Emerging Writers Poetry Competition Secretary of State and State Librarian Jesse White announced today that entry forms are available for the 14th annual Illinois Emerging Writers Competition. Winners will receive the Gwendolyn Brooks Poetry Award. “We created the Illinois Emerging Writers Competition to promote creative writing and provide an outlet for talented writers,” White said. “Great poems have the ability to enrich and enhance our lives, and I am looking forward to celebrating talented poets with this year’s competition.” The award is named in honor of the late Pulitzer Prizewinning Illinois Poet Laureate Gwendolyn Brooks, and is co-sponsored by the Illinois Center for the Book. The competition is open to Illinois residents age 18 and over. Entries must be postmarked by June 30, 2018. Cash prizes will be awarded for first ($500), second ($300) and third place ($100). Winning poems will be submitted for possible publication in the “Ninth Letter,” “RHINO” and “Quiddity” journals and “Poetic License Press” publications. False Promises MIKE BUDER About a year ago I went on a listing appointment. The seller was referred to me by a past client of mine. I thought that would give me the edge against the other Realtor she was talking to…but it didn’t. The listing appointment itself was awesome! I instantly felt comfortable with the client, and she felt comfortable with me because of all the nice things my past client told her about me. She also said that she felt like she already knew me because she had been reading my weekly column over the past few months. I toured the home and now it was time to get down to business. We sat down at the dining room table and I talked to her about my marketing plan, my brand and what I have to offer a seller over my competitors. Did you ever check out someone’s Facebook, Twitter or Instagram page and think, “How great would it be to fish with those guys?” When I saw Frank Martin’s post about his fishing trip with his son and friends, I thought “Hey, these guys seem cool—and they know how to catch fish!” When I learned that they venture out on the big waters of Lake Michigan, I needed to find out more about this style of fishing—and why Frank calls it a “Freeze Frame.” On Small Craft Warning, his latest fishing boat, Frank takes pleasure in making great memories for family and friends. The sheer joy of hooking up with a world class salmon or steelhead trout keeps sportsmen chasing these elusive fish—and making unforgettable memories along the way. If you think back to your fondest memories, what are they? I’m sure it’s not all about what you bought, or the big screen TV hanging on the wall, but rather the memory of being surrounded by people who cared enough to spend their time with you. When the day is done, it’s the experience that counts. “If Money Doesn’t Make You Happy Then You Probably Aren’t Spending It Right” is the name of a study being published in The Journal of Consumer Psychology. According to the New York Times, this article talks about how spending money on experiences can give you more lasting happiness than spending it on stuff. On my latest trip out with these guys Frank commented, “The state of the world today might be screwed up, but today we’re gonna create some memories to crowd out that mess. Let’s freeze-frame it on Small Craft Warning!” I’ll add my encouragement to Frank’s. Life really is short—so get off the couch and switch off the electronic gadgets—including that big screen TV. Real Estate Questions & Answers CATHY & JIM HIGGINS Question: I purchased a 250-yearold home and had an all-around home inspection including termites, power post beetles etc. The house passed. The home was inspected in May and by midSeptember I saw a white ant walking across my dining room floor next to my fireplace. I called a pest control company and they collected samples. The samples confirmed that we have termites. Who is ultimately responsible for taking care of this? Answer: Do you have actual termite damage or just a few bugs hopping around? A change in the weather could drive insects indoors, thus there may not have been termites in the house during the warm months when the house was first inspected. You say you had a “home inspection.” Was the inspector a licensed pest controller or a general structural inspector? If there is termite damage that was missed, then speak with the inspector about such warranties as they may provide. As to the current infestation, it should be treated by a licensed pest controller. Question: We expected to close on a house today, but then found out that the buyers’ broker neglected to mention the minor contingency of them needing to sell their home first. At contract, they specifically mentioned the buyers had no

