BY MELANIE JONGSMA On a pleasant Friday afternoon, July 10, the Lions Club of Calumet City gathered in Pulaski Park to celebrate the installation of a Little Free Library. This is the first of three the Lions have purchased for Calumet City, and with COVID restrictions gradually easing, the chosen locations are finally open and the club can finally gather to install them. The motto of the Little Free Library organization is “Take a Book – Share a Book.” The organization sells Little Free Library
kits—some come assembled, while others can be assembled by the buyer. Books stocked in a Little Free Library are available free of charge. Readers are encouraged to take and read a book, then share the book with someone else or return it to the library. People may also place a good book of their own in the library for others to read and enjoy. The Cal City Lions project was initiated by Lion Maria Valencia, President of the Cal City club. Maria and her husband Leo, also a Lion, live in Lansing and noticed the Little Free Library in the park near their house. “I saw it, and I fell in love with it,” said Maria. After donating books to that Little Free Library and noticing how quickly they disappeared, she was convinced that these tiny book outlets were meeting a need. Eventually the Cal City Lions hope to donate and install a Little Free Library at each school district in Calumet City. Lion Maria works at Lincoln School. “Ya know, parents by a LOT of books,” she said, noting that those books often get donated or passed along. “This is another place where good books can go.” Pulaski Park is located at the southwest corner of Wentworth Avenue and Pulaski Road in Calumet City, Illinois.
Lakeshore Community Concerts Have Been Canceled At a board meeting held on Monday, July 13, 2020, it was decided to cancel the 20202021 concert season. “The covid threat to the health of our subscribers was the primary consideration,” said Mary Ann Wiltfong, VP of Publicity for Lakeshore Community Concerts. “It is the hope of the association

Appraisal Issues MIKE BUDER In the South Suburbs of Chicago as well as many other parts of the country the lender’s appraisal becomes the litmus test to the price negotiated between the buyer and the seller. Fair market price is normally determined when a seller and a buyer who aren’t under duress negotiate and agree on a contract price for the sale of a property. If the buyer is cash and doesn’t need a lender then that’s it. In most cases, an appraisal isn’t done at this point, because the buyer and seller agree on the value of the property. If the buyer does need a lender, as most do, then the bank has to have a way to document the market value. That’s where the appraisal comes in. An appraisal is one person’s opinion of what a mortgage lender should be prepared to lend on a particular property, based on the recent history of sales of similar properties. What can you do if you have an appraisal issue? 1. The Realtor can prepare and file an appeal through the lender. That means the parties submit additional information and request that the appraiser reconsider the value. Appraisers are human too and sometimes miss something or make a mistake just like everyone else. 2. The buyer and the seller can agree to reduce

