Teens/Young Adults Falling for Online Scams Faster Than Their Grandparents A new study found tech-savvy teens and young adults are falling for online scams at a higher rate than seniors. Victims 20 and younger grew by 156% from 2017 to 2020 compared to 112% for seniors. The 9,053 young victims in 2017 jumped to 23,186 last year. Seniors remain by far the most victimized group overall with 105,301 victims losing $966 million in 2020, but the surge of Gen Z victims is unprecedented and speaks to the growing sophistication of scammers. SocialCatfish.com released a study on the State of Internet Scams 2021 using 2021 data from the FBI, IC3 and FTC. Overall a record $4.2 billion was lost to online scams in 2020 and Illinois was the No. 6 most-scammed state. Parents and young people should remain vigilant when they shop, date, work, or socialize online. Here are 5 Common Scams Targeting Teens and Young Adults in 2021: 1) Job Scams: The pandemic made it difficult for young people to find work. Scammers capitalized on this by dangling fake jobs that can be done remotely with high pay. They post on job sites and then request advanced payment for training. They ask for personal information during the “application process” and use it to drain your bank and commit identity theft. How to Avoid: Be wary of any job that seems too good to be true or asks you for payment prior to beginning. Never provide information or bank accounts until you’ve investigated the company thoroughly. 2) Instagram Influencer Scam: Teens and young adults worship their favorite influencers. Scammers will create fake accounts that look just like the actual influencers account. They host a fake brand-sponsored contest and ask the “winner” to pay a fee or
provide their bank account to win the prize. How to Avoid: Never send money or bank information to anyone you do not know. 3) Romance Scams: Also known as Catfishing, this is when scammers steal photos of good-looking people and target young, vulnerable people online. They make the victim fall in love and begin asking for money. How to Avoid: Never give money to anyone you meet online. If they will not video chat or meet, they are a scammer. 4) Sextortion Scams: The advent of smart phones led to sexting which has now led to sextortion. Scammers pose as an attractive person on OnlyFans or Snapchat, hooks the target and moves the conversation over to text. They send an explicit image and ask for one in return. Once received, they reveal themselves to be scammers and threaten to send the photo to all contacts in the person’s phone and post the picture on the Internet. How to Avoid: Avoid sending explicit images online or by phone. If the person you are falling for will not meet or video chat think twice before sending anything. 5) Online Shopping: Fake websites are created that look like an online store selling items at a huge discount. If you buy, the item never arrives, they pocket the money and steal your credit card and personal information for future online theft. How to Avoid: Make sure the website is not full of typos. If the “customer service” email is “gmail.com” or “yahoo.com” that is a red flag. Research the company. If you are the victim of a scam or attempted scam report it to the FTC, IC3, FBI and IdentityTheft.gov.

CATHY & JIM HIGGINS Question: This Real estate market seems too good to be true. What can you tell us about it? We are thinking about selling our Home. Answer: It depends on what “too good” means. It is an excellent sellers’ market. So, if you are selling, you will reap bigger rewards, but not without a few obstacles. Homes for sale are getting a lot of viewings. This is due to the high demand and low inventory. Homes are selling above list price as buyers compete for the same home. Once you accept your over list price, the appraiser must review it and basically approve the price. Appraisals are not an exact science so you have a chance that your home will have an acceptable appraisal if you’ve spent money updating your home. An acceptable appraisal also depends on how much over list price your home sold for. Here is the newest problem we are seeing: The buyers’ contract, whose offer is considerably higher than the asking price, gets accepted. There is a day of jubilation and excitement, followed by: “Our monthly payment is now higher, and we’ve just overpaid for a home.” The buyers decide that they don’t want the home, but they already have a signed contract. Buyer eventually gets out of the contract using one of their contingencies and the earnest money deposit must be returned. This is not
