March is National Sleep Awareness Month! Five Natural Ways to Improve Sleep The worst possible moment to realize you’re tired is when you just started a 4+ hour drive by yourself and you’re yawning before you even break your zip code. With March being National Sleep Awareness month, let’s look at a few ways to help us be well rested for what life throws at you without the need for melatonin supplements. Dr. Teralyn Sell, Psychotherapist and brain health expert, shares 5 great foods to keep in your stomach to help with drowsiness and improve sleep quality. “Sugar and alcohol negatively impact sleep due to the sharp rise and fall of blood sugar levels. You will notice that you will not sleep deeply or become ‘awake’ at 2 am (or just too early for your liking) because of the adrenaline rush due to reactive hypoglycemia. Additionally, though alcohol might help you fall asleep, it also disrupts every sleep phase causing you to not sleep deeply,” says Dr. Teralyn. Here are Dr. Teralyn Sell’s top 5 foods to help promote a better nights sleep naturally: Food #1: Collagen Protein Proteins such as collagen protein and poultry, have amino acids that break down into tryptophan. Tryptophan eventually creates serotonin and then melatonin which helps you sleep. Protein that is consumed before bed also helps to stabilize blood sugar keeping you asleep all night. Food #2: Chamomile tea Chamomile is a calming herb that has been shown to help with insomnia or disturbed sleep. It has been studied and found to be an anxiolytic and an antidepressant. Adding a bit of raw honey can add a layer of protection since honey has been linked

to supporting the immune system. Food #3: Dark Chocolate For my chocolate lovers, this one’s for you all so you don’t have to feel as guilty when you realize that half the box is gone. Dark chocolate is rich in magnesium. Magnesium is a natural relaxer. Taking a magnesium supplement before bed or soaking in Epsom salts can help you relax before bed and fall asleep easier. Magnesium has also been shown to help reduce restless leg syndrome which can impair sleep. Food #4: Tart Cherries Several research articles have been published that link drinking tart cherry juice to improved sleep. Tart cherries have a concentration of melatonin, a hormone that helps regulate circadian rhythm and can help to promote healthy sleep. Food #5: Oatmeal Oatmeal is a great meal to have for the plethora of health benefits that it provides outside of sleep. However, for our specific topic, oatmeal is considered an anxiolytic, which can be very calming and help you relax before bed. It can also help to stabilize blood sugar levels so you can experience a restful night’s sleep. Dr. Sell goes on to conclude saying, “Caffeine impacts sleep starting in the morning. Caffeine is a stimulant that dampens your adrenals (you know the organ that helps you manage stress) Drinking 1 cup of caffeine 6 hours before bed reduces your deep sleep by 1 hr. Caffeine has a half-life of 3-5 hours. This means that if you start drinking caffeine in the morning, you will likely still have caffeine in your system as you try to sleep.”

A Real Estate Pro MIKE BUDER In every profession, there are people who stand out in their field and they are called professionals. They are men and women who possess the education and distinctive qualities of their trade with confidence. I have seen professional cooks, electricians, plumbers, doctors, nurses, bus drivers, military personnel and many others who change your life just by being professional in what they do. A professional real estate agent is more than just a person who has a license. They like what they do and it shows up in their daily life. They are well rounded, inviting, approachable and likable. Professional agents know what they are talking about and more importantly…they know when they don’t know about something and they say so. This is called credibility! They can genuinely listen and then decide to comment or not. When called upon, a pro can focus and do their part without hesitation. In real estate, many times it is the largest transaction of a person’s life, everyone wants an agent that is available. Professionals know better than to not respond realizing that in real estate communications are vital. A professional will always develop themselves into a marketable value. They do not bring up money…in fact, they are the last to bring

up the subject. You want them and it is understood that they reasonably charge for their services. You are glad to have found them and they are content to do what they love, knowing the results will follow. Real estate pros are current on what is going on in the market and can comment in layman’s terms. They know their documents and what is needed in writing to support, protect and accomplish a successful transaction. Ethics, honesty, and integrity leak out of their pores. Professional real estate agents are not bound by rituals or mechanics and can also think outside of the box. If things get rough and tough, they can finish what was started. They don’t just concentrate on the problem but instead focus on a solution. A professional will always own their actions and not produce excuses. In conclusion…a real estate professional can be counted on to get you to the promised land. Slow Medicare Records Update Caused Bills WOODROW WILCOX

