THE BENCHMARK figure for Perth’s residential property market has continued its downward slide in 2008, according fresh data from the Real Estate Institute of WA. Perth’s median house price fell three per cent in the June quarter, slumping to $446,000 just six months after reaching a record high of $474,000 at the end of 2007. The median house price shed $14,000 in the three months to March 31, and a further $14,000 in the three months to June 30. The news follows a recent report by property information service RP

By ANDREW GREGORY AUCTIONEER and former Big Brother contestant Terrence Hardy says there was a serious side to his controversial appearance on the reality television show. Mr Hardy, who auditioned for the show no less than four times in the past six years, says he wanted to show his fellow baby boomers that they could achieve whatever they set their minds to. “Everyone told me that I was an idiot to think they (Big Brother) would want me. And through the years of mocking and cajoling, I continued to pursue that dream and it came true,” the 51-year-old revealed in an exclusive interview with Residential. Mr Hardy has been selling property for 29 years, as both an auctioneer and as a real estate agent, including properties in Perth’s western and northern coastal suburbs. He competed in the WA auctioneering championships four times before taking an organising role in the event. He had to cancel a scheduled appearance at South Australia’s auctioneering championships, after receiving a call from the highly secretive Big Brother producers. Since his eviction from the Big Brother house, fans have mobbed him on the streets of the Gold Coast and at the Karrinyup shopping centre. “What I am getting from the public out there is the impression of a loveable larrikin, and someone who comes across with humour,” he said. “But there is a serious side of me. With this opportunity, from the public profile gained through Big Brother, I can help inspire people to achieve what they want to achieve.” He says he wanted to use the Big Brother experience to test himself in an isolated environment, where he was forced to give up control of his life.

Despite a well-publicised shouting match with younger housemate Brigitte, he gained valuable insights into the often-maligned Generation Y during his time in the Big Brother house. A father of three teenage boys, he says he still wants to understand Generation Y better. “I learned they want to be respected and that the media often give them a hard time. “Now, with the internet, they want answers to their questions immediately. They are not like us, who will sit around a table for a couple of hours talking, or spend two minutes listening to a joke. Their attention span is a lot less but that doesn’t mean they’re not good kids.” While the majority of modern parents did a good job raising their children, Mr Hardy says some parents have much to answer for when it came to unruly children. “It is the pursuit of material wealth; they are not actually giving their kids time with them. They pay their kids off – whether it be with money, gifts, or giving them anything they want. It doesn’t teach them the value of those things, or the value of money.” Members of Generation Y were much better at adapting to change than baby boomers, he says. Mr Hardy is writing a book, sensitively entitled Get Off Your Arse and Stop Whinging and is an experienced motivational speaker. “I talk to people about getting out of the circle of going nowhere, or staying within that circle, and how to step out of that. Most people don’t know they are living in that circle.” “What I am saying is: don’t accept your lot in life, and what you’ve got in your life, if you don’t want it. It’s about courage.” ■

1. Remove clutter. The less clutter you have, the better. Clear the kitchen bench. Make sure the house is light. Have fresh flowers around, coffee brewing or bread baking. A house needs to feel like a home. Most importantly, do not overprice. Take advice from the selling agent and take notice of the market. That matters more so now than it did before. A leafy grove under Norfolk pines at UWA is a delight DESPITE its establishment over 80 years ago, the Somerville Auditorium at the University of Western Australia remains one of the western suburbs’ best-kept secrets. “Many people don’t even know it exists and are surprised by what a stunning and unique venue it is,” university theatres manager Kevin Hamersley said. The outdoor venue features Norfolk Island pine trees, methodically planted to create a canopy. The theatre was the brainchild of William Somerville, a somewhat contentious, yet prominent, senior lecturer who aspired to beautify the grounds of the university. He died in 1957, 30 years after his conception, and sadly never saw the pines grow into the cathedral he envisioned. Today, the auditorium is perhaps best known as the venue for the Perth International Arts Festival's Lotterywest Film Season. The season runs from November through to April and showcases the finest in foreign language films. The auditorium accommodates up to 1200 patrons on its busiest nights,

