Big City Blight MIKE BUDER All one has to do is look at what has happened to some of the most beautiful cities in America as a result of rioting, protesting, murder, destruction of property, graffiti, violence, drugs, homelessness, broken windows, fires and boarded up buildings. For the most part, there were no consequences for guilty parties. Economic blight is the visible and physical decline of a property, a neighborhood, or a city due to a combination of economic stagnation and a residential population decline. When it comes to property values and appraisals, everyone pays the price. Blight is usually associated with structural changes in the economy. Today however, there are plenty of jobs available and people are “choosing” not to work. Whether you agree or not, names of some heroes that have been torn down would cry out loud. The media shows clouds of smoke rising out of the ashes of ammunition. Once upon a time (not so long ago), business owners had wonderful dreams. Many who built their businesses were legal immigrants who came from war torn countries to America, because freedom, liberty, and the American dream was possible. I can still hear the echoes…”I have a dream”. There was a time when students from all walks of life dreamed of becoming doctors, lawyers, athletes, husbands and wives, teachers, police officers, first responders, etc…one

such young man became the President of the United States. Not just once, he was elected to two terms. Clearly, the voters where not divided like we are today. Now it seems dreams are blowing up in people’s faces and pages of history are now being re-written…why? It is difficult to see these big metropolises from a whole new perspective. Blight is serious, it’s toxic and infections in the most egregious way to our land, the people and future generations because it doesn’t promote the American way. Blight is not something that just happens like acne as a result of puberty. It creates slums, more homelessness, drug addiction, violence and depreciation on property values. Government grants stimulus checks and more federal aid is not the answer. I believe it’s time for us to get on our knees and pray for God fearing elected leaders who will promote unity among all people. Proverbs 29:2 When the rulers are good, the people are happy. Medicare Refused To Pay The Claim WOODROW WILCOX On August 20, 2021, I received by mail a medical bill from one of our clients. It was a bill for $250. She wanted to know why Medicare and her Medicare supplement insurance policy did not pay the claim. I phoned her Medicare supplement insurance company to learn what it knew about the claim and the bill. It reported that Medicare ruled that the medical service was not covered by Medicare. Under a Medicare supplement insurance policy, if Medicare rules that the medical service is not covered by Medicare, neither Medicare nor the Medicare supplement insurance will pay anything on the bill. When Medicare refuses to cover a claim, it is usually because the claim was filed incorrectly or a Medicare policy was violated. I did several things to help our client. Then, I sent the following letter to the medical firm that billed her. I have edited the letter to protect the privacy of our client. Dear Representative, Our client brought to our firm a bill from your firm for our review. The bill seeks a balance of $250 on Account Number XXXXXX for services rendered on 06/11/20. I phoned the client’s Medicare supplement plan insurance company to learn what it knew of this claim. It reported that Medicare denied the claim as not being eligible for Medicare coverage. I helped our client to request the

Medicare Summary Notice about the claim. That will arrive in about three weeks. I will inform the client that when she gets it, she needs to bring it to me. I just wanted to inform you that the client is not ignoring your bill to her. But I do wonder if your firm made a mistake in filing the claim that caused Medicare to deny it. In my experience, Medicare does not refuse to cover a legitimate claim for medical services unless the claim was filed incorrectly. Please, have an experienced member of your firm review the matter. If you made an error, please refile the claim correctly. After the client brings the MSN to me, I will review it with your bill and inform you about what we discover. All the help that I gave this client was FREE OF CHARGE. This agency “goes the extra mile” to help our clients with such Medicare related medical bill problems. If your insurance agency does not give this high level of customer service, why not switch to our insurance agency? Answer: Moving is an emotional process. If you’re not calming down your nervous children, you’re trying to reassure yourself that you’ll meet people in your new neighborhood and that you bought the best house within your means. If you can, keep an emergency fund in case you run into any unexpected costs. One example: If your buyer comes forward after a home inspection is completed and requests a series of repairs prior to move-in, you’ll be prepared. Chances are good that you won’t necessarily agree with the buyer’s requests, but at least you won’t face the additional stress of being short the money for repairs if you plan ahead and save some extra cash (no set amount -- just as much as you can handle. Shoot for about $2,000). It’s probably in your best interests not to try to guess what the buyer will want to repair, and then fix it ahead of time. That’s because buyers have a habit of isolating areas of your home that you never considered having repaired, and not even noticing the ones you expected them to pinpoint. So, save yourself any expenses until you’ve determined their requests. Remind yourself of why you’re moving in the