On March 16, 2022, a client from Chesterton met me at my office a second time and learned that most of his bill problems had been resolved since our first meeting on March 3, 2022. On July 31, 2021, the client ended his coverage with his former employer’s health insurance plan. On August 1, 2021, Medicare became his primary insurer and his secondary insurance was a Medicare supplement plan that our insurance agency helped him get. But Medicare did not update his Medicare records that Medicare was his primary insurer as of August 1, 2021 until November 4, 2021. That’s what we discovered in our phone call to Medicare on March 16, 2022. The Medicare Summary Notice forms (Medicare’s report of claims) that were dated as processed and sent to the client on December 8, 2021 reported that medical services received by our client on September 1, 22, and 23 of 2021 had all been rejected by Medicare because Medicare records had not been updated in a timely manner. Medicare was refusing to pay anything on the claims because Medicare records still showed that our client was under primary insurance coverage from his former employer. That had ended on July 31, 2021. Medicare did not even bother to update his records until November 4, 2021. The report of medical claims filed for this client was still wrong on December 8, 2021 when the Medicare Summary Notice forms were sent to our client. On March 16, 2022, when the client was with me in my office, we learned from Medicare that four claims had been resubmitted, approved, and paid. This means that my previous letters of March 3,

2022 had worked. In those letters, I asked medical services to refile the claims that had been denied. I told them that Medicare’s slow update of our client’s Medicare file had caused the claims to be denied. I reminded them that was not the fault of our client – their patient. I asked them to refile the claims and they did. That saved our client a lot of worry and hassle. Also, it saved our client $872. The Medicare system is far from perfect. If no one helps a senior citizen to fix the medical bill problem, then the senior who gets a wrongful bill because of the Medicare system’s blunders is hounded to pay a bill that is not really owed. I have not been able to get any Member of Congress – Democrat or Republican – to care enough about seniors to want to help reform the Medicare system to correct its many faults. I estimate that the faults of Medicare are costing senior citizens over a billion dollars per year in wrongful medical bills. All the help that I gave this client was FREE OF CHARGE. This insurance agency has built the reputation of “going the extra mile” for our senior citizen clients. If your insurance agent or agency does not have a high standard of customer service, why not switch to an insurance agency that does? Our agency does. Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that agency over two million dollars by fighting mistakes and fraud in the Medicare system. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which is available through book stores or online.

JOSH BOOTSMA Here’s a riddle I once heard: How is it that a person who is born once dies twice, while a person who is born twice dies once? In John chapter 3, Jesus meets a man named Nicodemus and presents him with a similar riddle. He says, “Truly, truly, I say to you, unless one is born again he cannot see the kingdom of God.” Nicodemus’ answer is understandable: “How can a man be born when he is old? Can he enter a second time into his mother’s womb and be born?” Jesus then explains that to be “born again” is not to be physically born again, but to be spiritually reborn. Born into sin by nature, you, me, and Nicodemus require a spiritual rebirth to change our identity and become children of God. This rebirth is achieved only by faith in Jesus Christ, and resting on the promise that his dying on the cross and rising from the dead has secured your salvation. I have a few friends and family members right now who are pregnant, and others who have given birth in recent years. The joy that erupts from a new child being born and starting to grow and learn about the world is almost unmatched, I’d say. Can you imagine the joy that resounds in heaven when one of us accepts Christ’s invitation to be born again in His family? What a chorus that must be! The answer to the riddle then, is this: One who is born only once, into a sinful nature, and continues to live in his/ her own strength, will not only die at the end of this life, but will suffer a second death on the judgment day of God. However, someone who is born once into sin, recognizes their need for a savior, and is spiritually re-born, will suffer only this earthly death — and will live with Jesus into the eternal future. Throwing “IT” all at “IT” One Perspective One of the hardest things to accept is that everything changes in life; people, places, and things change. Perhaps it is difficult to accept this because it forces us to acknowledge our lack of control. If something appears to be within our control, the volume of variables that can tip things in any direction highlights the reality that we are not in control. We may attempt to gain control by throwing money, time, talent, and service into the things that appear to be problems or issues. Use of the resources we have been given can be a good thing but we must first acknowledge that only God is Sovereign and in control and whatever resources we have been given have come from God. It is no wonder or surprise that using our resources to get control of a situation or to get on top of an issue or in any other way to “solve our problems” does not always help and in many cases just makes things worse. We have all seen this in our lives or the lives of

