A REVAMPED Federation home in Subiaco sold less than 24 hours after featuring on the cover of exclusive western suburbs real estate magazine Residential. The restored four-bedroom home on Hamersley Road attracted several offers in less than a week on the market, according to Property People principal Michelle McGill. “It’s everything that a family could want, right in the middle of Subi. It is 599 square metres and there’s not a lot of family-sized blocks in Subiaco,” Ms McGill said. Original period features such as the fireplace, ornate decorative ceilings and coloured leadlight windows were retained when a second storey was added to the home in the 1980s.

IT seems apartment living is becoming more attractive, particularly in the city. PETER TURNER, of Mack Hall and Peter Turner Associates, shares his top-five tips for buying an apartment. 1. POSITION AND VIEW These are crucial. It is important to have a good location, close to facilities and, if possible, nice aspects like views to the river, city, park or trees. These things also add value to the property and are good for resale.

Altitude steps up for Subi Auction of AFL memorabilia attracts 300 fans and raises $10,000 for the club, reports ANDREW GREGORY WESTERN suburbs real estate agency Altitude raised more than $10,000 for the Subiaco Football Club with an auction of AFL memorabilia. Subiaco’s footballers were gracious hosts, serving drinks and food to about 300 Lions faithful who gathered at the club’s inner sanctum at Leederville Oval. Nova 93.7 presenter and former Australia cricketer Ryan Campbell served as MC of the event, calling on the AFL royalty in attendance to share a few anecdotes. Former Richmond coach, St Kilda player and popular commentator Danny Frawley shared some of his thoughts on the game. The high-profile commentator for Fox Sports and Triple M was at ease while mingling with the crowd. His appearance in Lion-land was part of a week-long tour that will include visits to football clubs in Northam, Hyden, Cockburn Lakes and the

WA Police football club. West Coast’s All-Australian ruckman Dean Cox fielded a few questions on the Eagles’ 2008 season and the road ahead. Signed AFL jumpers, portraits of stars Chris Judd and Lance Franklin, and even an Anthony Mundine boxing glove, were all auctioned to raise funds for the club. Altitude is the club’s major sponsor, with company director Scott Watters also serving as head coach as the Lions pursue a third consecutive premiership.

Watters and the club had much to celebrate, with the former AFL star last week re-appointed to the senior coaching role for a further three years. Club president Neil Randall said Watters had introduced a high level of professionalism with specialist coaches and mentors in facets of football and life. “This announcement will give all players and members a clear direction, and it will boost excitement and anticipation around the club.” ■

2. ORIENTATION Look for an apartment with good natural light – north and east facing are big advantages in winter and are more pleasant in summer. Also, look for balconies that receive plenty of sunlight. 3. WELL MANAGED, MAINTAINED Properties that are not maintained well are not attractive to buyers. The outside appearance of a building should not be dirty and stained or with paint flaking. The presentation of gardens and the apartment itself are also important. 4. SIZE Be aware of the size of internal living areas – higher ceilings are better and rooms must be of practical space. A small apartment might have a huge balcony, but this is only good if you intend spending a lot of time outside. Parking bays and storage areas are also important factors. Two car bays are valuable, especially for resale, and look for a reasonably sized storage area that is private and secure. 5. STRATA FEES Make sure you are aware of the fees, including reserve fees, and if there are any plans that may increase these fees. It must be good value for money, so make sure the people who are managing the building are not charging too much. Keep in mind whether or not how much you are paying relates to the facilities available at the complex.

The Regal Theatre’s art deco elegance spans the decades IT was the evening of April 27, 1938, and Perth filmgoers flocked to the newly-built Regal Theatre in Subiaco for the opening night of Love Under Fire. Sound had arrived at the movies and the new talkies depicted glamorous movie stars and luxury lifestyles far removed from the reality of life during the Depression. In the elegant auditorium there was seating for 1050 people along with a pram room and a crying room. The crying room was a soundproofed enclosure at the rear of the auditorium where mothers could sit and view the program with their children without disturbing other patrons. The Regal Theatre was built in 1936 on the site of the Coliseum Picture Gardens and is a rare example of the art deco cinema architecture of the inter-war period, a style that was popular in Perth during the 1930s when the motion picture industry was booming. The striking building with its circular tower is a prominent landmark in Subiaco, located at what is now the suburb's busiest intersection at the corner of Hay

Street and Rokeby Road. It is the only art deco theatre still standing in Australia which has a double-sided frontage, and much has been invested to maintain the original integrity of the building. The design of the Regal is attributed to William G. Bennett, a well-known architect during the 1930s who was responsible for the Plaza Theatre in Hay Street and other metropolitan and regional cinemas. In 1946, the Regal Theatre was sold to Clarence “Paddy” Baker whose family had been associated with the Coliseum Picture Gardens. Baker operated his own travelling picture

show until he purchased the Regal Theatre and on his death in 1986 he left his beloved theatre in public trust. The theatre is now owned – on behalf of the public of Western Australia – by the Baker Trust, which was established in the year preceding Paddy's death. The Regal Theatre continued to show films until the 1970s when competition from television and video threatened its survival. A proposal to

refurbish the theatre for live performance was accepted and in 1977 it was converted to live theatre use. It was still occasionally used for film and this dual use saved the Regal Theatre from demolition or conversion to other uses, a fate that befell many other suburban Perth cinemas. Since 1986 the theatre has been used exclusively for live performance. ■
