “The only negative aspect is when one of our wonderful neighbours moves away.” Monde Home+Gift owner Patrick Ghirardi said he chose to open 12 years ago on Bay View Terrace because he preferred the street shopping environment to a large shopping centre. Clare Baxter from Mount Claremont said one of her favourite past times was enjoying a meal with friends at Cafe Bellissimo. “Sometimes

before we go to the Claremont Hotel, we stop by and have a meal – they make the most delicious woodfired pizzas,” she said. Local real estate agent Scott Banister-Jones said what made Bay View Terrace such a great street and brilliant place to live, work and play was not all the beautiful and intriguing shops of the stunning homes closer to the river, it was the people. “Walk into any of the shops lining the street and you will always be greeted with a warm smile,” he said. “Then you can sit outside the Claremont Hotel, Dome coffee shop or one of the many great restaurants along the strip and watch the world go by.” Scott said a short bus or train ride was all it took to get to some of Perth’s best beaches. Combine all these amazing features together and it is a wonder why anyone ever leaves. ■

street life

WITH a buzz of high street shops, restaurants and cafes at one end and a stretch of gorgeous homes at the other, Bay View Terrace is certainly not your average street. From Claremont train station down to Stirling Highway, the street is a busy hub of activity with shoppers and business people soaking up the cosmopolitan atmosphere before disappearing down one of the various arcades that channel off from the main strip. Crossing over Stirling Highway leaves behind the hustle and bustle and gives way to the more serene side of Bay View with residential housing, Claremont Park, Claremont Recreation Bowling Club, Claremont Primary School and down the tree-

BUY a new house and land package from just $319,660. Starting this week, first-home buyers are invited to take advantage of Stockland’s “Make Your Move” sale. The campaign will incorporate a variety of selected blocks at Settlers Hills at Baldivis, Vertu Private Estate in Harrisdale, Newhaven in Piara Waters and its boutique estate at South Beach. More than 50 competitively priced home and land packages starting from just $319,660 are available in the sale, which will run until February 15, 2009. A combination of falling interest rates, the $21,000 first-home buyers’ boost and the Make Your Move promotion makes now the perfect time to build a new home, according to Stockland general manager Graham McArthur. “The current market conditions will last for only a limited time and so my advice to first-home buyers is to act quickly,’’ he said. “Take advantage of declining interest rates, take advantage of the $21,000 firsthome buyer’s grant to build a new home and take a look at the incredibly

competitive deals Stockland has on offer.” Included in the promotion is a range of special offers including low interest finance, mortgage protection and free front landscaping and fencing. “Whether you’re looking to purchase your first home, upgrade for your growing family or downsize to something more comfortable, we understand very clearly what our customers want, and the innovative selection of home and land packages we have designed will make the process of choosing and building a brand new home even easier,” Mr McArthur said. “Due to the range of incentives however, this promotion is only available for five weeks. “We would encourage prospective buyers to contact us for a Make Your Move catalogue and for further information as soon as possible.” Make Your Move catalogues and further information can also be obtained by contacting 13 LAND (13 5263) or by visiting the Sales and Information Centres at Settlers Hills, Vertu Private Estate, Newhaven and South Beach.■

Mr Crapper’s water closet is flush with beauty Sir Thomas had no idea his toilet system would become the sleek bathroom fitting it has become. By AMANDA RANKIN

WHEN it comes to planning that fabulous new bathroom, how much thought goes into what toilet to install? As basins, showers and baths become more streamlined and stylish, so too the humble toilet has undergone a contemporary makeover. In fact, the latest toilet suites from Caroma Dorf are so streamlined they’re barely there. Available from January 2009, the Caroma Invisi Series II and Fowler Icon Series II collections will offer homeowners the latest in concealed cistern toilet suites that not only maximise valuable space in a bathroom but also will enhance the most contemporary bathroom designs. The Icon Series collection offers four elegant suites and a choice of designer button options finished in white, chrome or satin chrome.

All buttons feature fully concealed fixing to provide smooth, clean lines, making them easy to clean and hygienic. According to Eric Lander, Category Manager for Caroma Dorf, the toilets were developed because there is a huge demand for concealed cistern toilet suites. “As the Invisi Series II and Icon Series II suites minimise the projection of the toilet suite in the bathroom, they create a feeling of space without compromising on style, maintenance, water savings or

affordability,” he said. Caroma Dorf has a 30-year proven record of reliability and the Invisi and Icon series both meet all relevant Australian Standards and are guaranteed not to leak behind the wall when installed by a certified plumber. In fact once the cistern and plumbing are installed in the wall, they never need to be seen again. If access to the cistern is required, it is done so through the button plate. The suites also incorporate Caroma’s Smartflush (r) water-saving technology and carry a 4-star Water Efficiency Labelling and Standards rating. ■