someone we know. One version is when we throw money at something as if money is the answer; we think, “anything can be solved if I have the money for _____(fill in the blank)”. Money will get us the right lawyer, the right investment advisor, the right accountant, the right doctor, the right medications, the edge or advantage we need, the foot in the door, the ace up our sleeves, or the winning number on that elusive winning lottery ticket (through the process of buying a lot of tickets). Before our next attempt at helping ourselves or our loved ones (or others in general) by using our money, time, talent, and services let us consider a prayer first, beforehand. Let us consider asking the One who knows what to do before we come up with solutions on our own or ask someone for their advice. Even when asking for advice we should consider a prayer first, simply because we could approach the wrong person and get the wrong advice. - Sara

Turning 65 or older?

Financial Advice Column

BEST in MEDICARE SUPPLEMENT

Hsa: A Healthy Way to Save for Retirement SUBMITTED BY PATRICK ZAMKIN Many expenses in life are unpredictable. But there are two things you know you’ll have to pay for: medical bills and retirement. You’ll probably need to take a variety of steps to meet these costs, but one financial instrument that can help is a health savings account (HSA). If you’re not familiar with an HSA, here are the basics: Eligibility – If you are enrolled in a qualified high-deductible health plan (HDHP), you can generally contribute to an HSA. While HSAs are typically offered through employers, you can still open one if your employer doesn’t provide it, or if you’re self-employed, although you must have HDHP coverage. You also can’t be enrolled in another health insurance plan, other than those permitted, such as dental, vision, longterm care and disability insurance, and you can’t be enrolled in Medicare. Also, you can’t be claimed as a dependent on another person’s tax return. Contribution limits – In 2022, you can put in up to $3,650 to an HSA if you have single coverage, or $7,300 for family coverage. And if you’re 55 or older, you can put in an extra $1,000 per year. Tax benefits – An HSA has triple tax advantages: Your contributions are made with pre-tax dollars, so they can reduce your taxable income for the year; your earnings grow tax-free; and your withdrawals are taxfree, provided the money is used for qualified medical expenses. (Withdrawals taken before age 65 that aren’t used for qualified medical expenses are taxable and subject to a 20% penalty; once you reach 65, the penalty no longer applies, although withdrawals are still taxable.) In addition to its providing tax benefits, an HSA can help you in other ways.

