Home sales slump 24 per cent in Australian capital cities NEWS
RESIDENTIAL home sales in the capital cities slumped 24 per cent in the first three months of the year as interest rates climbed and consumer sentiment collapsed. Figures released by RP Data show that home sales in the three months to March were lower than in any quarter since before June 1999, when the real estate research firm began compiling sales volumes nationally on the mainland capitals. After hovering at about 80,000 transactions in all quarters since September 2003, sales swung above that level in the June and September quarters last year – but then local and international economic sentiment

turned abruptly in December. House and unit sales in the March quarter showed their most dramatic slide in the past nine years, falling from just under 80,000 to 58,072. RP Data national research director Tim Lawless said borrowers were reacting to the slower economy by moving away from fixed loans, with the proportion of new loans issued on fixed rates falling from 24 per cent in March to 13 per cent in May. “More borrowers are selecting a variable rate of interest, which is a sign of improving confidence that rates may be stabilising,” he said. Jason Anderson, senior economist with analyst BIS Shrapnel, said sales
volumes normally fell in the March quarters compared with December, but the slowdown this year was much more pronounced than usual. A notable feature of the market weakness was that it was uniform across all capitals rather than being concentrated in Sydney and Perth, as it was last year. Mr Anderson said there had not yet been a sharp decline in values, but prices were “pretty close to flat or marginally down” in the June quarter. There was a prospect of “marginal, weak gains” in housing prices in the next 12 months, on the back of wages and rental growth and serious housing shortages. ■

Porteous goes back to the future with new company

Real estate heavyweight William Porteous saw the potential in the global real estate market as far back as 25 years ago. Now that he has ended his long association with property firm Acton, he is primed to launch himself into the big beyond. By ANDREW GREGORY THE “new” real estate company William Porteous Properties International is actually 25 years old, prominent western suburbs real estate agent William Porteous told Residential. “I registered the name in 1983 but have kept it mothballed. I had run the company for two years before I went back to Acton and throughout my career, I have always done a lot of work for clients all over the world.” “I have clients in Hong Kong and Tokyo, Europe and North America, and I have even had listings in different places such as the USA.” Two-and-a-half decades after registering William Porteous Properties International, the business name has extra relevance in the modern-day economy. “In today’s market, just because you are based in one place, it doesn’t mean you don’t have the flexibility to service your clients from around the world,” said Mr Porteous. “There wouldn’t be a day that goes by that I don’t make two or three phone calls to my clients around the world.” Mr Porteous made headlines this month when he left Acton after decades with the company to go strike out on his own in the highly competitive Western Suburbs real estate market. Mr Porteous said his success in the premium end
of the real estate market was partly due to establishing trust and friendship with his clients. “I think I am very fortunate that, of clientele I’ve had for the last 29 years, most of them have become friends.” “I get a lot of repeat business and there are times, for one reason or another, that discretion is the main reason that a lot of them use me.” Residential asked Mr Porteous why he left Acton this month after so many years with the company. “I think I am a mature sales person, and I think that Acton has grown to be a very large company and I don’t see myself working in that kind of environment, either as a shareholder or as a director. It is not
where I want to go.” After completing a degree in town planning and resource management in his native Canada, Mr Porteous worked in construction at an asbestos mine in the Yukon region. After moving to Australia in the early 1970s, he started working for Alan Bond as a project manager in the early days of the illfated Bond Corporation empire. Then he saw the light. “After being in Australia for six years I finally realised I there was more money to be made in selling properties than working for a development company. That’s when I went into real estate,” Mr Porteous said. “I enjoy my job of selling and that’s probably one of the reasons I have gone out my own - to continue to specialise in the area I want to and to look after my clients in a manner which I think fits, without the distraction of involvement with a big company.” He said people thinking of a real estate career needed to be fully committed to their job and overall, to be honest with their clients. “One has to realise (real estate) is not something you can do part-time and it has to be a total commitment if one wants to be successful. “You need product knowledge and good people skills, which includes honesty - which is the number one. Not trying to take benefit for yourself when it can disadvantage another person. “One of the reasons I may have been relatively successful I have always tried to work for my client to get the best possible price, which sometimes takes extra time.” ■

