South Holland Resident Fatima Serrato Sworn in as Student Trustee at SSC South Suburban College (SSC) student Fatima Serrato was sworn in as Student Trustee at the college’s May meeting of the Board of Trustees. She was welcomed to her new role by Chairman Terry R. Wells. Feeling a bit too comfortable with her life earlier in the school year, Serrato decided to run for the Student Trustee position for a change of pace. “I wanted to branch out and try something new that would be considered out of my comfort zone,” she said. “Normally I would not choose to be given the spotlight, but I’m looking forward to this role.” As a result of her victory, Serrato will vote on behalf of the student community at monthly meetings of the Board of Trustees. Consistent communication was credited most by Serrato in her appointment as Student Trustee, noting that she was determined to obtain the 50 student signatures needed for her nomination, in spite of any obstacles created by the pandemic. “I informed students of my intentions for running for Student Trustee, how I want to be an advocate for them and implement some new ideas,” Serrato added. “My overall goal is to fulfill the needs of SSC students throughout my term.” This South Holland resident has the desire to be an advocate for not only the student population at SSC, but also in her eventual career, working as an OB-GYN in the field of obstetrics and gynecology. Serrato remarked, “I’ve always wanted to positively impact the lives of others. I’m excited to begin serving the student population, similar to how I will advocate for my patients one day.” In addition to her new role as Student Trustee, Serrato is active in the SSC Green Club, where she serves as Vice President. She also works as a student assistant alongside Dean Devon Powell in Student Services. Serrato has additionally earned a Summer School Scholarship as well as the SSC Student Trustee

Clerk Karen Yarbrough Demos New Electronic Voter Equipment for Primary Cook County Clerk’s Office is introducing new pollbook devices for the upcoming Illinois Gubernatorial Primary Election that will eliminate the outdated paper check-in process for voters by using digital devices that will provide uniform electronic voter check-in and signature verification, Clerk Karen A. Yarbrough announced Thursday The Clerk’s Office has purchased 4,500 of the new e-pollbook voter check-in devices. These stand-alone systems will use a secure Apple iPad and application to facilitate the check-in of voters at all polling place locations in suburban Cook County during Early Voting and on Election Day – June 28. “These devices will help tremendously in streamlining the voting process by eliminating the need for bulky paper polling books or dated hardware and old e-pollbooks,” said Yarbrough. “We fully expect that these e-pollbooks will improve the voting experience for both voters and Elections Judges -- and make the voting process more efficient, secure, and enjoyable.” The individual systems are equipped to pull up the individual voter’s registration information, verify their signature, and make sure that they are issued the proper ballot on Election Day. They can also register voters right at the polls and even text or print off instructions for a voter’s Election Day precinct if they are at the wrong polling place. As cyber security threats persist, and voter confidence is more important than ever, Yarbrough noted that the Clerk’s Office is pleased that suburban Cook County voters will have the next generation of pollbooks with enhanced capabilities and a greater voter experience. The Clerk’s Office is also issuing a call for Election Day poll workers. Election Judges earn $200 for Election Day, while Polling Place Technicians get $365. Flipped vs. Rehabbed MIKE BUDER Lately I’ve seen a big difference between “flipped” homes and “rehabbed” homes. And while a rehabbed property might also be flipped, a flipped house doesn’t necessarily have to be rehabbed. With more and more homes being sold to investors, there are a lot of houses being flipped in today’s market. Not to say there’s anything wrong with that…there’s nothing wrong with earning a living or making money. But what I’ve noticed recently are the “fix and flips”. Perhaps a property is swooped up for a good price in a distressed sale situation. The owner has no intention of living there and does put in some sweat equity/elbow grease. Then places the property back on the market. If done correctly, the home will look great. If done incorrectly, the home will look like a rental property. Some of the fix and flip homes I’ve looked at are terrible. The quality of work is just not there and it’s noticeable. The homes are dated with maybe 70’s cabinetry, counter tops have gold leaf veining running through the Formica, dark wood floor boards and door frame moldings, aluminum cased windows, a fluorescent light fixture dangling in the kitchen. Highway Construction Careers Training Program Offered Soon at SSC The Highway Construction Careers Training Program (HCCTP) at South Suburban College (SSC) is gearing up for their next short-term program. Registration for this program is currently open for the Summer and Fall Semesters. The HCCTP has been offered at SSC since 2014. Completers of the 12-week program are equipped with various skills that can lead to employment in the trades with high income potential. Career opportunities for those who complete the program include but are not limited to: electrician, iron worker, pipefitter, carpenter, laborer and equipment operator. The application process begins at the mandatory one-hour informational orientation followed directly by assessment testing. Orientation and assessment testing will take place between June 21 and June 23, 2022 for the summer session beginning on Monday, July 18, 2022. Orientation and assessment testing for the fall will take place between August 9 and August 11, 2022 with a start date of Tuesday, September 6, 2022. The program will run daily, Monday through Friday, between 8:00 a.m. and 4:30 p.m. Applicants must be 18
