RP Data said property market values showed resilience in the year to May when compared with the stock market, when the benchmark S&P ASX 200 index fell 10.8 per cent. Another factor thought to be “putting a floor” beneath property prices is Australia’s growing population, especially in light of a flat residential construction sector. Approvals for new dwellings Australia-wide fell 1.4 per cent in May, according to the Australian Bureau of Statistics, with Western Australia recording a 2.4 per cent fall.

PERTH was the only Australian capital to record a material decline in property values in the year ended May 31, according to property information service RP Data. The firm said dwelling values in Perth fell 1.2 per cent in the period, with the median value property now slightly less than $500,000. Housing values tumbled about three per cent, Tim Lawless while units fell one per cent. In the South West region, property values fell five per cent. All other capital cities recorded price rises, with Adelaide homes leading the charge with a 20.1 per cent climb, followed by Brisbane (13.5%), Melbourne (10.9%), Canberra (8.7%), Darwin (8.3%), and Sydney (2.8%). “Despite consumer and business confidence being at

While it’s mostly apartments and fewer houses in Crawley, that has little impact on the prestige of the area and the associated price tags. In the 12 months to March 2008, there were 67 sales of multi-residential (units, apartments and townhouses) homes in Crawley, according to REIWA, with a median price of $640,000 and a highest price a tad over of $3.3 million. “It is a unique little enclave really. The suburb was historically the domain of retirees, with a greater cross-section of residents developing as professional couples move in to the area. “Historically it has been retirees, but that is changing now a lot of professional couples who want to live close to the city but don’t want to be in a West Perth-type

apartment situation. With apartments around the $3.5 million mark, there are some fairly high profile people in the area.â€? While there is no talk of a property market slump in the area, David said the market had been a bit patchy. “We’ve been quite busy, with good sales in the last four or five months. We haven’t seen a major downturn at all.â€? “The market is still very buoyant, but there’s not a lot of listings. People have been looking around for the past two or three months, but the stamp duty changes put a bit of a dampener on that situation.â€? “Even so, there’s a lot of pent-up demand. A lot of people have been looking around, and for the balance of this year we will see a lot more activity in the market.â€? Ali is a self-described “renovation queenâ€? who draws on a lifetime of experience when preparing a residence for inspection by A-list buyers. “Most people who move to Crawley rarely leave. They often move up a few floors in the same building for better views, or into a townhouse,â€? she said. â–
New home sales decline A DECLINE in the number of new homes sales for the month of May is not surprising, according to HIA Executive Director John Dastlik. Following healthier reports for March and April, the HIA New Homes Sales Report is compiled from a sample of the largest 100 residential builders in Australia. There was a fall of 4.9 per cent in the sale of detached houses in WA, the third decline in five months. But WA’s performance remains better than other states for this year. He said there was little surprise in the findings, “which occurred at a time when we were already grappling with a very large affordability problem.� He saw little change in both buying sentiment and new home building over 2008/09 although WA needs to build 7000 homes a year to keep up with underlying demand.

JANE EVANS takes a look at Royal Freshwater Bay Yacht Club

Yacht club alive, thriving after 112 years CAPPOQUON House and its grand surrounds were something of a local attraction in 1900. Today, the prefederation homestead is still as much an iconic building of the Western Suburbs and is what we know as the Royal Freshwater Bay Yacht Club. Distinguished colonist Edward Keane established the club in 1896. His former residence in Peppermint Grove has been the clubhouse for almost 75 years and has retained the charm and quality of its bygone era. “The club has been a gathering place for the western suburbs community for over a hundred years. Eighty per cent of members live within 8km of the club,” said general manager Andrew Stachewicz. While it has maintained its reputation as a centre for sailing excellence, the club is not all about sailing – the benefits of membership extend beyond owning and participating with a boat. According to Mr Stachewicz, the club knows how and when to celebrate. The Y2K gala party was one such event with 3500 guests, making it one the biggest private parties in Australia – and an event still regularly talked about in the Western Suburbs. However, Mr Stachewicz maintains that the club focuses on sailing as its core activity. After 112 years, the competitive spirit of the Royal Freshwater Bay Yacht Club is still alive and well, and one only has to be present in the members bar after a race to witness this. A big bell on the northern side of the room is expected to be rung by members who have “got the gun” – or
won the race – and they are then expected to buy everyone present a drink. Twilight sailing takes place on Wednesday evenings in summer and mid week sailing is all-year round on Thursdays. The clubhouse comprises members’
bars and verandahs, along with dining and private function rooms. The picturesque location combined with the grand character of the building make it an ideal venue for entertaining. Thursday’s pasta and roast night has become an institution and there’s a la carte dining on Friday and Saturday.
Keith Klogh has been the executive chef at the club for over a year after moving to Perth from Dublin. He says his secret to success at the club has not been in competing with fine dining restaurants, but instead “providing that home away from home feeling”. ■