the norm, but we are seeing it happen. In many cases, as a seller, you are going to buy another home after you sell your current home. You are now on the other side of the fence as a buyer. It is now possible that you will be the one paying top dollar for your next home amidst heavy competition for Homes. You can always buy new construction, but you will be paying top dollar for that too, but with a little more certainty that you will find a home. As a buyer, don’t buy whatever house you can get right now because you’re worried prices will continue to rise. It’s not worth putting your financial future at risk by getting a property at the upper limit of what you can afford. If last year taught us anything, it’s the value of being prepared for the unexpected. Whether or not you decide to make a home purchase now or years from now, it needs to make sense for you. WISE WORDS TO LIVE BY COURTESY OF THE MUNSTER CHURCH AT RIDGE AND HOHMAN: This beautiful church always makes us smile and think via it’s sign out in front. QUIK SCRIPTS CELEBRATES 10 YEARS IN LANSING: The outside of the store is decorated in blue and white balloons festooned around the door way of the pharmacy. Daria and David Davila and their children welcomed their family, friends and customers into the store for a customer appreciation day on Friday July 30, 2021 complete with a band outside and catered food inside. Some 20 baskets from local stores were donated for a silent auction and all proceeds from the auction ($1,200) were matched by the Davila’s. A Lansing family in need had a trying year made much better thanks to the David Davila family. ***
Dolton NANCY NYBERG LEAVES A LASTING LEGACY: Nancy, of Hegewisch, left us on August 3rd on her own terms. Nancy had early onset MS which kept her in a wheelchair for much of her adult life. Despite that disability she managed to live a full and rich life that was filled with friends and purpose. Nancy and her husband Dennis moved to Hegewisch some years ago. She decided to turn her free time toward the betterment of the housing situation in her adopted town of Hegewisch, Despite her patrician upbringing, Nancy settled happily into the middle class enclave of Hegewisch with gusto. Determined to make a difference, Nancy bought 2 buildings and made them available to persons with a Section 8 voucher. A concerned ‘landlord,’ Nancy saw to the needs of her tenants, until she could no longer do so; just this summer, 2021. This item is a tribute to my friend Nancy and her valiant and courageous concern for her fellow man/woman/child. Nancy will be honored at a celebration of her life on Tuesday, August 31st, 2021 at Opyt’s in Hegewisch starting at 2 pm. A little of her background includes growing up with horses and music in El Paso, Texas. Her family moved from the West to New England where she graduated from Wellesley College, and still keeps up with her sorority sisters. Nancy married Dennis Nyberg in Langdon NH. The couple moved to Illinois and had 5 sons. A computer whiz kid, Nancy learned computer programming and worked and ultimately left Unisys as a senior systems analyst. Two Chicago marathons were run and Nancy’s desire to help mankind led her to the ministry where she became an ordained minister serving in churches in Carpentersville and Tioga. Overcoming disabilities, Nancy focused on learning languages after retiring to Hegewisch. Nancy was a dear friend who never stopped learning or teaching. May Nancy H. Nyberg rest in eternal peace ***

Speaking Of Seniors
MY COUSIN MINNIE PEARL WOODROW WILCOX Before Covid-19 changed things, Kola’s Christian Bookstore in Highland, Indiana presented free gospel music shows with some jokes and games to amuse the audience. One time, Kola’s had a five-clue guessing game. On one card, the first clue was the legal name of my cousin Minnie Pearl. I shouted the answer. The owner of Kola’s was amazed that I knew the answer with just the first clue. “It was easy,” I told her. “Minnie Pearl is my cousin and I heard her real name a lot while I was growing up.” My father’s father was a cousin of Minnie Pearl. When I was five years old, he took me back stage at a show to introduce me to her. She was a kind and gracious lady. Her face looked a lot like my grandfather’s face. She shook my hand and said, “My, oh, my! You are a handsome young man!” That was the only time that I met Minnie Pearl. But my family told me stories about her. One story stuck in my mind which I have used to encourage myself when I have faced disappointments. I want to share it with you. Minnie Pearl wanted to be a Shakespearean actress. She could speak with a wonderful British accent. But as soon as she stopped being in character, her accent reverted to her
Tennessee accent. She went to New York City and other places to audition for roles in Shakespearean plays. But eastern producers and directors refused to consider her. To them, she was just a “hick” from Tennessee. Her dreams were dashed. So, Minnie Pearl had to find something else in theater that she could do and that people would accept and appreciate. She needed to find a way to turn the “lemons” that life gave her into “lemonade”. She found a way to make lemonade when she invented the character Minnie Pearl. Not only was she gracious to me and funny to millions of people, but she was generous to her community with her wealth during her life and at her passing. Whenever life has given me “lemons”, cousin Minnie Pearl was my inspiration to find a way to make “lemonade”. Maybe her story can inspire you, too. Note: Woodrow Wilcox helps senior citizens by fighting mistakes and fraud in the Medicare system. He has saved senior citizen clients over two million dollars. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which is available through bookstores or online.

