WHILE the lower end of the Perth property market starts to gain momentum, there seems to be reasonably static activity at the higher end. After months of uncertainty, the sluggish WA property market is bouncing back, with agents reporting a rapid increase in activity, particularly among first buyers and investors. According to property expert RP Data, the number of auctions being held is also ramping up and the amount of properties advertised for sale are returning to their pre-Christmas period levels. Earlier this month, interest rates were slashed to their lowest level since 1964, bringing the average standard variable rate to about 5.85 per cent. A growing number of first-home buyers are taking advantage of the low rates and are realising the market conditions are now stacked in their favour. If you can borrow one million dollars then don’t immediately buy properties for one million dollars. You should begin by finding one well-priced property in a competitively-priced suburb. Once you have purchased the property, find a tenant and have some experience in property investment, then consider buying a second property. 2. LOCATION IS CRITICAL Try to purchase well-located properties which are below the median house price in the area. Walking through the residence, it’s easy to see why Tracey and Peter chose to call the place home. With sweeping views of the
river, high ceilings, leadlight windows and a striking jarrah spiral staircase, the home oozes elegance from every room. “The formal dining room and my bedroom would have to be two of my most favourite rooms in the house,” Tracey said. But wait: there is also the cellar with original limestone feature wall, which is another great feature of the home, found by knocking down a wall. $15,000 land sweetener Australand steps up incentives in real estate market by offering $15,000 bonus on selected properties. By STEPHEN MILES HOME BUYERS and people looking to build their dream homes are being given an even bigger incentive to cash in on lower interest rates with the offer of a special $15,000 reward on selected Australand properties and lots. As part of its six-week ‘Icing on the Cake’ offer, any buyer purchasing an Australand property or lot between February 7 and March 22 will enjoy a $15,000 bonus. For first-home buyers, this represents as much as a $36,000 saving on properties when the Government’s First Home Owners Grant of $21,000 for people buying land and building their own home is included. Small and pricey lots passed over as savvy buyers go for older but bigger Older-style homes particularly popular with younger families who want value for money as well as space for children to play. By CARMELLE SANDER LATEST figures by the WA Planning Commission show the average size of new building lots in Perth has fallen below 500sqm. Brendan Leahy Real Estate principal Brendan Leahy said that during the September 2008 quarter, the median size of a building lot in Perth was just 474sqm. “Over the past five years, the median size of a building lot in Perth has fallen from around 591sqm to 474sqm,’’ he said. “The declining size of average block sizes during the September 2008 quarter is a key reason why many first-home buyers still prefer to purchase established homes as opposed to building a new home. “With the average price of a new block of land in Perth during the September 2008 quarter at $240,000, many first-home buyers view older homes on larger blocks
as offering better value for money, especially in the more affordable areas of Perth.” Mr Leahy said in Kelmscott, which had a high level of social infrastructure, including a railway station, one could still buy an older home on a block size of more than 700sqm for less than $270,000. “Astute home buyers in these areas of Perth are virtually buying the house for ‘free’, as the property is being sold at near land value,’’ he said. For this reason, Mr Leahy said he was finding that 70 per cent of all inquiries from first-homebuyers were related to purchasing an established home as opposed to finding a block of land to build a new home. He said younger families, in particular, favoured older-style homes because the block sizes were
much bigger and offered more play space for their children, as well as greater privacy. “During the past two decades there has been a dramatic fall in the size of building lots in Perth, with lot sizes of more than 700sqm very common until the 1990s,’’ he said. “Lot sizes have fallen over the last decade, in particular, as developers have tried to recoup the higher costs associated with new land subdivisions by increasing the number of lots for sale through reducing the size of each lot. “Anyone considering buying a new lot should look carefully at the size of their lot, as they are actually paying for each square metre of land they are purchasing. “They should also ensure that they select a building design for their new home that maximises the available space.” ■

By AMANDA RANKIN SINCE its inception in 2003, Exclusive Pools has won close to 50 state and national awards, including Pool of the Year at the 2008 and 2005 SPASA Awards of Excellence. But what is the secret to an award-winning pool? According to co-owner Carol Harper, there are a few factors that cause Exclusive Pools to stand out from the crowd and get the nod from judges. “As our name suggests, we aspire to build pools to a very high standard and prefer to only do about 40 pools each year which enables us to have a degree of
flexibility and ensure quality control,” Carol explained. Another factor is that the business is owner-operated by Carol and her husband Mark, along with Jason Ladyman and Clint Gratwick, and all have extensive experience in the pool construction business. “The people who own the business run the business and we carry out every step of the process from start to finish,” Carol explained. “We also choose to stay small. We're about quality, not quantity.” As to what the judges of the pool awards look for, Carol said they focus on engineering, construction, practicality and aesthetics, and Exclusive Pools ticks all the boxes.
Exclusive Pools specialises in wet edge and infinity edge pools, water features and glass finishes. The company also caters for the smaller plunge and lap pools - or spools as Carol calls them which are gaining popularity as land values rise and house blocks shrink. Smaller house blocks also affect the location of a pool and the concrete for the pool is usually poured before the house is even built. “People often want their pool right up next to the house and the boundary so the design