years of age or older, have a high school diploma or GED, an interest in working in the trades, and successfully pass a drug screening (including THC). Those who apply are also required to provide a valid driver’s license. A goal of the SSC HCCTP is to increase the number of minorities, women and veterans working in Illinois highway construction. The HCCTP is funded through a partnership with the Illinois Department of Transportation (IDOT), thus allowing the tuition to be waived. While enrolled, students will be paid a stipend of $10 per hour for each full hour of training completed. RICHARD ZEKVELD “Out of sight, out of mind,” the saying goes. So it is, so often, with suffering and evil in this fallen world. In the late 1700s, the people of Britain knew about race-based slavery and the trans-Atlantic slave trade. They understood that the sugar in their tea was produced by slaves in the Caribbean. However, only a fraction of them ever saw the harsh, horrible, and dehumanizing realities of slavery on the plantations or the appalling conditions on the slave ships. For them, the issue of slavery was an abstraction. It was “out of sight, out of mind.” But God raised up Olaudah Equiano to put the ugly realities of slavery and the slave trade in front of ordinary Brits and their leaders and to appeal to their consciences. Olaudah Equiano was an Igbo prince from West Africa. When he was eleven, African slavers abducted him, then sold him to European slave traders on the coast. He experienced the horrors of the trans-Atlantic passage. His conditions as a slave were better than for most. He managed to buy his freedom. Later in life, he joined William Wilberforce and his allies in their fight against slavery and the slave trade. He published his autobiography, The Interesting Narrative of the Life of Olaudah Equiano or Gustavus Vassa the African Written by Himself, in 1789. Long before Facebook, Twitter, and TikTok, Equiano’s story went viral in Great Britain. Confronted with the ugly realities of slavery, public opinion turned against the trade and against slavery itself. MUNSTER CIVIC FOUNDATION BRINGS BRIGHT CERAMIC TULIPS TO LOCAL BUSINESSES: And in this pictured case, a church, the Munster Church, Ridge Road and Hohman Avenues. The MCF along with the CA Health and Science Trust installed 37 such sculptures in and around the shops and businesses in that upscale NW Indiana town, much to the delight of onlookers like N 2 N. The delightful tulip sculptures will be on display through September 5th, 2022. The tulip theme was a nod to the Dutch Community which founded Munster in 1907 with a population of 500. The Dutch settlers gained a reputation of cleanliness, hard work, farming and flowers along with a deep rooted religious faith. In the 1860’s Jacob Munster established a general store and US Postal station. Eventually the town was named after Jacob and his family. The Munster Civic Foundation is a non-profit endowed in 1990 by the Community Foundation of NW Indiana, the parent company of Community Hospital, according to the NW Indiana Times. ***

WOODROW WILCOX On May 31, 2022, I phoned an insurance company about a bill that a client from Crown Point received. Then, I phoned the client to come to my office. We met on June 1, 2022 and made some phone calls together. Our client was being billed $89.47, but I believed that something was wrong with the bill and that the bill should have been zero. The bill stated that it was printed and mailed to our client on May 13, 2022. The date of the medical service was December 16, 2020. So, the bill was sent to our client almost a year and a half after the service was rendered. That did not seem reasonable. With some editing to protect the privacy of our client, here is the letter that I sent to the laboratory medical firm that waited a year and a half to send a bill to our client. Our client brought to our firm a bill from your firm for our review. Together, we phoned the client’s Medicare supplement plan insurance company and Medicare. The secondary insurer stated that the Medicare EOB that it received on this claim showed that Medicare approved $67.25 and that Medicare paid that. There was no other balance of the bill to be paid.
The Medicare representative stated that the only amount approved by Medicare was $67.25 and that Medicare paid that. The Medicare representative stated that part of the claim was not approved by Medicare because your firm failed to give notes that showed a medical necessity for services that Medicare denied. We ordered the MSN. When the client gets it, we will review it. Then, we will write to you again with even more details. I suggest you review this bill now. All the help that I gave this client was FREE OF CHARGE. This insurance agency helps our clients with Medicare billing problems without charging anything. It is one way that we demonstrate that we really do care about our senior citizen clients. If your insurance agent or agency does not give this high level of customer service, why not switch to our agency? EPA Announces $245,000 Grant to Support Water Quality Monitoring for Safe Summer Beach Recreation in Illinois U.S. Environmental Protection Agency is preparing to award a $245,000 grant to the state of Illinois to develop and implement a beach monitoring and notification program. Since 2002 EPA’s partners across the nation have used nearly $206 million in BEACH Act grants to protect the public by monitoring beaches for bacteria, maintaining and operating public notification systems, identifying local pollution sources, and reporting results
to EPA. Under the Beaches Environmental Assessment and Coastal Health (BEACH) Act, EPA awards grants to eligible state, territorial and Tribal applicants to help them and their local government partners monitor water quality at coastal and Great Lakes beaches. When bacteria levels are too high for safe swimming, these agencies notify the public by posting beach
warnings or closing the beach. EPA’s most recent Beach Report found that beaches on U.S. coasts and along the Great Lakes were open and safe for swimming 92 percent of the time in 2020. Check with your local public health authority on water conditions when making plans to go the beach.

