As COVID-19 causes layoffs and extends uncertainty about employment in 2021, many people are considering new options, reinventing themselves, or trying to decide whether working for themselves is more desirable than finding another 9-to-5 job that might not last.

Entrepreneurship brings a lot of freedom, responsibility, and risks, and before people commit to taking that big step there are several important questions they should ask themselves, says Tim Mercer (www.timtmercer.com), ForbesBooks author of Bootstrapped Millionaire: Defying the Odds of Business.

“Entrepreneurship is a career that offers a kind of freedom and personal satisfaction you simply cannot get from traditional 9-to-5 employment,” Mercer says. “You will never know if you have what it takes to be an entrepreneur unless you take the leap of faith and experience it yourself.

“It’s a big decision, though, involving many factors and inherent risks. There is a lot to navigate and endure en route to reaching your dream destination of professional and financial freedom, and many don’t make it because they simply weren’t cut out for the challenge to begin with.”

Mercer thinks people who are considering entrepreneurship should first ask themselves these five questions: • Why do you want to do this? “Let’s be honest,” Mercer says.

“If the business endeavor is just about us, we will want to give up on ourselves when things get hard. Your why, which is your purpose, has to be much bigger than yourself. You must believe in a vision of why you want to be an entrepreneur and develop a plan for how you will involve others in your vision.

Sustainable entrepreneurship requires the efforts of other people.” Mercer thinks it’s imperative to write down your ‘why’ and keep it in front of you as a reminder when tough times come.

• Are you being realistic? One can get swept up in the emotion of starting a business, but Mercer says it’s vital for every potential entrepreneur to be realistic in their business projections for the first two years of the startup. “Answering this question before you open can prevent some unpleasant surprises as you try to build your company,” Mercer says.

• Do you have daily discipline? “You are the boss, and only you can hold yourself accountable,” Mercer says. “If it’s hard for you to stay on task or stay motivated, and you think being an entrepreneur is a fast ticket to easy street, entrepreneurship definitely is not for you.”

• Can your relationships survive the sacrifices? The time commitment, Mercer notes, to starting one’s own business and getting it running efficiently goes well beyond a typical 9-to-5 job. Relationships can suffer. “All entrepreneurs have to understand that they are going to be forced to make sacrifices on a personal level with their family and friends,” Mercer says.

“You have to stay focused without letting your dedication to your entrepreneurial pursuit harm your relationships with those you are closest. Communicate with them and mutually come up with adjusted expectations as you build the business.”

• Can you withstand the struggles? Rejection and failure, Mercer says, are realities that new entrepreneurs have to get accustomed to and learn to overcome. “You need to understand how many times you’ll fail before you’ll succeed,” he says. “You’ll get turned down by prospective customers constantly and your self-value will be tested on a daily basis.

Is your why strong enough to keep you going?”

“Overall, deciding whether you are an entrepreneur or not boils down to how comfortable you are being uncomfortable,” Mercer says. “Only time will tell if you have the people skills and business skills to be a successful entrepreneur, but rest assured that you will have to endure periods of real discomfort.”

A BRIGHT SIDE TO THE WINTER SEASON: Zandstra’s Farm sign can always be counted on to cheer us up during the mid-winter January doldrums (like now)! The Zandstra Farm and Garden Center has been at 10202 Kennedy Avenue (one half mile east of original location) for more than 100 years now and is one of the largest green houses in Northwest Indiana, Started by Dutch immigrants Bartele Zandstra in 1903, and in turn, three of his sons, and then to two of his grandsons Arnold (Butch) and Nick who run it now. They expanded in 1990 and the rest is history. Their sign is a sonnet to sunshine. We watch as the family count down the weeks from early July to late April. JOSH BOOTSMA I know Christmastime has passed. But the birth of Jesus Christ is always worth thinking about.