the sale price to the appraised value. 3. The buyer can elect to come up with additional down payment and pay the difference at the closing table. 4. The buyer can walk away from the deal and get their earnest money back. The contract should have an appraisal contingency, and if the buyer is getting an FHA or VA loan, that appraisal contingency covers the buyer all the way to closing regardless of any other terms in the contract. If the house doesn’t appraise, the buyer gets their earnest money back. But they still lose the money they have invested in inspections and the cost of the appraisal itself. In conclusion, the best way to handle an appraisal issue is to avoid one! Both buyers and sellers should work with experienced Realtors. Question: How do home inspections work and how do they work into the sales contract? Answer: When buying a home, it is common practice and encouraged for the buyer to have a home inspection on a house, once you have agreed on price, terms and conditions, and have a signed offer to purchase. The inspector will check the structure, the mechanical system, plumbing, electrical and more. They will come up with a report which often highlights areas that have concern, and may need to be corrected. This list may be quite extensive. The list could include anything as minor as a small rip in the kitchen floor vinyl, to as extensive as a failing foundation or major safety issues. The practice of home inspection was intended to let the buyer know what they were buying during the discovery period, and allow them the opportunity to continue forward to purchase, or give notice that they no longer want to buy. In most cases, it allows them to get out of the contract without bias, and allows them the return of their earnest money deposit. However, through the years, it has become common practice for the buyers
to ask the seller to do repairs or give credit to the buyer at closing so they can fix the items. Most sellers will have safety issues fixed as these issues are a concern for them. But, over the years, we have seen the buyers ask for everything to be repaired, including minor issues. Keep in mind, if a buyer is paying top dollar for your home, they should be buying a Home that is in Top Condition. But buyers need to be careful here. What most buyers who are purchasing a home may not understand is that once you ask the seller to do something as a result of the home inspection, you are renegotiating the contract, and the seller could decide not to sell anymore. The request for repair, rejects the original offer, and introduces a new offer. The seller does not have to accept the new offer, and further more does not have to sell to the buyer anymore. Managing Withdrawals Carefully Can Protect Retirement Income SUBMITTED BY BOB KRYGSHELD Throughout much of your working life, you contribute to your 401(k), IRA and other investment accounts to help ensure a comfortable retirement. However, once you do retire, you’ll need to shift your focus somewhat from building these investments to using them – in other words, you’ll have to start withdrawing from your portfolio to meet the costs of living. How can you be sure you’re not taking out so much that you risk outliving your resources? First of all, you need to establish a proper withdrawal rate – the percentage of your portfolio’s value needed for one year’s worth of retirement expenses. Ideally, if you were to stick with this rate, your portfolio would last as long as you do. Your withdrawal rate should be based on a number of factors, including your age, amount of assets, portfolio mix and retirement lifestyle. A financial professional can help you determine the rate that’s right for you, but it’s important to understand that this rate is a starting point since you will want to review your withdrawals each year to ensure they are still appropriate. If the financial markets performed smoothly and predictably, year in and year out, any adjustments you make would likely be more modest. But, as you know, and as we’ve all been reminded the last several months, the markets are neither smooth nor predictable. Rather than constantly trying to change your withdrawal rate and spending in response to movements in the markets – which may be challenging if you have grown accustomed to a certain standard of living – you might be better off adopting a more conservative rate at the beginning of your retirement. For example, if you

James 1:17 says, “Every good and perfect gift is from above, coming down from the Father of the heavenly lights, who does not change like shifting shadows.” What do you associate with shadows? Think about movies you’ve seen. When Harry Potter faces Voldemort the final time, what color is the sky? When the Avengers assemble to battle Thanos in Endgame, is it a cheery sunny day? Does the bright sun beat down on Frodo’s head as he and Sam bring the One Ring to Mount Doom? We inherently know that shadows and darkness are associated with evil. That’s why filmmakers use them the way they do with such success. It’s no coincidence that James emphasizes that not only does God not change, he doesn’t change “like shifting shadows.” After promising that “every good and perfect gift is from above,” James is doubling down by saying that God has no “shadow side,” so to speak.

JB Pritzker encouraged Illinoisans to complete the 2020 U.S. Census and touted a state investment in youth employment programs Thursday during two public appearances in Rockford. The state has a 66.9 percent census selfresponse rate currently. That’s nearly 5 percentage points better than the 62.1 percent national rate, but well below the state’s 2010

In my letter to the firm that sent the false bill to our client, I finished the letter with the following warning. If you followed proper bookkeeping practices, you would not have sent a bill to our client over half a year after you were already paid the balance. You need to cancel this bill and send a statement to our client showing a balance of zero. If you send another false bill about this claim to our client, we will assist her to file a complaint against your firm for your bad business practices. On July 15, 2020, a client who is 84 years old brought a medical bill to my office. I had helped her with other bills in the past and she needed my help again. A medical firm sent her a bill with a due date in August 2020. I investigated the bill and learned that the bill had already been paid in full by our client’s Medicare supplement insurance company in November 2019. The bill that was sent to our client was TOTALLY FALSE. This sort of thing happens often to seniors. They get a bill either before Medicare or their insurance company has got the claim information or after the insurance company already paid the bill. Often, they pay the false bill without questioning why they got it. It is “gravy money” to unethical medical billers. The problem is that there is no simple, quick way to alert Medicare that a medical firm or its billing firm is actively cheating senior citizens. I have caught several firms doing this and have even helped file complaints against the medical and billing