Cook County Sheriff’s Office attorney Khara Coleman has been named the 2022-2023 Editorin-Chief of the Illinois Bar Journal, giving her the distinction of being the first Black woman to hold the position, Cook County Sheriff Thomas J. Dart announced today. Coleman, who joined the Sheriff’s Office in 2018 and serves as Assistant General Counsel for Civil Litigation and Torts, previously held positions as Secretary and Vice Chair of the publication’s board. “Serving as a member of the Editorial Board for the Illinois Bar Journal has been nothing put a pleasure, and it is one of the highest honors to hold a leadership role on this Board,” Coleman said. “I am fond of saying that the Illinois State Bar Association is more diverse in membership than it generally gets credit for, and the composition of the Editorial Board is proof of that. I believe this Board serves ISBA members best when it reflects the diversity of the entire population of attorneys who are members of the Illinois Bar.” With 28,000 members, the Illinois State Bar Association (ISBA) is the largest bar association in Illinois and one of the largest voluntary bar associations in the country. Power Ranger Patrick “PJ” Rohe passed away at home in his sleep on June 4, 2022 at the age of 40. Although he was born in Crestwood, Illinois, he called St. John, Indiana home for decades, where he lived with his mother and father. PJ found happiness in everyday life: cheering on his favorite teams, particularly the Chicago Cubs; debating who made the best burgers; drinking soda pop; and reciting lines from his favorite movies. Heaven will be a better place with PJ overseeing its cornhole tournaments, debating the top NASCAR drivers alongside Dale Earnhardt, his own favorite, and booing the Green Bay “Slackers” and New York “Damn” Yankees. PJ’s sunniness will be greatly missed by all those with whom he came in contact, but particularly the Notre Dame and Indy 500 crews, the Dairy Queen team, his many aunts, uncles and cousins and, most especially, by his parents Dennis and Mary Rohe; his two brothers Sean (Marie Manning) Rohe and Glenn (Tricia) Rohe, his niece Alyssa and two nephews Bryce and Mason. But while you cannot control the market, you may find it helpful to review the factors you can control. Many forces affect the financial markets, including geopolitical events, corporate profits and interest rate movements – forces beyond the control of most individual investors. In any case, it’s important to focus on the things you can control, such as these: Your ability to define your goals – One area in which you have total control is your ability to define your goals. Like most people, you probably have short-term goals – such as saving for a new car or a dream vacation – and long-term ones, such as a comfortable retirement. Once you identify your goals and estimate how much they will cost, you can create an investment strategy to help achieve them. Over time, some of your personal circumstances will likely change, so you’ll want to review your time horizon and risk tolerance on a regular basis, adjusting your strategy when appropriate. And the same is true for your goals – they may evolve over time, requiring new responses from you in how you invest. Your response to market downturns – When the market drops and the value of your investments declines, you might be tempted to take immediate action in an effort to stop the losses. This is understandable – after all, your investment results can have a big impact on your future. However, acting hastily could work against you – for example, you could sell investments that still have solid fundamentals and are still appropriate for your needs. If you can avoid decisions based on short-term events, you may help yourself
in the long run. Your commitment to investing – The financial markets are almost always in flux, and their movements are hard to predict. If you can continue investing in all markets – good, bad or sideways – you will likely make much better progress toward your goals than if you periodically were to take a “time out.” Many people head to the investment sidelines when the market tumbles, only to miss out on the beginnings of the next rally. That got me thinking. Does the seller have to disclose a fact that the home is haunted or has had a murder inside of it? Answer: An owner of a psychologically affected property is not required to disclose that the property is in this classification. A so called, “haunted house,” as you described it, is not a psychologically affected property since there is no formal verification or substantiation that such an entity exists. We know this is correct for Illinois & Indiana. However, an owner of or agent may not intentionally misrepresent a fact concerning a psychologically affected property in response to a direct inquiry from a prospective person who may be involved in the transaction.
Real estate professionals call homes tainted by murder, sex scandals or messy divorces as “stigmatized properties.” While they make up a sliver of the market, they have been a subject of much research and pose a challenge for brokers. When purchasing a large, long term investment like a home, no question to the owner or listing broker is stupid. In fact, a quick google of the address isn’t a bad idea either.
