IN the current mortgage market the most frequently asked question is ‘should I refinance to another lender to get a better rate’? The simple answer is no. Here’s what you should do instead. Firstly, find out your current interest rate, as of today, and not by looking at your previous statements from the lender. The current standard variable rate is about 9.3 per cent but no one should be paying that much. Even if you are, it doesn’t necessarily mean you are with the wrong lender. I know most of us would love to say they are leaving their lender to go enjoy the greener grass on the other side of the fence. But the truth is, they probably have the wrong home loan product rather than the wrong lender.

Wise and worldy words A best-selling author and an expert in wealth creation through property, Michael Yardney, shares his thoughts on the real estate market with ANDREW GREGORY. How has the housing market changed in the past 30 years? The big difference between now and then is what properties cost. In March 1980, the Perth median house price was $39,700 according to REIA figures. About that time, I bought a family home in Melbourne for about $36,000 and it was expensive, but there was a first homeowner’s grant like there is today. Credit is much easier to get nowadays. In the old days, you had to have a track record with that bank, a savings record, and you’d have to go to the bank manager’s office wearing a suit and beg and grovel. When you got the home loan, you were not sure how you would ever pay it off.
THIS week, Altitude Real Estate director Chris Tonich shares his tips for preparing homebuyers to auction their property.
BE MINDFUL OF PRESENTATION AND CHECK THE CALENDAR Presentation is everything. When showing the home forget functional and dress the home as if it is a bride on her wedding day. Remember to check the calendar so that auction dates do not coincide with any major holidays or important dates. For example, election days and grand final day.
What do you think about the boom-and-bust nature of the residential real estate market? Well-located properties will double in value every seven to 10 years. The trouble is the booms and busts along the way, which relate to fear and greed in consumer sentiment toward real estate, and the mentality of the herd. Ironically, it is during a boom that people are most confident about the property market, and some will over-commit and/or buy any sort of property. When the market moves into a bust phase, it is easy to get carried away with all the bad news and miss the good things that happen in between. When you’ve owned property for a long time, the boom and bust cycle doesn’t affect you as much. But the “closer” you are to the market, the more concerned you are.
ADVERTISE EXTENSIVELY Use advertisements in surrounding suburbs to bolster viewings. Real estate websites and professional photographs can showcase a home’s best features. Photography is an important advertising tool. A twilight photo shoot can look amazing and may seduce buyers to visit.
What’s your outlook for the Perth market? The statistics do not reflect the two-tier market in Perth. The last few years have hurt some people more than others, and those people are the ones who bought into new estates, and real estate speculators. Higher rates and higher petrol prices have more of an effect on those groups than on people who bought closer to the city. In the next year or two, Perth (median house value) has to back up because it has done too much in the last two years. It is now getting back to the low, single-digit percentage increases. Perth really shouldn’t have a higher median price than Melbourne, Brisbane or Sydney. It has to fit into the big scheme of things. I don’t see it falling significantly but I do see low growth for a couple of years. How will the overall economy affect WA’s residential real estate market? The WA market is underpinned by very strong fundamentals. The world economy is having troubles – we know that – but the WA economy is more closely aligned with China and India, and getting a huge boost from that. We know that this is not going to last forever, but the 15, 20 and 25-year deals for iron ore and minerals mean that it will last for some time. Interest rates are very likely to start coming down. Employment will remain high and, more importantly, immigration is high and we need houses for them to live in.

LOCATION, LOCATION, LOCATION On auction day, be careful where the auction is executed. Bidders can be deterred by the sound of traffic, loud neighbours and so on. BE FLEXIBLE WITH THE DATE AND CONDITIONS OF AN AUCTION An auction campaign should run for four to six weeks; however, if enquiries are low, consider extending the auction date in order to invite the opportunity to generate more interest in the home. INSPIRE POTENTIAL BUYERS TO ACT NOW When advertising, make sure buyers know the home will be auctioned unless sold prior. JANE EVANS takes a look at the jewel in Perth’s crown
The ascendancy of Kings Park to our favourite place KINGS Park’s Mount Eliza was discovered by Europeans as early as 1697 when a Dutch expedition of three ships led by Willem de Vlamingh explored the river subsequently named the Swann and on January 5, climbed to ‘high ground.’ However, it wasn’t until almost 200 years later that Mount Eliza was gazetted as a public park – Perth Park – by the Commissioner for Lands, Sir Malcolm Fraser. Mount Eliza was known as Kaarta Gar-up by the local Nyoongar people and had always been a significant gathering point for Aboriginal people. The area at the base of Kings Park, known as Goonininup, was an important ceremonial and dreaming area for Aboriginal males. When Europeans took ownership of the land, the most prominent Nyoongar elder, Yellagonga, accepted the newcomers courteously and without animosity. In 1897, Perth Park Road was opened by Sir John
Forrest and the area of the park increased to 1017 acres. The year of federation, 1901, also marked an important year for the park when it was renamed The King's Park on July 23 to honour the accession of King Edward VII to the throne following Queen Victoria’s death. Throughout its history, there have been many attempts by the public to excise land from the park for other purposes. The first of these was the proposal to site the University of Western Australia in Kings Park, which was eventually abandoned in favour of adjacent Crawley. In 1965, the 17ha Botanic Garden was officially opened in Kings Park, with its centrepiece the
Pioneer Women's Memorial Fountain. Today, Kings Park and the botanical gardens occupy approximately 400 hectares of Mount Eliza overlooking the city of Perth and the Swan River. clashing patterns are worked with bright powerful colours. “My personal highlights would have to be the launch of Burlesque – Sexy Glamourous and Fun. “Burlesque is the latest trend to hit the catwalks and Graham and Brown’s opulent collection of the same name was launched at Heimtextil 2008,” she said. “The collection features oversize florals and feather plumbed Damasks, gilded birdcages and hourglass curves combined with theatrical glass effects, dazzling metallics and a full colour pallette ranging from barely there pearlised effects to the full on glamour of crimson and kingfisher,” Ms Culbertson said.