Christians Against Poverty
CAP Celebrates 1st Anniversary in South Suburbs. NANCY ZEKVELD South Holland’s Debt Center is about to celebrate its first year anniversary of serving local families. Officially launched with Mayor DeGraff in September last year it has been operating out of Covenant Fellowship Church on 162nd Street. The debt center was the first in the entire country for the international, award winning charity, Christians Against Poverty (also known as CAP). The center offers free credit counseling and money mentoring services to families in the area. Nancy Zekveld, debt center manager, having lived in the South Suburbs for 13 years, recalls how she was concerned to see people in her community turn to predatory lenders who “offer short term solutions with unmanageable repayment plans. When she began the launch she never could have predicted the devastation that COVID-19 would bring on local families and people across the country. She quickly adapted the model to continue seeing desperate families, offering virtual support and safe visits and even dropping off food vouchers for food insecure families. “I found CAP in the midst of my darkest moment in life,” shares Lori, a current CAP
client who was in the middle of a costly divorce, had been a victim of a scam and had exhausted all resources she knew to be available to her. Lori was, as she shared, ”exhausted, depressed, yet desperate because I wanted help...a solution. Since the beginning, CAP has always been there for me to support, encourage, pray and offer resources/advice. I’m so grateful to have found CAP.” This is what CAP is designed to do: to step into difficult situations like Lori’s and bring HOPE. With 25 years of experience in the UK, Australia, New Zealand, and Canada, CAP has the knowledge and experience to bring professional credit counseling directly into the lives of those who are in need. Nancy has also been offering a simple financial literacy tool called CAP Money. This is a free, short, 3-session course that includes an online tool to help balance a budget and track saving and spending. The next course is in September. If you or anyone you know is struggling with unmanageable debt, struggling to pay bills, medical debt, or student loans, contact us today or sign up for Nancy’s next budgeting course. You can contact her at 708 527 4844.

What’s your story? Is it a story where fate, chance or other competing forces determine your destiny? Is it a story where humans – you or others – define you and determine your destiny? Do you doubt that your story ends with “happily ever after”? Or is your story the Ultimate Story, beginning with the One who is who he’s supposed to be? Who made everything the way it’s supposed to be? Who entered a world, not the way its supposed to be, to remake it the way its supposed to be – including you and me? That story is the basis for the rock-solid certainty of “happily ever after.” It points to Christ, who came and will come again to right all that is wrong, including us. We enter that story when we entrust our lives to King Jesus who defeated sin, evil, Satan and death when he died on the cross and rose again. This Jesus remains undefeated. He will return to set all things right for those who trust in him. I am stirred every time I hear “Undefeated” by hip-hop artist KB. He points to our ultimate hope. Look up in the sky. Ooh, I made it. They think I’m a Lie. When I tell you I ain’t gonna take it, I got hands on the nation. Check my reputation. Yeah, that scoreboard’s still 1 and 0, ‘Cause my tomb is vacant. That’s why I’m…. Undefeated! Handle it. Can you handle it? I handle the world’s mismanagements. Thousands of years of the worst things, And it hurts me. But I got purposes in the hurts of me. If you don’t know it now, You’ll know it then. There’s a greater good, Don’t worry, friend. Where my glory goes, It reverses it. Amen! Richard Zekveld Pastor, Covenant Fellowship Church cfcsh.org
Many IL Employees Think Vaccine Disclosure Should be Mandatory
Although there is no legal obligation to share your vaccination status with everyone who may ask, this information might be required in certain circumstances. In a similar way that schools ask for details about childhood vaccinations, companies might inquire about employees’ vaccine status as a matter of health and safety for other people who work in the workplace. Even though vaccinated employees are less likely to get seriously ill, it’s still possible for them to become infected with the coronavirus as they return to the workplace. iprospectcheck.com, a background check and screening solution company, conducted a survey (3,000 employees) and found that over half (56%) of Illinois employees think it should be a mandatory requirement to disclose your vaccine status to your employer. This compares to a national average of 57%. Those in Massachusetts and Hawaii were most supportive of this idea, with 79% of employees here saying improper disclosure of vaccine status should result in disciplinary action. By comparison, employees in Louisiana seemed slightly more apprehensive of disclosing this information at work, but 31% were still in agreement.
It appears many employees take the disclosure of vaccine status very seriously as nearly half (42%) say they should have the right to take legal action against their employer if there are inadequate safeguards against unvaccinated colleagues at work. Nearly 1 in 5 (16%) even believe improper disclosure of vaccine status should lead to disciplinary action up to and including termination of the employee. 14% think improper disclosure should lead to employee suspension. To maintain a high level of safety, over half (55%) of employees think it should be mandatory for all staff to take daily COVID tests in the workplace as a precaution. Lastly, it was also found that 42% of employees would be more concerned about sharing a workplace with an unvaccinated colleague than one who has a lengthy criminal record. ‘The idea of being required to disclose one’s vaccine status to an employer can be a contentious one. However, as employers begin to require employees to return to the office, the health and safety of all employees is a very high priority for employers.’ says Matthew Rodgers, President of iprospectcheck.