It would have seemed odd to the people of Jesus’ day that God’s angel Gabriel came to Nazareth. Though famous now, when Gabriel appeared to Mary, the isolated village of Nazareth likely had a population of less than 500, and was home to tradespeople and farmers. Jesus’ disciple Nathanael confirms the common perception of Nazareth at the time when he says “Can anything good come out of Nazareth?” (John 1.46) It’s not just the where of Gabriel’s appearance that would have seemed odd, it’s also the who. Gabriel appeared to a humble virgin named Mary—most likely a teenager at the time—who was betrothed to Joseph, who although he was of David’s lineage, made a less-than-luxurious living as a carpenter.

In other words, Gabriel appears in an ordinary place to ordinary people. But his message was far from ordinary.

Mary is told she is God’s “favored one,” and has a reasonable response: confusion. Why would she, the ordinary girl, be favored by God? Then Gabriel brings the salvific bombshell, thousand of years in the making.

He tells Mary not only is she favored by God, but she will bear a son whose name is Jesus, which means Yahweh is salvation.

Gabriel says He will sit on David’s throne, but where David’s kingdom eventually ended, Jesus’ kingdom is eternal.

The final iteration of the most anticipated prophecy in history has now been given to a humble teenager from lowly Nazareth. God has once again proven that his ways are not our ways (Isaiah 55.8), and his plan of salvation for his people is far greater than we could ever imagine.

Remote Work May Offer Financial Benefits SUBMITTED BY PATRICK ZAMKIN During the COVID-19 pandemic, many of us have been forced to work from home.

But once we’ve moved past the virus, many workers may continue working from home. More than one-third of companies with employees who started working from home now think that remote work will stay more common post-pandemic, according to a Harvard Business School study. This shift to at-home work can affect people’s lives in many ways – and it may end up providing workers with some long-term financial advantages.

If you’re one of those who will continue working remotely, either full time or at least a few days a week, how might you benefit? Here are a few possibilities: Reduced transportation costs – Over time, you can spend a lot of money commuting to and from work. The average commuter spends $2,000 to $5,000 per year on transportation costs, including gas, car maintenance, public transportation and other expenses, depending on where they live, according to the U.S. Bureau of Economic Analysis and the U.S. Census Bureau. If you are going to work primarily from home, you should be able to greatly reduce these costs.

Potentially lower car insurance premiums – Your auto insurance premiums are partially based on how many miles you drive each year. So, if you were to significantly reduce these miles by working from home, you might qualify for lower rates.

Lower expenditures on lunches – If you typically eat lunch in restaurants or get takeout while at work, you could easily be spending $50 or more per week – even more if you regularly get coffee drinks to go.

By these figures, you could end up spending around $3,000 a year. Think how much you could reduce this bill by eating lunch at home during your remote workday.

Lower clothing costs – Despite the rise

in “casual dress” days, plenty of workers still need to maintain appropriate office attire. By working from home, you can “dress down,” reducing your clothing costs and dry-cleaning bills.

As you can see, it may be possible for you to save quite a bit of money by working from home. How can you use your savings to help meet your long-term financial goals, such as achieving a comfortable retirement?

For one thing, you could boost your investments. Let’s suppose that you can save $2,500 each year by working remotely.

If you were to invest this amount in a tax-deferred account, such as an IRA or your 401(k) or similar employer-sponsored plan and earned a hypothetical 6% annual return for 20 years, you’d accumulate more than $97,000 – and if you kept going for an additional 10 years, you’d have nearly $210,000. You’d eventually pay taxes on the amount you withdrew from these accounts (and withdrawals prior to age 59½ may be subject to a 10% IRS penalty), but you’d still end up pretty far ahead of where you’d be otherwise.)

You also might use part of your savings generated by remote work to help build an emergency fund containing a few months’ worth of living expenses. Without this fund, you might be forced to dip into your retirement accounts to pay for something like a major home repair.

Becoming an at-home worker will no doubt require some adjustments on your part – but, in strictly financial terms, it could lead to some positive results.