The Indiana Tea House had its beginnings 99 years ago when the site was purchased for 20 pounds.
Indiana Tea House still an icon WHEN Mrs Donavon paid 20 pounds for a Cottesloe beach site in 1909, she probably never expected the iconic development that would ensue and remain for almost one hundred years after. Today, the Indiana Tea House is synonymous with Cottesloe Beach. Local historian and author, the late Pat Adamson wrote a comprehensive article outlining a comprehensive history of the teahouse since its inception. According to Adamson, the local icon was always more than just a teahouse and dominated the beachfront from its prime position. “The Indiana Tea House was easily the most well known of the beach buildings to appear in that period. It featured in many photographs and with its name painted in large letters on the roof; there was no doubt about its identity.” During the 1920s, on the expansive lawns in front, the first teahouse hosted couples dancing cheek-to-cheek and silent movies.
The lease of the teahouse was transferred to several women after Mrs Donavon. Louise Hamersley was one of them and gave the Indiana its last twilight boost before her death in 1931. With the erection of a new three storey Centenary Pavilion, the ramshackle condition of the wooden buildings on the beach eventually drew criticism. In 1933, the State Gardens Board took over the Indiana’s lease and a year later, the old building was demolished. The Centenary Pavilion reigned as queen of the beach for more than 50 years. Amid bitter protest, it was demolished in 1982 and another pavilion, a single storey building, was built in 1983. A consultation process for redeveloping the site began quietly in 1994 and the new Indiana Tea House was completed in 1996.
The Indiana we know today is a modern dining and function venue, offering uninterrupted views from every window. The use of recycled wood gives one a feeling of old-fashioned warmth, complemented with big cane chairs and an abundance of antiques and wall hangings. ■
WEST Perth apartment block Sunny Meed will be redeveloped to contain 11 luxury apartments after the 47-year-old building sold for about $11 million this month. Sunny Meed was designed by Harold Krantz of Krantz & Sheldon, the architecture firm which designed many of Perth’s apartment complexes built in the 1940s through to the 1960s. Jones Lang LaSalle selling agent Sean Flynn said opportunities to buy landmark buildings like Sunny Meed were rare, and the purchase represented one of the last development opportunities on Bellevue Terrace. “The purchaser of Sunny Meed sees great value in retaining the existing building and has visionary plans for the redevelopment in keeping with the iconic nature of the building.” The new apartments were expected to hit the market later this year. Prospective buyers can register their interest with selling agent Chee Wong of WA Property Project Marketing. Each of the existing full-floor apartments will be enlarged and a second balcony added to maximise views of the city and Kings Park. The building will be given a new façade and a swimming pool. ■

More than meets the eye in a home theatre A home theatre needs to have a degree of forward thinking and planning, reports ANDREW GREGORY CONVERTING a spare room into a home theatre is not as simple as buying a projector and dragging the favourite couch out of the living room. It takes forethought, expert advice and common sense. Andrew Sproul, from Vince Ross Audio World, says a new home theatre requires the same level of planning as any other room in the house. “It is just like any other part of the process. If you were getting a kitchen built or a laundry, you have to have a degree of forward thinking and planning involved,” he says. The ideal area for a home theatre was a discrete place, like a spare bedroom, that is not a thoroughfare and would leak as little sound as possible to the rest of the house. For the purpose of this article, we are assuming that a room that can be dedicated as a home theatre already exists in your home. If the aim is to furnish a living room or open-plan area with home entertainment gear, then a whole other set of factors comes into play. In order not to bog down in technical analysis of plasma televisions, LCD screens and projectors, we will assume that a projector is the best choice for a dedicated home theatre space. Many older homes in Nedlands and other western suburbs have a formal room at the front of the house, which is darker than other living areas and often goes unused. Sometimes jokingly described as the “forbidden” room, it is often the best place to install a new home theatre. The next task is to measure the distance between the seating and the screen, a measurement that helps determine a screen size for the best viewing experience. Mr Sproul has a rule of thumb to determine the most appropriate screen size – the size of the screen should roughly equal half the distance between the screen and the viewer. If there is a 5m gap between screen and
viewer, then the screen should be about 2.5m wide. Note that the width is measured, not the diagonal. This is crucial because if you get a screen that’s too big, your viewing experience will be similar to the front row of a cinema, with headaches and neck pains a distinct possibility after watching a long movie. Common sense tells us that the position of a projector is determined by the dimensions of the room, including the distance between the seating and the screen, which we’ve just covered. Here’s where it gets interesting. The position of the projector is an important
factor in determining which make and model will deliver the best results. In other words, people should take a “horses for courses” approach, instead of choosing a projector on it’s technical aspects and ignoring its intended location. “The sweet spot for Projector A may be 4m back, whereas for Projector B the sweet spot may be much different. It is something to be taken into account,” Mr Sproul said. The home theatre and audio service offered by Vince Ross Audio World aims to maximise value for customers and avoid common and potentially expensive mistakes. “We ask a hundred questions to try to get

into the head of the client – to find out what their expectations are, their viewing and listening habits, and in the end make sure they are getting more bang for their buck. “It is a better way of doing it, rather than people trying to buy something because it has got a good review online or is heavily discounted at a chain store.” Common problems with home theatre purchases include systems that were too complicated for a person to operate, screens that were too big and force the viewer to scan left and right, audio that blasts the audience, and grainy pictures caused by the wrong projector or projector settings. ■