with the majority enjoying deck-chair seating. It is licensed and offers a catering cabin, but is perhaps most enjoyed as a picnic venue – a great way to soak up the ambience on a warm summer’s evening. “Somerville tends to attract a different crowd from other outdoor theatres around Perth. “Certainly, most of its patrons are from the immediate surrounding regions of Nedlands and the western suburbs, but they are also a more arty and passionate crowd,” Mr Hamersley said. In recent years, the venue has also become home to the annual RTRFM 92.1 In the Pines, a one day music festival in April featuring 20 local bands. This year’s festival featured Jebediah and Kill Teen Angst, among other WA acts, and is sure to be as popular next April in its 17th year. While the Somerville Auditorium may be lesser known than its University Theatre counterparts – including the Winthrop Hall and the Octagon theatre – the open-air venue is by far the most distinct. ■

Nedlands home has a great deal to admire A unique rumpus room sits at the halfway point of the stairs, nestled above the garage. The ways and means to harnessing energy Feng Shui rules and principles are important when you are looking at purchasing or building a home. AMANDA RANKIN THE Chinese have known for thousands of years that unseen energies are at work in our living environment. The ancient art of harnessing this energy and bringing about harmony and good fortune is known as Feng Shui and, here in the West, it has been embraced, albeit an abridged version, with a focus on “good luck” artefacts and quick ways to bring about wealth and prosperity. It’s enough to make a Feng Shui master cringe, but the West is not so interested in the Four Pillars of Destiny and Flying Star Charts – we just want to know where the wealth corner of our home is and where we should hang the Ba Gua mirror. “Feng Shui is not that simple, but what is important is that people start to show an interest in how energy impacts on their life,” said Juliana Abram, director of the Feng Shui Centre in Perth. As a Feng Shui consultant, Juliana spends her time advising people on everything from choosing a home site, to arrangement of furniture, as well as the best dates for all auspicious occasions – be it moving house or getting married. In her recently released book The Feng Shui Way Juliana explains a number of general Feng Shui rules and principles to be aware of when you are looking at purchasing or building a home. Homes positioned near lakes, rivers, public gardens or parks are ideal, particularly if the parks have evergreen trees, a potent symbol of longevity and health because they don’t drop leaves in winter. Water (including the sea, ponds, fountains, streams and even fish bowls) represents the flow of opportunities and wealth in life but the position of the water source is vital. For example, water flowing away from the building will take wealth and money with it. Because beneficial life force energy likes to gently meander, watch out for houses or blocks of land on fast moving highways, steep hills or sharp corners. Inauspicious road patterns can result in ill health, bankruptcy, school failure, family rows and sexual betrayal. Other bad energies sources to avoid are hospitals, cemeteries, nursing homes or anything associated with pain, death and strong yin energy. Look out for homes near pre-schools, playgrounds and children's nurseries as these generally represent positive yang energy. One of the most important things to look for is the “black tortoise” at the rear of the property, traditionally a mountain but in urban settings it can be anything from a high fence or hedge or a building taller than your property. The black tortoise symbolizes longevity and freedom and provides security, support, stability and strength for all that live in the home. The front entrance is the most important area of the house as it is where chi first enters. It must be clean, free from clutter, well lit and clearly defined and should open onto a foyer with rooms branching off it to allow the chi to circulate easily. Watch out for stairs in line with the front door as the life energy will be dragged

In Feng Shui, the kitchen is strongly associated with good health and prosperity as it is believed that illness enters through the mouth and prosperity is associated with having enough to eat. Therefore, a badly positioned kitchen can lead to illness and poverty. The kitchen incorporates two of the five Feng Shui elements – fire and water – and it is

important that the two elements are not in competition with each other. Try to avoid having the oven and sink directly opposite each other and never have the stove positioned opposite to the door leading into the kitchen. If there is one room where we want good energy to flow it’s in the bedroom, a room that impacts our relationships and health. Things to avoid are mirrors, exposed beams, too many doorways and oddly-shaped rooms. The bed’s position is crucial so avoid

placing it under a window (too much yang energy for a good night’s sleep) and don't have your feet in direct line with the door as you will be directly in the path of in-rushing energy. These are just a few of the key Feng Shui features to look out for in home buying and mere taste of the impact chi has on every day life. “People are becoming more conscious of the environment as a rule and have come to appreciate there is more to life than what you can see or touch,” said Ms Abram. ■
