WHAT are you waiting for? Now is the best time to buy Perth real estate in years: the average home price is down more than 4 per cent this year, interest rates are on the downswing and surging population growth will ensure there is strong housing demand for decades to come. There has already been one interestrate cut of 25 basis points and a cut of up to 50 basis points has been tipped by economists as early as next month. What more do you need to climb back into the WA market – either as a residential home owner or an investor? New population projection figures released by the Australian Bureau of Statistics indicate high demand for property in Perth will continue for at least the next five decades. In its Projections Australia publication, WA’s population is forecast to more than double – from 2.1 million to about 4.3 million – by 2056. That equates to an average annual growth of 1.5 per cent . Monash University demographer Bob Birrell predicted Perth’s population alone would soar to 2.1 million by 2021. An

influx of 640,000 people over the next 13 years would represent the fastest rate of growth for any Australian city in history. New-housing starts are forecast to be 4000 to 7000 below the 25,000 needed next year, and there is no improvement predicted in the foreseeable future. So, where are all the new residents going to live? Primed with cash, they will exert heavy demand for existing housing stock, experts say. BIS Shrapnel managing director Robert Mellor sees plenty of upside for Perth property prices. Population growth and
the new-homes shortfall would likely push up prices by a more realistic 5 per cent annually as early as next year, he says. “Given a further lift in the (mining) cycle, there are no negatives out there that would support more of a fall in prices,” he said. “And with interest rates declining, there should be further support for the market early next year.” REIWA president Rob Druitt says the population boom means people looking to buy could have confidence in the market. “Homebuyers looking at the medium to long term should have no doubt of the positive outlook for WA’s property market,” he said. US real estate mogul R Donohue Peebles, who has built a US$4 billion property empire through buying on the dips, describes the latest American property market crash as “a tremendous buying opportunity”. “Real estate is always the best longterm investment,” he said. “There will be a lot of people making a lot of money during this downturn. You need to think: Why not me?” ■

As coach of the new WAFL premiers, the Subiaco Lions, Watters joined in the celebrations after the club claimed its third straight premiership, defeating Swan Districts last week. Watters was not the only one celebrating at Altitude – the major sponsor of the Lions. Subiaco utility player and Altitude sales consultant Chris Hall was awarded the
Simpson Medal for a best-on-ground performance in the grand final. It was Hall’s second medal victory in as many years and his third premiership with the club since being drafted from South Australia three years ago. Watters and Hall said the club’s latest premiership success was the culmination of a hard year on the training track and long hours at the office. They believe their sporting backgrounds serve to strengthen their work ethic and professionalism to succeed in real estate. As for striking a balance between busi-
ness and sport, the duo recognise the many shared principles that apply between being part of a successful football club and a top real estate team. “There are great benefits in employing sportspeople, as they realise the need to be driven and focused to achieve their goals,” Watters said. After winding up celebrations after the premiership win, Watters and Hall are now focusing on their other passion – real estate. “It takes a little bit of pressure off now that footy’s over,” Watters said. ■

INVESTORS can buy into Australia’s residential housing market without the hassles of directly owning real estate through a new financial product to be listed on the stock exchange. The ASX has teamed up with property data companies RP Data and Rismark International to introduce residential property derivatives that can be bought like company shares. Due to hit the market next year, investors will be able to trade in derivatives or future contracts in major Australian housing markets – without owning any property. Rismark managing director Christopher Joye said a residential property derivatives market was a cost-effective way for investors to access index-linked exposures to the $3.2 trillion asset class. “Previously the high transaction costs associated with residential property investment have made accessing this asset class on a diversified basis difficult,” he said. The proposed property derivatives market will use the RP Data-Rismark “hedonic” price index, a comprehensive pricing method that counts factors like the number of bedrooms and bathroom, and land size. RP Data chief executive Graham Mirabito said the selection of RP Data-Rismark indices vindicated its position as the market leading measure of Australian house price changes over time. “As property derivatives markets have begun to boom all around the world, this agreement with the ASX was a compliment to the achievements of the group since its inception in 1991.” “In the UK, the world’s largest property derivatives market, there are currently over ($A15 billion) worth of over-the counter commercial and residential property derivatives outstanding,” Mr Mirabito said. ■

YOU only need to take a drive up to the hills suburbs such as Mundaring, Kalamanda and Gooseberry Hill to realise that there is not a great shortage of natural rock in this great state of ours. What may surprise you then is that many of the rock features, pool surrounds and waterfalls found in gardens which are admired by us all have been created using artificial rocks.