Home designed never to age Natural materials add to the rustic dimensions of this uniquely-built double-storey, reports COURTNEY NOTTE OWNER and architect Karlene Marzec of McIntosh Marzec Architect has made creating a home of this calibre look easy. Ms Marzec said she designed the double-storey residence, which was built in 2002 by Rokbuild and abutts parkland, to maximise the sweeping river, ocean, jetty and yacht club views. The 522sqm corner block was purchased with the intention of capturing the best views possible, but the impressive panorama is just one of this homes admirable features. A combination of external materials has created an interesting and original facade. Narrow panels of Narrogin brick flank natural limestone walls. When viewed from certain angles, the contrast between the materials adds dimension and shape to the three pyramid shapes that house the living areas and sleeping quarters and achieves a timeless quality. The trend is continued inside to great effect. Ms Marzec said she used natural limestone, timber, marble and glass extensively in order to create the timeless effect. “These materials don’t date,” she said. “The use of rustic interior limestone means that in 10 years, people won’t pick the age of the house. And, should the limestone age over the years, it will only add quality and character to the house.” Artist Oliver Sage custom made a copper and glass water feature that
sits by the front door and has a white translucent glass insert. This glass has been used in several areas to create a feeling of light while protecting privacy and modesty. Mixed-height ceilings in the three living areas create different spaces inside, while feature mosaics distinguish each bathroom. Teak flooring has been used in the main traffic areas on the ground floor, which boasts four bedrooms, including a luxurious master suite. The tiered positioning of the pyramid shapes allows river and parkland views from each room. A laundry, shared bathroom and activity room with a kitchenette service the rooms on this level. There is a nine-metre soft drop to the next level of housing from the outdoor entertaining terrace with a suspended pool, meaning the view can never be built out. Upstairs is a home office or second living area. It is next to a bathroom and separated from the spacious open-plan living areas by the central staircase. patio, alfresco, pool, water features, paths, driveway, plants, trees and even artwork, but encouraged people to make the switch from halogen lights to LED (Light Emitting Diode) technology. “We believe people should switch to LED lighting altogether and move away from halogen lights,” Ms Enke said. “Halogen can get quite hot and this could be dangerous in the garden. “The maintenance of halogen lights is also quite high with bulbs needing replacing. “The LEDs are highly recommended for use outdoors, they can be submerged in water so they are ideal for water features and in ponds and they are safer as they don’t get hot.” Ms Enke said lightscape design was about setting the mood, blending science and art and focusing lights strategically to create an emotional experience. “This can be achieved using a range of lighting options such as uplights, downlights, spotlights, path lights, bud lights, underwater lights and so on,” Ms Enke said. “Uplighting and downlighting are the most requested lighting effects. “Uplighting is used to create focal points in the garden – it gives depths and contours to objects and plants when lit from below. “Downlighting creates less shadow and provides a fuller light. “The popular trend at the moment is to have
deck and step lighting – lights which are integrated into wooden decking and steps. “You can also install lights into pots by passing the cable through the feeder hole and backlighting the plant. “A relatively new product which is becoming increasingly popular is paver lights – these are recessed into driveways, pathways and around pool areas to provide aesthetic and functional lighting.” Ms Enke said the different types of lights come in a range of colours to add to the garden’s ambience. Different types of lights include: Barrel lights – used in water features, ponds, pools and feature lighting of trees, large shrubs and artwork. Button lights – used in decking, pathways, stairs, artwork and small plants and shrubs. Bollard lights – perfect for illuminating drive and pathways and gardens areas. Half eyelids – lights which are ideal for lighting retaining walls, pool surroundings, stairs, decks and pillars. Ms Enke said the exciting thing about any lightscape design chosen was that they could now be set up on a remote control. “You can control the look, atmosphere and ambience of the garden at the push of a button,” she said. “If you find the lights are a little too bright, some of them also come with dimmer switches.”
