LLE Long before the Toledo Mud Hens moved into downtown Toledo in 2002, the Warehouse District where Fifth Third Field resides was occupied by scores of warehouses, storage facilities, wholesale offices, and the like. Over the years, the 86-acre industrial neighborhood gradually deteriorated to the point where buildings sat vacant for decades. The arrival of the Mud Hens put a dramatic halt to the district’s decline. Signs of revival were everywhere, from restaurants and businesses popping up all over the place to the renovation of long-ignored buildings that caught the eye of eager new residents – young and old. With the team’s presence as catalyst, the number of home and apartment dwellers in downtown Toledo ballooned from a very few to 7,500 over the last 10 years. Suddenly, to paraphrase Fats Waller’s great jazz classic, this joint was jumpin’! 31

The resounding backdrop to the gamechanging turn of events can be heard still in the heady roar of baseball fans cheering the Hens on each spring and summer for the last 13 seasons. It is sweet music as well to the ears of Joe Napoli, the Mud Hens and Toledo Walleye president and general manager, and the dozens of other Toledoans who had a major hand in bringing the team downtown.

But here comes the icing on the cake: Hensville, a revitalization project that, a year from now, will see the renovation of three historic buildings on St. Clair Street, creating an entertainment district – and a whole new experience for Mud Hens fans. Lest anyone think this is merely a sprucing up of some century-old eyesores, wait until you see the dazzling changes when Hensville makes its debut on opening day 2016.

For starters: • Fans will have access to three rooftop decks, two of them overlooking the action on Fifth Third Field and the third rented out for parties. • Hensville Park, a 1-acre, tree-lined, grassy open air park at the corner of St. Clair and Summit streets. The park is large enough to hold up to 3,000 people for concerts, festivals, and other ballpark-related events.
• A restaurant, bar, banquet hall, and catering facilities will occupy two floors of one of Hensville’s refurbished buildings, and the Swamp Shop will be expanded. Napoli also sees the prospect of businesses like coffee shops or smaller furniture stores moving into the renovated buildings. There is room too for Hensville to host mini-conferences, weddings, and dining and party celebrations.
All told, the Hensville project is expected to draw 150,000 more people to downtown Toledo. Combined with the crowds of 900,000 typically expected at Mud Hens games and Huntington Center events, the total seasonal attendance will almost certainly break the 1 million mark. Joe Napoli calls the Warehouse District “the undisputed heart of downtown Toledo,” and says that Hensville stands to reinforce the ballpark’s power as a magnet, drawing residents and fans as well as investors and businesses. “The rejuvenation of the Warehouse District and now Hensville is an investment in building our community. That’s our sole purpose,” Napoli said.

“Fifteen years ago, we began revamping the district in the face of healthy skepticism. All this was done with sweat equity and elbow grease, and because of entrepreneurs who spurred our greatest amount of development, we went from half a dozen to around 70 businesses who saw the potential of the ballpark and moved into the district.” Napoli said. The end result, he declared, is that “there are perhaps thousands of supporters who can legitimately claim they were

part of the success both of the Mud Hens relocation and now Hensville.” That would include people from all walks of Toledo – the mayor’s office, county commissioners, consultants, architects, federal and state officials, entrepreneurs who see the Warehouse District as a beacon of talent, and fans who reveled in the new vibrancy of the district. “It is truly a community collaboration,” Napoli said.

HENSVILLE Here are descriptions of the three buildings undergoing renovation in Hensville. All are listed as Landmarks on the National Register of Historic Places. They are located on St. Clair Street, itself a Historic District. All three buildings have views of the Maumee River: 3 North St. Clair St Three-story built in 1885. The first floor will become the expansion of the Swamp Shop. The rooftop will be for parties.

Before a single pitch was thrown, before any fans even took their seats, there was a new winner crowned at Fifth Third Field: the Triple Play Nacho. Boasting pork three ways, the swine-spin on classic nachos features crispy pork rinds piled high with tender “We Be Ribs” pulled pork, smothered in cheese and sprinkled with bacon. Oh yes, it’s that good. And in its rookie year on the menu, it’s already a tried-and-true favorite with Mud Hens fans. The nacho dish earned its spot on the menu, edging the competition in The Flock Vote 2015. For the first time, members of The Flock voted on new food items and a fan giveaway during the preseason.
The Flock is the exclusiveme mbership group of Mud Hens Game Plan Holders. Members enjoy behind-the-scenes access to the Toledo Mud Hens, a subscription to The Flock ‘Inside Look’ newsletter and opportunities to take part in exclusive experiences and events, including The Flock Vote 2015, a private preseason Meet the Team event and Flock Appreciation Day. When it came time to cast ballots, these birds of a feather flocked to vote. Pitting two hamburgers and two nachos against each other, The Flock determined which items would be available on this season’s Mud Hens menu. The Triple Play Nacho was the runaway victor in the nacho round, beating out the Chili Dog Nacho. In the burger round – it was too close to call – so both the Mac & Cheese Burger, topped with bacon, mac & cheese and BBQ sauce AND the Fried Green Tomato Burger with mozzarella cheese, fried green tomatoes and a remoulade sauce made the menu.
Craig Nelson, President A Cut Above Catering said opening the decision to The Flock was a fun way to get fan-feedback early in the process. Like all rookies, these new items will have to prove themselves to stay in the lineup. “We introduce new menu items each season. Some items are so popular they stick around for years, like the Muddy Dog, other menu items are off the menu in one season and some may not make it to the All-Star Break,” said Nelson. The Flock also voted for a bobblehead to be given away later in the season, when the Toledo Mud Hens celebrate the 10 year anniversary of the 2005 Championship Mud Hens during Toledo Baseball History night. The vote included fan favorites and future major leaguers, including Curtis Granderson, Don Kelly, Ryan Raburn and Marcus Thames. Thanks to The Flock, fans will be bobbling with Curtis Granderson in August.