Perhaps most significantly, your HSA can be an additional financial resource for your retirement. That’s because the money in your HSA can be carried over from year to year – you aren’t obligated to “use it or lose it.” So, the money not spent on annual medical expenses can continue to grow tax-deferred. Plus, an HSA is “portable” – it moves with you when you leave a job. Furthermore, unlike a 401(k) or a traditional IRA, an HSA does not require you to begin taking withdrawals once you reach 72 – you can leave your account untouched for essentially as long as you’d like. And while you may need to use your HSA funds to meet your medical expenses in retirement – which can be considerable, even with Medicare – you can use what you don’t spend on medical costs for your other needs without penalty, once you reach age 65. (As mentioned above, any HSA withdrawals not used for qualified medical costs are taxable.) Here’s one other point to keep in mind: Your HSA likely contains investment options, along with a cash account. If you put all your funds in the cash account, as many people do, you might be depriving yourself of the growth opportunities provided by the investment options. On the other hand, of course, these investments generally carry more risk. One possible way to benefit from both parts of your HSA is to keep enough cash to cover your health insurance’s out-ofpocket maximum and invest the rest. As you can see, an HSA can help you in numerous ways. If you have access to one, consider taking advantage of it. U.S. Long Term Care Communities Ready to Support Ukrainian, Other Refugees The American Health Care Association and National Center for Assisted Living (AHCA/NCAL), which represents more than 14,000 nursing homes and long term care facilities across the country that provide care to approximately five million people each year, is working with long term care communities across the country to offer thousands of jobs for refugees – including those intending to come to the United States from Ukraine. Participating facilities will also offer refugees job training, relocation assistance, as well as support their integration into local communities. “As the situation in Ukraine continues to evolve, we are ready to embrace Ukrainian and all refugees – our new neighbors – as part of our long term care family and offer the training and support they need to be successful,” said AHCA/NCAL President and CEO Mark Parkinson. “No one wishes to leave their home, but we must do everything we can to support them during this trying time. The diversity of career paths within long term care means there is something for everyone, and we welcome them with open arms.” AHCA/NCAL has partnered with national and state refugee organizations focused on supporting refugees. The Association participated in a virtual roundtable last fall with CEOs from major American companies to discuss Operation Allies Welcome, an effort by the White House to support Afghan refugees as

they resettle in the United States. Additionally, AHCA/NCAL is working closely with state affiliates and local refugee offices on potential partnerships to welcome interested refugees to a career pathway in long term care. This effort comes as AHCA/NCAL continues its focus on supporting common-sense immigration policies and solutions, especially during a historic labor shortage. Last year, AHCA/ NCAL led a long term care coalition to write a letter to the State Department focused on the need to prioritize health care workers who wish to live and work in the United States, especially those who are willing to care for our nation’s most vulnerable. Due to a backlog of immigrant visa processing during the COVID-19 pandemic, many international health care professionals with job offers from U.S. long term care facilities with approved immigrant petitions have been waiting for many months, in some cases more than a year, for a visa interview appointment. Proposed solutions include prioritizing immigrant visas for nurses, waiving the immigrant visa interview, and expanding in-person interviews to virtual/video conferencing. Updates will be provided as AHCA/NCAL continues to work on this important issue. If you are interested in partnering with potential refugee organizations in your area or would like more information on how to become involved, please contact Dana Ritchie at dritchie@ahca.org.

METEOROLOGY is a branch of the atmospheric sciences with a major focus on weather

forecasting. Significant progress in meteorology did not begin until the 18th century. The 19th century saw modest progress in the field after weather observation networks were formed across broad regions. World Meteorological Day is celebrated March 23rd.

Almost half of Illinois students are planning a sober Spring Break this year, survey finds. Contrary to widely held assumptions about the bad behavior of party-loving ‘spring breakers,’ a survey of 3,145 college students by RecoveryFirst.org has found that almost half (47%) planning to go on spring break this year will NOT be drinking any alcohol. College students from Illinois are almost as likely to stay sober this spring break - 44% say they will be practicing sobriety. Complaints in recent years by locals in spring break hot spots have certainly not been unwarranted. Last year, spring breakers and tourists alike gathered along Miami’s Ocean Drive, enticed by its comparatively looser COVID restrictions as compared to other holiday destinations. At times, however, the situation got out of hand with some breaking into public fights, destroying restaurant property and causing danger to those around them. After the Miami Beach Police brought in SWAT teams to disperse crowds, the city decided to order an emergency 8:00 p.m. curfew at the time. Despite these incidents, it appears there is a significant percentage of students who will have a sober spring break this year. This could be due to personal reasons, like having different interests outside of alcohol and/or drugs or testing out one of the popular social media sobriety trends, like #SoberCurious. Along with other alcohol-free lifestyle trends, the idea of a

