Rocky times call for realistic expectations THE world of real estate is about as rocky as the Andes mountain range. One minute prices are up, one minute they are down, and sometimes they plateau, bringing the market to a sluggish halt. The recent frenzy at the lower end of the market has brought some joy, but there are still many questions running through buyers’ and sellers’ minds. Will prices come down further? Should I enter the market now? What is the best suburb to invest in? When should I sell? Is the financial crisis going to affect me? The questions are seemingly endless, and can send one crazy just thinking about it.

While there are those who believe the high end of the market is starting to show increased sales activity, others say we are yet to see a marked improvement. Hegney property Group executive chairman Gavin Hegney said while Cottesloe, North Beach and Mt Lawley were showing an increase in sales, properties were

being sold for lower prices. REIWA principal Rob Druitt said despite the strong activity in the first-home buyer and investment sectors, the upgrade and premium property markets were still relatively slow. “This section of the market is not concerned by interest rates; what it needs is confidence,’’ he said.

“Buyers want to be certain that prices have stopped sliding before they buy, so many would-be buyers are sitting on their hands.’’ Raine & Horne chief executive Mark Sinclair agreed, saying sales of properties over $600,000 in WA were expected to remain sluggish during 2009. He said there would be a “Mexican standoff” between buyers and sellers, whereby buyers were reluctant to purchase because they expected house prices to fall further, and sellers were not prepared to sell their home for lower prices. “Overall, it has been a reversal of fortunes for the top and bottom end of the WA real estate market

during the past year,’’ he said. “This time last year, the bottom end of the real estate market was struggling due to high interest rates and affordability issues. In contrast, the top end of the real estate market was still performing strongly due to the resources boom. “Today, the bottom end of the market is now in full swing due to more affordable house prices and lower interest rates while the top end of the market is now in contraction.” Whether you want to buy or sell, one important factor remains, and that is to be realistic with your expectations in the current market.■

Wallpaper: Beyond paisley, stripes

Art or wallpaper? Why not both, asks this Swedish designer. By TANYA MACNAUGHTON SWEDISH interior designer Ann-Louise Lollo Jansson has always had a passion for wallpaper and appreciated its contribution to creating a certain look and its ability to inspire atmosphere. In her homeland, wallpaper was a natural aspect of interior design so when AnnLouise moved to Australia and started working on projects, she was stunned to discover the wallpaper range she envisioned was unavailable here. Not happy with having to settle for an alternative, the interior designer sprang into action and last March started Scandinavian Wallpaper and Design with the aim of being able to share a variety of innovative wallpaper designs with others. “We specialise in wallpaper that really has an impact on people and helps to enhance their living

spaces,” Ann-Louise said. “There is Scandinavian-designed and manufactured wallpaper, as well as wallpaper from other parts of Europe from manufacturers who have perfected the art of wallpaper over many years. “Designs are printed onto a new generation of wallpaper called ‘wallsmart’ which are easier to hang and to strip, but many don’t even need to be removed, as a new layer of wallpaper can be hung on top of the old one.” When it comes to the designs, AnnLouise is not referring to just any old paisley or stripes. Many of the wallpapers within the collections can be custom-made to suit

the size of the walls. The Mr Perswall - Walls On Demand range prints wallpaper from an image supplied by the customer, while Photo Collection brings the outdoors inside with super-sized shots of rocks, grasses, flowers, clouds and other materials where the images takes on an abstract effect because of their detail at a huge scale. The Accessories Collection features full-size graphic images such as an armchair, a bureau, a chair, a dress on a hanger or a stack of books. “At first glance these objects appear as completely believable fixtures in a room but a closer look reveals them to be a print which actually plays up the flatness of the medium,” Ann-Louise said. “These prints come in standard sizes but can be custom-made to size or colour and are great for awkward or small spaces.” Other traditional and digital-printed collections are available as well and can all be viewed online at www.wallpaperdecor.com.au or at the HomeBase Expo display in Subiaco. “The response so far from around Australia has been overwhelming,” she said. “The wallpapers are for anyone who is looking for something different, who don’t want the mainstream look and wishes to put a personal stamp on their home.”■

STREET LIFE Much of its character, dating back to the 1800s, has been preserved, writes AMANDA RANKIN NAMED after the longest reigning British monarch, Queen Victoria Street in North Fremantle was originally known as Perth Road. In the late 1800s it was a bustling main street with a town hall, post office, chapel, police station and roadside inn. The road was a crucial link between the colony’s two main centres and has maintained many of its heritage buildings and history – and even boasts a ghost. The Swan Hotel, built in 1888, was a much-needed watering hole for the thirsty, dusty travellers on their way between Perth and Fremantle. It was conveniently situated just north of the original timber bridge built by convicts in 1867. The hotel burned down in 1922 and was replaced by the current building featuring the decorative stucco work and tuck pointing popular at the time. And it is still serving thirsty travellers. Queen Victoria Street has its fair share of heritage-listed buildings, with the original post office and town hall, the chapel and other buildings beautifully maintained and now home to antique stores and retailers.

Matilda’s Antique Centre is in the former town hall and owner Paul Bowles can retell a few tales about the beautiful old building. “Old boys come in here and tell me stories about the place,” Paul said. “Like the dances held for the US soldiers during the war. Then when North Fremantle Council became defunct in 1962 it became a community school, hence the amazing mural painted on the side of the building.” Paul said the street was once a busy centre, with a butcher, cake shop and other stores but at some point went into decline. Now the street is back in business and apart from its reputation for fine antiques, there are new kids on the block that have turned Queen Victoria Street into a hip spot to hang out. Top of the cool list is Flipside Burger Bar, with its communal wooden table, funky lights and outside tables, chock-a-block with equally hip people munching on chicken burgers and chunky chips. “Flipside has been a revelation to the street because it brings in a whole lot of young people, as does Mojo’s,” Paul said. “And Tonic Cafe does the best coffee. really hard to get the street the way it is. It’s become a beautiful little hub for antiques but now there are great places to eat too.” As for the ghost, this Victorian figure in a blue coat has been seen several times by the antique dealers who work out of Churchill Antiques, an exquisite building that was formerly the chapel. Now full of delicate old china, crystal glassware and all sorts of remnants from the past, the building has a pervading sense of history. Contrasting with the heritage buildings on Queen Victoria Street are several contemporary

architect-designed premises fronting the Northbank residential development. Argos Apartments, designed by Sasha Ivanovich of SIA Architects, is an amazing vertical stack of concrete and steel that faces onto Fremantle Port. SIA has its offices on the ground floor and Sasha lives in the apartment above.