An Open Letter to Graduate Tyler Davros from His Family
Congratulations to Brother Rice graduate Tyler James Davros, July 12, 2020! From the start of your school years at St. John the Baptist in Whiting IN, to Brother Rice High School today, you have accomplished much. Grammar school years playing Little League, football, basketball, volleyball, band—sports ended when your knee gave out in eighth grade, but on to Brother Rice High School. You found your future! Scholastically you did very well; we are very proud! At Brother Rice High School, you started with the concert band in freshman year, then on to the wind ensemble band in sophomore, junior, and senior years; orchestra band in junior and senior years; played for mother McAuley’s Musicals and show choir competition in junior and senior years; played for mother McAuley’s Show Choir in spring, competition marching band all four years; football band all four years; and jazz band all four years; and played in the pits for plays and Christmas parties. Oh, and three years on the Brother Rice High School robotics team! Instruments you played were trombone,
starting in fourth grade—the trombone was bigger than you! You still play it to this day. Then tuba, played your junior year in marching band. Next came euphonium/ baritone; you played baritone sophomore and senior year in marching band and played euphonium senior year in wind ensemble. Remember your days of working hard; cutting grass, shoveling snow, helping remodel houses, working a summer with Arlo Kallemeyn at The Shopper. “So, study!” Your entire family is so proud of you and wishes you continued success at Indiana State University! “Forward and upward” in your future life’s journey! May God bless you and keep you on the right path for your future. You are the pride of your mother, father, sisters, brothers, grandmas, grandfather, aunts, uncles, cousins, and your Brother Rice High School teachers, who gave you the Golden Medal for music award. SSC Hosts Pinning Ceremony for Associate Degree Nurses
South Suburban College recently honored the 2020 graduates of the College’s Associated Degree Nursing (ADN) Program with a special socially distanced ceremony. The graduates received their nursing pins from Dr. Tasha Williams, Vice President of Academic Services, and Dr. Linda Brown-Aldridge, who completed her first full academic year as the Dean of Nursing at SSC. This year, seven students successfully completed the ADN program. One of the graduates, Shautavia Meeks-Gill, has already passed National Council Licensure Examination (NCLEX) for Registered Nurses (RN). Her fellow graduates are awaiting their test dates. The students were given the opportunity to attend the mid-year conference of the National Student Nurses Association (NSNA) in October 2019. With their attendance included the membership in the NSNA, which inspired the students to establish a local chapter at SSC. “The graduates’ dedication, hard work, and resilience is inspiring, especially with the challenge of COVID-19 during the spring semester,” said Dr. Brown-Aldridge. “The faculty and staff worked hard with the students to provide the needed support for their success during the pandemic.” When she joined SSC in spring of 2019, Dr. Brown-Aldridge brought more than 30 years of experience working in hospitals and schools in many roles including nursing, teaching, administration and serving as the Chief Nursing Officer at Provident Hospital. She has worked hard with Dr. Williams and her team to position the revitalized program

The program admitted 42 new first year Nursing students for the Fall 2020 Semester, the largest class in several years. “I am dedicated to growing this Nursing Program to address the health disparities and nursing shortage for our community,” added Dr. Brown-Aldridge. “The decision to come to SSC was life changing for me. Working with the great administration, faculty, staff and students this past year has been very rewarding and fulfilling.” Dr. Brown-Aldridge was also recently appointed to the University of Chicago Ingalls Memorial Community Advisory Council (CAC). UC Ingalls Memorial recently announced the creation of its first CAC to seek community input on health issues of importance to its primary service area and surrounding communities. Following a rigorous review process, Ingalls leadership selected 15 council members to serve. The next admission cycle opens October 1st 2020 to March 1st 2021 for the class to begin Fall 2021. SSC’s ADN Program is a twoyear Associate in Applied Science program that provides learning experiences directed by faculty in local hospitals and health agencies to focus on the direct nursing care of patients of all ages. Upon completion of the program, graduates are eligible to sit for the NCLEX. Fall classes will be offered in virtual, online and blended instruction methods beginning August 17, 2020.
