Optimism strong despite median price fall ‘Agents in Perth’s affluent suburbs are looking to the future’ CARMELLE SANDER Editor

WHILE median house prices in Perth fell by around 4 per cent in the December quarter, local agents are optimistic about the year ahead. After a sluggish 2008, agents in Perth’s affluent suburbs are looking to the future and seeing the start of a new year as the start of stabilisation in the property market. Despite REIWA data showing sales of homes in the $600,000 to $1 million range falling in the last quarter, Vitale Fine Properties principal David Vitale believed figures would bounce back to more moderate levels as the volume of sales increased. Core Real Estate sales consultant Scott Banister-Jones said while sales would not be anything like those of the boom, we would continue to see strong

demand for well-located properties in 2009. “One section of the market that will do well over the coming months will be the under $500,000 properties as investors realise they can get great returns on their investments which, thanks to the low interest rates, will be almost positively geared,’’ he said. REIWA deputy president David Airey said the institute’s figures suggested that Perth’s median house price had declined by 11 per cent from its peak in December 2007. “The drop in median price represents the fourth quarter of declining prices, bringing Perth’s median house price down to $418,000 from $435,000 in September last year,’’ he said. The number of houses on the market has also dipped seasonally as many sellers withdrew their properties for sale over the quiet Christmas period. The overall figure fell to 16,000 properties at the end of December, including 2200 blocks of land. This compares with 18,400 at the end of November and represents a 7.5 per cent fall in stock volume on September. The Property Exchange director Niki Peinke said her forecast for this year was a

stabilisation of prices and a balanced turnover of properties in the western suburbs. “I would recommend selling before buying, as it is the cash buyers who attain properties for the best prices in this market,’’ she said. “If you are buying and selling in the same market, it makes no difference what the market is doing and there is a definite advantage in making the move now. “Especially if buyers are upgrading their homes, as they stand to save a lot more on their purchase than they stand to lose on their sale – not to mention lower stamp duties.’’ Daryl Cook from Peard West Coast agreed, saying now was a fantastic time to buy as there was a lot for buyers to choose from as well as low interest rates that look to go even lower. ■

I AM positive about the real estate market in Claremont in the coming year. WEMBLEY continues to be an aspirational suburb for many people and its diversity in accommodation forms, such as established yet original character homes, first-home buyer units, executive townhouses and fully renovated, luxury homes, ensures that there is always sales activity in the area. If the first two weeks of 2009 are anything to go by, then we will see renewed buyer interest in both the first-home buyer unit sector and the more ‘entry level’ houses. There is also substantial interest in those properties representing great value versus their competitors on the market.

I SEE a few positive things happening in Mosman Park over the next 12 months or so. Currently there are approx-imately 130 properties for sale in the riverside suburb ranging from the low $200k level right up to asking prices with eight figures. This stock level is much higher than normal. Being a realist, I don’t see any massive growth happening in 09. However, with many sterling buys out there in Mosman Park, a buyer can take a longer term view in acquiring a property of let’s say five years, as opposed to speculating for a ‘quick buck’ which is why some punters have come unstuck in the first place.

THE property market in and around Subiaco and in the western suburbs generally has dropped between 15 and 20 per cent since the height of the boom in 2006, although this level was sustained for most of 2007. At this stage it has corrected itself to the point whereby the historic 10 per cent average annual growth applies, ignoring the 30 per cent rise in values in 2006. Whereas most sellers at this point are prepared to accept pre2006 prices for their property, now the indication is that this is as far as they will go. If the properties won’t sell even at this figure, sellers are now withdrawing their properties from the market.

Travel enriches a right royal residence Handcrafted tiling, custom-made doors and cabinetry make this home one of a kind. By CARMELLE SANDER TELL Rosanna Marusco her home resembles a castle and she will be the first to admit that was not the intention. THE owners of this property advise buyers to take a look behind the privacy wall at the front boundary to discover there is more than meets the eye. Heritage builder uses skills in own home renovation Hans Vogel has made the 1906-built home different from its counterparts. By CASSANDRA DE WIND ESTATE BUILDER Hans Vogels has been restoring heritage properties for more than 30 years, in the belief that older homes exude a warm and inviting ambience to give them that extra appeal. The result of such work can be seen in his own residence, which is a great example of original architecture that has been tastefully restored through meticulous planning. The owner says fine detailing makes the 1906-built home different from its counterparts, specifically referring to the property’s double-glazed leadlight windows, Victorian lace and carved oak staircase as some of its standout features. “I wanted to show what you can do to an old home,” he said. “We started renovations in 1987 and the transformations were finished two years later. “My favourite room is definitely the open living area, as everyone congregates here. You can look out to the backyard, which has a great entertaining vibe.” A tessellated front verandah with tiling adorns the façade of the house. Ornate fireplaces, decorative cornices and skirting boards, ceiling roses, picture rails and elaborately covered airconditioning vents are some of the highlights through the two bedrooms at the front of the home.

The waterside kaleidoscope IT'S a hot summer's afternoon and Riverside Road in East Fremantle is a buzz of activity. Running along the bank of the Swan River, the street offers a kaleidoscope of dining and recreational options. While some locals enjoy a picnic at John Tonkin Reserve, others opt for a leisurely cruise along the river. In 1889, Thomas and Fanny Carroll purchased the land and used it to run a boatbuilding business before it was occupied as a house. In 1940 Alan Sergeant and his sister, Dorrie, purchased the house from the Carroll family, and later Dorrie and her husband, Ted Driver, took up residence. In the 1970s the ownership of the home went from the Driver family to the Metropolitan Regional Planning Authority for $104,000 and in 1981 it was taken over by the East Fremantle Town Council which called for