Indiana Property Tax Cap Amendment, Public Question 1 (2010) Indiana Constitution

The Indiana Property Tax Cap Amendment was on the November 2, 2010 ballot in the state of Indiana as a legislatively referred constitutional amendment, where it was approved. The measure, if enacted by a simple majority of Indiana voters, would add property tax caps to the Indiana Constitution.

The question read as follows: SHALL PROPERTY TAXES BE LIMITED FOR ALL CLASSES OF PROPERTY by amending the Constitution of the State of Indiana to do the following: (1) Limit a taxpayer’s annual property tax bill to the following percentages of gross assessed value: (A) 1% for an owner-occupied primary residence (homestead); (B) 2% for residential property, other than an owner-occupied primary residence, including apartment; (C) 2% for agricultural land; (D) 3% for other real property; and (E) 3% for personal property. The above percentages exclude any property taxes imposed after being approved by the voters in a referendum.

CLOSING DELAYS MIKE BUDER Waiting to close on a home can be a stressful time for buyers and sellers. The real estate closing process is a complex task requiring teamwork and the coordination of leaders, Realtors, title companies, municipalities, attorneys and of course buyers and sellers. It can get a little hectic especially toward the end when everything has to come together for the closing. Normally, buyers and sellers don’t even realize all that is going on because of the things happening behind the scenes while they are busy with their own preparations like the moving process, changing utilities, overnight and travel arrangements just to name a few. But closing dates are often set far in advance and sometimes need to be changed because of unforeseen circumstances that require more time. If this happens with enough notice, it may be inconvenient but usually can be dealt with. This is quite different when something comes up in the last minute that causes a delay.

Lending requirements have become increasingly rigid in recent years, so many delays are caused by last minute requests from loan underwriters for additional or updated paperwork. Other times it can be circumstances that are outside the control of anyone. I remember one closing that was delayed because the lender who was located in North Dakota lost power in a December snowstorm and wasn’t able to get paperwork out to the title company.

I remember because we closed one day later just in time for Christmas. Closing delays can add quite a bit to the stress

level for both buyers and sellers who are emotionally involved in the transaction.

Buyers want to move in, sellers may get worried that the deal might fall through in the last minute, and these are just two of the many concerns buyers and sellers may have. A good Realtor, will be there for buyers and sellers to take the stress out of these situations. The most important thing in a delayed closing situation is to stay in contact with all parties involved and to keep the buyer/seller informed as to what is happening and why. Once it is apparent that the closing is not taking place on time, it is important to provide an approximate time line so that buyers and sellers can make appropriate adjustments to their plans. Sometimes, they are also able to work out an agreement that s satisfactory to both parties. Dealing with closing delays will need to focus on two elements, one is clear away any obstacles that caused the delay and the second is to keep the frustration level to a minimum by keeping the lines of commutation open between all parties that way, when the closing is finally taking place, buyers and sellers will be able to enjoy the moment despite any last minute craziness.

Q: We recently moved next to a golf course, and an errant ball broke one of our windows. We called the clubhouse, but they did not want to help. Are we on the hook to pay for a new window?

A: Living on a golf course means living with golf balls. While the golfer who broke your window should own up and take responsibility, she is not legally responsible for the damage if she was otherwise playing normally. Golfers need to take ordinary care when playing, but sometimes even the best golfers will hit a wild shot. If she was acting negligently when it happened, perhaps taking a running start like in the movies, then she would have been on the hook.

Buying a house on a golf course comes with the risk that an occasional ball will enter your property with the occasional golfer following it. If you live in a community association with a golf course, your governing documents will deal with this issue in much the same way. Typically these documents will also relieve the reasonable golfer from liability for accidental damage and allow a golfer to retrieve their lost ball.

I occasionally hear from someone who lives on a recently renovated course and is getting hit by balls much more often. Golf course operators need to take reasonable precautions to keep both their golfers and their neighbors safe and can be held liable if they fail to do so.

Sometimes people who already own a home have a golf course, driving range, or something similar, built next to them.

If this happens, their new neighbor will need to take precautions to ensure that the existing homeowners are not negatively affected, such as putting up netting.