contingencies. Now they are having trouble closing on their home ... which they need to close on our deal. What happens if our deal falls apart? Answer: Read the sale agreement. Does it permit closing to be delayed until the buyer’s current residence is sold and title is transferred? Real estate agreements are in writing precisely because verbal understandings are worthless. The buyers have no right to unilaterally change the terms of a sale agreement, thus the purchasers may lose their deposit and face other damages if they do not meet all contract requirements. That said, your goal is to sell the home. A brief delay rather than the loss of the sale might be in your interest. Should You Make Extra Mortgage Payments or Boost Your Investments? BOB KRYGSHELD Depending on your circumstances, you may be able to afford to make additional payments to your mortgage principal —perhaps sizable ones. But should you? Or, if you really have the extra money, should you invest it? Initially, you might think it would be quite nice to rid yourself of that mortgage sooner, rather than later. But is it really the burden it seems? Actually, you get some real benefits from a mortgage. It certainly provides something of great value to you—your home. If you got your mortgage—or refinanced your home—within the past decade or so, you are borrowing money at a pretty favorable interest rate, by historical standards. And even assuming a mild rate of inflation, such as we’ve had for the past several years, you’ll essentially be paying off your mortgage with cheaper and cheaper dollars over time. Plus, your interest payments may well be tax deductible. (Consult your tax professional.) So, given these advantages, an argument could be made that you should be in no hurry to pay off your mortgage. Still, you might be tempted to make the extra payments because you’ll be building home equity. After all, isn’t this equity valuable? It is— to a degree. The larger your home equity, the more money you’ll get to keep when you eventually sell your home. But in the meantime, that home equity may be less useful than you might imagine. For one thing, just building more equity won’t make your home more valuable —it will rise (or fall) in value along

By contrast, you could take the extra money and buy more shares in an investment such as mutual funds—and the more shares you own, the more valuable your investment will be if the price per share rises. Conversely, your investment portfolio can offer you greater liquidity. Most investment vehicles generally can be sold quickly, without much difficulty. (Keep in mind, though, that if you were forced to sell investments when their price was down, you could take a loss on the sale.) Clearly, you could gain some advantages by using any extra money to invest, rather than paying down your mortgage. Nonetheless, you may simply get emotional and psychological satisfaction by speeding your progress toward the day when your house is paid off—and that type of satisfaction certainly has value. You’ll need to weigh these intangible factors carefully in deciding whether to increase your investments or make extra mortgage payments—because, ultimately, you need to feel that you’re doing the right thing, for the right reasons. Know Before You Donate: Fraudsters Target Taxpayers The Indiana Department of Revenue (DOR) continues to partner with the Internal Revenue Service (IRS) to share the top tax filing season concerns referred to as the “IRS Dirty Dozen� tax scams for 2018. The fifth scam in the 12-part series is fake charities. Fake charities are groups posing as a charitable organization to lure individuals into making donations to causes that don’t qualify for a tax deduction. Many fake charities use a name similar to nationally known organizations in order to access personal information or to solicit donations. These fraudsters will often create websites or emails appearing to be from a legitimate source. They typically request donations in cash or ask for a credit card number. Taxpayers are encouraged to not disclose any personal information until the selected charity is verified. Another common scam occurs after a significant natural disaster, where these fake charities will ask for donations to help disaster victims or claim to be working on behalf of the

exempt-organizations-select-check. Don’t share any personal or financial information. Keep Social Security numbers, passwords or financial information, such as credit card numbers private. Scam artists will use this information to take money or steal the victim’s identity. Don’t give or send cash. Be sure to send a check or use a credit card once the charity has been verified, and keep that as record of your donation for security and tax record purposes. This free booklet describes the tax rules that apply to making taxdeductible donations and provides complete details on what records taxpayers need to keep. These fraudsters might also attempt to get personal information to steal the victim’s identity. “The thought of fraudsters preying on individuals trying to help others in need is repulsive, but nonetheless reality today. For example, natural disasters like the recent flooding experienced in Indiana, unfortunately, can spur the interest of these ill-intentioned con artists who are looking for opportunities to cash in,� said DOR Commissioner Adam Krupp. “We cannot emphasize enough that individuals need to verify the legitimacy of the organization before making a donation.� The IRS and DOR have several tips for individuals to choose a reputable charity: Check with the IRS on charity legitimacy. Ask the charity for their Employer Identification Number (EIN). The EIN can be used in the IRS search tool for tax exempt organizations to verify their status at www.irs.gov/charities-non-profits/