sober lifestyle appears to be increasing in popularity among young people today; research has shown that Generation Z is drinking less than their parents’ generation did when they were young. One of the suggested reasons is a growing health and wellness movement, which means young people may be more concerned about their bodies, and how alcohol may negatively affect them. Interestingly, Marshall University in West Virginia will host a series of “Safer Spring Break” activities this year, which are focused on harm reduction and ensuring students’ well-being and health. According to the survey, spring breakers from Delaware and Arkansas are the most likely to stay sober this year with two thirds declaring sobriety. Comparatively, only 15% of students from New Hampshire plan on staying sober. Authorities in some spring break hot spots are implementing measures that encourage sobriety. Miami Beach, for example, will be providing music, wellness and food experiences. Despite Miami Beach’s efforts to ban sales of alcohol past 2:00 a.m., which was recently struck down allowing sales to continue until 5:00 a.m., the survey found that more than half (56%) of respondents said they think alcohol sales should indeed be restricted after 2:00 a.m. in popular spring break holiday

destinations. Another 25% of those who had been on spring break in the past said they felt pressure to drink alcohol during this time. Perhaps introducing a set of limitations could be helpful in terms of spring breakers’ safety, health and wellness during this time, too. For those attempting to have a relaxing vacation during spring break, popular student destinations are precisely the locations to avoid because of the noise and rowdiness of constant drinking and partying. In fact, nearly 3 in 4 (73%) people who are planning on vacationing this spring said they will be avoiding any locations popular among students. The survey also broke down which destinations non-spring breakers will be avoiding this year due to too many students and the results showed: Miami: 32%, Daytona Beach: 17%, South Padre Island: 14%, Cancún: 14%, Cabo San Lucas: 12%, Panama City Beach: 12% With a typical Spring Break vacation lasting around six days on average, the survey also discovered that the average drinker said they’re drunk three out of these days while on holiday – so for half the time of the entire duration.

Real Estate Specialists

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: We are first time homebuyers. What is going on with this crazy buyer’s market? Answer: Any prospective buyer who thought last year’s dramatic jump in home prices was rough, should be prepared for this spring to be even worse. A home buyers nightmare of fast-rising housing prices, increasing mortgage rates, and recordlow inventory of homes for sale is likely to present a tough real estate market for those looking to purchase a new home. The nation has been stuck in a housing shortage for a while now, but it’s now grappling with the fewest homes for sale ever. The lack of inventory is happening at the worst possible time as more Americans are hitting their prime home-buying years— and not finding anything on the market. The COVID-19 pandemic has only accelerated the problem as buyers sought out more spacious homes. Buyers will probably pay more for housing, as prices continue accelerating. Last year, all-time-low mortgage rates helped to offset the higher prices. But buyers won’t find that relief this spring now that rates are at 4+% which may significantly increase a borrower’s mortgage payment. That doesn’t mean it will be impossible to successfully purchase a home—it just won’t be easy.

The competition from other buyers could thin out a bit as more folks are priced out of homeownership. If there’s less demand, it could mean fewer (or at least less heated) bidding wars that don’t result in mindboggling offers over the asking price. It would make sense that, as mortgage rates rise, home prices would fall or at least stabilize. Logic would suggest that there has to be some limit on how much buyers can afford to spend on housing. Right? Nonetheless, in the short term, instead of prices stabilizing, they’ve been shooting up at a faster clip, as home shoppers rushed into the market hoping to lock in a home at a low mortgage rate before rates rise even further. Are home prices going to fall in the near future? It would require a tsunami of newly built homes going up for sale for prices to stop their seemingly unstoppable rise. And that doesn’t seem likely as builders have struggled to ramp up construction and the demand for housing just keeps growing. Rising interest rates and a very unstable economy are factors to watch!
