Peard Group shines at REIWA awards
Dunsborough draws closer New Perth to Bunbury bypass should cut travelling time by 30 minutes THE newly created Perth to Bunbury bypass will bring Dunsborough 30 minutes closer, making it more attractive and accessible to potential buyers. Stocker Preston Dunsborough property consultant Andrew Wynne said the bypass would have a big effect on accessibility to the area, and Dunsborough would no longer be perceived as an overnight destination. “The opening of the bypass
link will now allow people the opportunity of enjoying the attractions of the South-West and returning in the same day,’’ he said. “This has been highlighted with the absorption rate of entrylevel homes in the region and the shortage of choice now under $600,000. “The number of homes in this price region has dried up considerably, with the first-home
owners boost to be dissolved before the end of the year. “This has created a new entry-level platform with existing homes in the Dunsborough region in particular.” Mr Wynne said the Bunbury region was the second fastestgrowing region in Australia behind Queensland and all trends indicated this migration to the South-West region woluld continue. “All statistics compiled over the past 10 years reflect the continuing trend of relocation to this area,’’ he said. “Shire of Busselton planning
strategy documents, coupled with current statistics and growth trends, show the region currently having a net gain of 17 persons per week. “This reflects an average population growth of 3 per cent and will increase to 19 persons per week by 2026. “This growth rate in percentage terms is 30 per cent higher than the State average.” Mr Wynne said the Dunsborough region and surrounding district was at the start of a new, long-term growth cycle which would yield long-term benefits for property buyers. ■
Perth’s annual home sales top the nation Much better balance between supply and demand, coupled with modest capital growth PERTH has recorded the highest improvement in residential sales compared to any other Australian capital for the 12 months to June 2009. Figures released by property expert RPdata show house sales jumped by almost 60 per cent in Perth, compared to 32 per cent across Australia. Based on analysis recorded by RPdata research director Tim Lawless, the number of homes sold in Australia went from 98,500 in the June quarter last year to 130,000 this year.
“The future is looking brighter for Perth, with the resources sector once again picking up a modest degree of capital growth returning to the market,’’ Mr Lawless said. REIWA president Rob Druitt said Perth now had a much better balance between supply and demand, with about 12,800 properties for sale at the end of June, down from 15,000 in March. “The number of selling days has dropped from 76 in March to 70,” Mr Druitt said. “The price of residential land in Perth grew by just over 9 per cent in the quarter,
from a median of $220,000 in March to $240,000 in June. “Units and apartments also saw strong growth in the quarter, lifting by almost 9 per cent from a median of $349,000 to $380,000.” Sydney recorded the second highest improvement in home sales volumes over the past year, with volumes up by 38 per cent. Brisbane volumes were up 35 per cent and Melbourne sales were up 30 per cent. ■
PEARD Real Estate Group shone at the recent Real Estate Institute of WA (REIWA) annual gala ball, picking up a swag of awards. Two sales representatives from the Peard Real Estate Group were ranked in the top five sales people in the State. Jarrod O’Neil from Peard & Associates in Hillarys achieved second place in the State for Top Sales Person (by listings sold) while David Weir from Peard Real Estate Scarborough achieved fifth place. Overall, the Peard Real Estate Group set a new record in sales turnover for the 2008/2009 financial year, with total property sales well over $850 million. Peard Real Estate Group managing director Stuart Cox said the company sold 1704 properties during 2008-09 with an average listto-sales ratio of almost 80 per cent. “The average sale price of a property sold by Peard Real Estate last financial year was $509,375, which was much higher than the overall median price of a home in Perth,’’ he said. “One of the highlights of the last financial year was the opening of our new Scarborough office located at 68 Scarborough Beach Road, Scarborough. Currently celebrating its first birthday, Mr Cox said the new Peard Scarborough office had exceeded all budget expectations. “In February 2009, the Peard Scarborough office opened a new property management division and this is going from strength to strength,’’ he said. “Based on current growth predictions and careful planning, we expect the Peard Scarborough office to become one of the best performing offices in our group over the next two years.’’ ■

A small block can pose a challenge to many builders but one western suburbs building company used a unique construction method to build this striking Mosman Park home. Online shopping for European designs An Australian and French partnership provides a foundation for a new business.
INDULGING in the latest European home design products at affordable prices has just been made easy with the launch of homedesignplus.com.au. With a product range of more than 500 stylish quality pieces, the direct-to-public online site features the most up-to-date European trends in home furniture, sofas, bathrooms and bathtubs, garden design, letterboxes and accessories. Based in Sydney, the online company is the brainchild of French entrepreneur and general manager Dominique Portier and Australian co-founder and IT specialist Chris Hermann. The two met through a mutual friend after Dominique relocated to Australia and was already running a similar French online business.
The Australian division was created to provide Australian interior designers access to the same top-quality, cutting-edge and inspired home design products as their European counterparts, but with huge savings and without having to leave the comfort of their homes. “The most obvious answer to why we launched the business was because no-one else was doing it,” Chris said. “We spent a lot of time researching what was already out there online in Australia, as well as in Europe and the US. “The main difference that we found between Europe and Australia was that the online market was far more developed in Europe.” Chris said they had tried to make the site as easy to use as possible to get to the
products quickly. The homedesignpluscom.au layout is very straightforward with new products and specials on the home page, and then sections for each of the category ranges. “We spend a lot of time researching products, looking for things that make them stand out, whether it’s a trendy new design, something a bit retro, or bringing something that most people would think is out of their reach, like leather massage chairs and stylish bathroom vanities,” Chris said. “We work with the French office a lot to compare thoughts on designs and what’s fashionable in Paris. “We have some very classical European designs – not just Parisian, but with designers from Italy, Sweden and France – so we get a really broad range of influences.”
