Factor in about 76 days to sell your house, experts say Lengthening period reflects market downturn, reports VANESSA SCHMITT THE average selling period for a house is now 76 days, according to latest figures released by the Real Estate Institute of WA for the December quarter. REIWA president Rob Druitt said the selling period was the time between advertising a house for sale and receiving an unconditional offer to buy. “This is 11 days longer than the same time last year and reflects the slowdown in
the market and the hesitation of many buyers,” he said. “While first-home buyer activity remains strong, the regular upgrade market and premium property sector has slowed considerably.” Mr Druitt said ordinarily the first two weeks of an advertising campaign would determine if a property would sell quickly. “If the asking price is unrealistic or the advertising strategy is poorly planned, then

the opportunity for a quick sale diminishes,” he said. Owners can often underestimate the time involved in selling a home. “Up to 12 weeks should be allowed for a successful conclusion, stretching from the initial listing through to settled finance,” Mr Druitt said. “Ultimately, the right campaign and right price will ensure the quickest sale.” ■
HIGH activity in the first-home buyer market is giving the WA property industry a much needed kick-start. Effects of Reserve Bank interest rate cuts are starting to show, with WA housing approvals jumping more than 12 per cent last month. Australian Bureau of Statistics figures show 1407 dwellings were given the green light in December. Housing Industry Association WA executive director John Dastlik said the effect of RBA rate cuts in August and September last year were showing through in the December figures. Affordability had improved markedly as a result, and the figures were only likely to get better as the impact of the tripling of the first-home buyers grant to $21,000 took effect. “We're at the bottom of the cycle and we’ll start to see some more positive times ahead,’’ he said. The release of the latest First Home Owners Grant data for December showed a significant increase for both new and established housing. Grants paid to purchasers of new homes jumped from 327 in November to 427 in December, a 30 per cent increase. Grants paid to purchasers of established homes increased from 1007 to 1383 – a 37 per cent increase. The total of 1810 grants paid in December 2008 is the highest level of grants paid since March 2002. The HIA said interest rate reductions and lower land prices have had an effect on the new-home market. “The start to the 2009 year, in terms of new homes, is clearly showing more buyers are in the market and circulating through display centres and land developer sales centres,’’ Mr Dastlik said. “HIA is forecasting that the 2008/09 year will be the bottom of the cycle for new housing in WA, and with impetus of the First Home Owners Grant Bonus, housing starts are forecast to improve in the first half of 2009, and continue to improve throughout 2009/10.” ■

THE frangipani is one of those rare symbols of paradise that instantly takes your senses to a tropical getaway location where you can almost feel the warm sun on your shoulders and soft sand between your toes. Throughout his 20-year career as a landscape gardener, Adam Stuckey has also come to see the frangipani tree as the feature focal point of a garden. However, it was when he started travelling overseas that Adam realised how much of a limited range of the sweet scented flower was on offer in Perth, so in May last year he opened Paradise The Frangipani Specialists which imports an extensive variety of frangipani plants, seeds, fresh flowers and trees with an installation service for advanced trees.

“The frangipani is like a holiday where the world around you is still going to be the same, but it takes you to a place of total relaxation,” Adam said. “We’re here to help our customers put that into their garden or home.” The business provides the total rainbow of different frangipani colours from standard white and yellow, pink and fruit salad multicolour to a Hawaiian deep red and purple. Adam also has a frangipani vine and a bonsai frangipani that can be kept indoors so long as it has a lot of heat and light.

Their neighbourly friendship turned into a creative partnership three months ago when Tom was preparing for the opening night of an exhibition. “I asked Adam if he had some stone and wood from the yard that I could match with some of the pieces,” Tom said. “They complemented each other so well that we’ve been creating a whole range of
recycled wood, rock and stone with glass art by Amanda Conway.” The current and unique range includes glass basins on stone for outdoor washbowls and glass embedded into wood that enhances its natural beauty and is inspired by the sun, ocean and sand. Adam said that orders were welcome, along with a little bit of imagination. ■

The street of grand connections to earlier times This location is lined with majestic homes harking back to days of grandeur. By AMANDA RANKIN IN 1883 when John Forrest, the then Commissioner of Crown Lands and Surveyor General, undertook the task of surveying the streets of a prime area of land between the ocean and the river, he chose one of the best streets to be his namesake.It started at the ocean and ran all the way through to the Swan River, cutting across land that was soon to be known as Peppermint Grove and Cottesloe. Today Forrest Street is a prestigious location lined with majestic heritagelisted homes that hark back to days of grandeur and cheap land prices. Initially Forrest Street provided the main access to the beach for train travellers when the Perth to Fremantle railway line opened in 1881. More than 120 years later, train-travelling beach lovers can still admire these beautifully preserved homes as they walk the 600m to Cottesloe Beach. Back in 1914 the locals might
have stopped at the general store on the corner of Marmion and Forrest streets for a refreshing drink before the walk to the beach. This building is now home to The Bush Stop and owner Melita McLean, who watches thousands of teenagers pass her door each summer on the way to the beach and the popular cafes and hotels in Cottesloe. A long-time Cottesloe resident, Melita bought the corner store in 1986 and turned it into the flower shop that it is today, selling dried flower arrangements, along with silk and fresh flowers. “I was looking for a place I could live and work in, and because this building was freehold it was the ideal location,” she said. “Forrest Street is interesting because of the fact it has access to the beach and the river and has a railway station right in the middle of it.” As one of the lucky folk who live on Forrest Street, Melita enjoys close access to one of the most beautiful beaches in the world, complete