529 Plans: Not just for college
I’m Selling My Home Because… MIKE BUDER
SUBMITTED BY PATRICK ZAMKIN If you’ve heard of 529 plans, you might think they can only be used to help pay for college. And you wouldn’t be alone: Less than onethird of adults properly identified that a 529 plan can be used for more than just higher education, according to a survey by Morning Consult and Edward Jones. But what are these other expenses? Before we get to them, let’s review the main benefits of 529 plans. Contribution limits are high and earnings can grow tax-free if withdrawals are used for qualified education expenses such as tuition and room and board. (Withdrawals for nonqualified distributions are subject to taxes and a 10% penalty on the earnings portion.) Plus, as the account owner, you maintain control of the plan, so you can switch beneficiaries to another qualified family member, if necessary. Now, let’s consider the other uses of 529 plans, which have been made possible by various pieces of legislation over the past few years: Student loan repayments – The average amount of student loan debt per borrower is well over $32,000, according to the Federal Reserve. So, many people welcomed the news that 529 plans could be used to repay student loans. There’s an aggregate lifetime limit of $10,000 in qualified student loan repayments per 529 plan beneficiary, plus $10,000 for each of the beneficiary’s siblings. Being able to use 529 plans to repay student loans gives you some flexibility if your family members have excess balances in their accounts. K-12 expenses – A 529 plan can now be used to pay up to $10,000 per year in tuition expenses at private, public and religious elementary and secondary schools. This amount is per student, not per account. However, not all states allow 529 plans to be
used for K-12 expenses – or to be technical, some states consider K-12 tuition to be a nonqualified 529 plan expense, which means the earnings portion of a 529 plan is subject to state income taxes and possibly a “recapture” of other state income tax breaks connected with 529 plan withdrawals. So, make sure you understand your state’s rules on K-12 expenses before taking money out of your 529 plan. Apprenticeships – Not every child wants or needs to attend a college or university. And now, 529 funds can be used to pay for apprenticeship programs registered with the U.S. Department of Labor. These types of programs, which combine on-the-job training with classroom instruction, are offered at community colleges and trade schools. Once students complete their apprenticeships, they often go on to well-paying careers in a variety of fields. And since these types of programs are typically far less expensive than a fouryear college degree, a 529 plan can have a particularly long reach. The tax treatment of 529 plans for all these expenses can vary from state to state, so, if you move to another state after you’ve established your plan, you’ll want to know the rules. Even if you don’t move, it’s still a good idea to consult with your tax advisor about how 529 plan withdrawals will be treated. Nonetheless, a 529 plan could be valuable to you in many ways. Consider how you might want to put it to work for you and your family. Deciding on the right time to sell your home is tough. Right now, in the South Suburbs of Chicago and throughout many parts of the country, we’re experiencing a seller’s market with tight inventory and rising prices. This is the reason for most homeowners that now is a financially opportune time to sell for top dollar in order to afford their dream home. However, according to the 2020 Profile of Buyers and Sellers put out by the Nation Association of Realtors. Cashing out big and making profit didn’t make the list of primary reasons why sellers sold their homes. So what pushes most homeowners to decide to sell? Turns out it has more to do with life changes than financial gain. Now, certainly seems like a great time to review all of life’s changes. Statistically here are some of the top reasons for selling from the NAR’s profile of Buyers and Sellers. Across all age groups of sellers, the number one reason for a move was a motivation to be closer to friends or family. Sellers in the age group of 74-94 were actually the mostly likely to claim they wanted to be closer to loved ones. Although it’s possible to stay connected via social media and video calls, nothing beats having your family and friends over for an impromptu game night or backyard barbeque. Another top reason for selling is the current home was too small. As families grow, it is only natural to search for more space. Since COVID-19, I’m guessing even more homeowners are feeling like their home may be too small. With more people than ever working from home and spending the majority of their lives inside, space is crucial. Conversely, a home being too large accounted

for a lot of the sellers in the 74-94 age group. A little over 10% claimed the move was job related. It will be interesting to see if this reason for selling changes over the next year as so many people have begun working remotely. However, we could be seeing a large number of individuals finally moving to where they truly want to live, uninhibited by the physical location of their jobs. A good number of homeowners said the reason for selling was neighborhood related. Whether you’re looking for better amenities, walkable shops and restaurants, better schools, or a tighter community feel, a new neighborhood can be life changing. One more reason that a good number of people gave was a change in the family situation. This reason covered anything from marriage and divorce to the birth of a child. When life throws changes your way, we all must adapt. The sellers aged 22-39 were most likely to cite these reasons for selling. So, with the real estate market rebounding from COVID-19, this could be the perfect time to sell and upgrade to a home that fits your desired lifestyle. It is important to review the market, as well as your personal situation when re-evaluating your home and real estate goals. Consult a real estate professional if you need help reviewing your options and understanding today’s market.