first place: A job transfer, or is it a voluntary choice? Obviously, whether or not you had some degree of control over the decision will affect your outlook. Envision your new home. Picture all your Family holidays in your new home. As often as possible, try to imagine your family fully adapted to your new environment. Remember to have a little fun occasionally. You’re still allowed, even if you feel as if you don’t have a penny left to your name. Take the family out to dinner, to a movie or a picnic -anything that gets all of you out of the house and away from boxes, emotions and all of those pre-move concerns. Enjoy your time together and remember that this stress won’t last forever. Regardless of what you’re feeling now, the move will happen, and everything will eventually fall into place. Like most people, you may have several financial goals. But can you reach them all? It would be simple if you had great wealth. But you’ll likely need to rank your goals in terms of their importance to your life and then follow appropriate strategies to achieve them. By doing so, you may end up getting pretty close to covering each of your objectives, in one way or another. When prioritizing your goals, consider following this process: • Identify goals as “must have” or “nice to have.” Making sure you don’t outlive your resources is a must-have goal, so you need to be as certain as possible of achieving it. On the other hand, a nice-to-have goal might be something like buying a vacation home. If you don’t attain the money needed for this goal, you do have room to compromise, perhaps by scaling down to a smaller home in a different area or just renting a place for a few weeks a year. Having this flexibility can provide a psychological benefit, too. Since this goal doesn’t have an either-or outcome, you won’t have to feel that you failed if you don’t get the big vacation home – instead, you can still enjoy the results of your investment efforts, even at a more modest scale. • Put “price tags” on your goals. You need to know what your goals will cost. Even if you can only make an estimate, it’s essential to have some figure in mind. As time goes by, you can always revise your projected costs. To arrive at these price tags, you may want to work with a financial professional who has the tools and technology to create hypothetical illustrations and scenarios. • Follow an appropriate strategy. The nature of your goals and their estimated cost will drive your investment strategy. So, for example, using the must-have goal mentioned above – the need to avoid outliving your money – you’ll want to balance your growth objectives with your comfort with risk, as well as maintain an appropriate withdrawal strategy when you’re retired. However, for a nice-to-have goal, such as your large vacation home, perhaps you don’t need the same urgency – consequently, with part of your portfolio, you might be able to take more risk in hopes of greater returns. And if you fall short, you can always go with Plan B – i.e., the smaller home or the rental experience. But if your “nice to have” is closer to a “must have” in this area as well, you might want to focus less on achieving greater returns and instead look at ways of adjusting your budget to save more. • Monitor your results. As you pursue your goals, whether must have or nice to have, you’ll want to check your results regularly. If you think you’re not making enough progress toward your desired goal, you may need to make adjustments. But don’t overreact to short-term swings in the financial markets or in the value of your portfolio, or take on an inappropriate amount of risk. When trying to reach your goals, you can alter your path, but it’s usually not a good idea to change directions altogether. The decisions involved in identifying, prioritizing and achieving your goals can be somewhat involved. But by following a well-designed process, you can help yourself get to where you want to go. OSCAR MAYER WIENERMOBILE VISITS MUNSTER STRACK’S: Two fans, Joel and Hugo Arreguin of Chicago came out to visit the Munster Strack’s on Ridge, Sunday August 15th for an up close and personal look at the famous hot dog icon created in 1936 by Oscar Mayer’s nephew Carl Mayer. Hugo and Joe of Chicago said they enjoy following the Wienermobile around Chicago whenever possible. Joel got his OMW costume at a thrift shop and it echoes the colors of the car. As a giveaway that Sunday a OM staffer took picture’s with our personal cell phones and a gift packet of hot dogs and other goodies were given away courtesy of Oscar Mayer. Preventing Lifestyle Creep NANCY ZEKVELD At the most basic level, a good way to prevent lifestyle creep (increasingly living beyond your means) is to match your lifestyle to reflect your values and not what you think is expected or required. This assumes that you are honestly trying to assess how to avoid debt or get out of debt. The pandemic has forced many people to look at what they actually need to get by and in some cases, what they do not need to automatically add back into their lives as the economy adjusts to a new normal. A budget serves many purposes and the Christians Against Poverty (CAP) Money budgeting course specifically helps you look at your expenses as if you are paying cash and not using credit to boost your living. A key point is that what you can afford is based on what you actually take home in your paycheck. Not allowing yourself to spend what you don’t have will stop lifestyle creep. The reality may be that as you work through your cash based budget you may see that even if you do not have any credit card debt, you may not have enough take home pay to support your current lifestyle. The best option at this point may be to find out more about the CAP credit counseling in order to get out of debt faster which will allow you to begin to remedy the second part of the problem which is living within the limits of your actual take

home pay. There are different kinds of helpful guidelines to avoid lifestyle creep depending on your circumstances. You can use the 50\30\20 rule which allocates 50% of your income to essentials, 30% for discretionary expenses, and 20% for savings. Additionally, when you get a raise, you can use the extra money to pay down debt, add to existing savings, or start an emergency fund. You can enlist the help of a third party to keep you accountable to your budget and help you review your budget regularly. You can research current topics about getting out of debt and staying out of debt. At CAP we offer professional, confidential credit counseling free of charge to any who need it. No, it’s not the way it’s supposed to be. This frustrating fact confronts us wherever we look. We see it in our nation, culture, communities, workplaces, institutions, households, and relationships. We even see it in ourselves. Television, cable news and social media feeds bombard us with all that’s wrong. We bear the weight of too much information. First, preach the gospel to yourself. God has come in Christ to right all that is wrong, including us. He forgives us and frees us to love him and others, right where he has placed us. We need not allow others guilt or pressure us into their activistic agendas. Jesus will lead us into life-giving paths of love and justice. Second, turn your burdens into prayers. When you’re weighed down by what’s wrong with the world, appeal to God. We don’t fix or transform anything or anyone. He does. Third, clean your bedroom, then go out and change the world. By God’s grace, address what’s wrong in your own heart, life, and relationships. Then ask Jesus to show you how you can be his agent of sacrificial love and justice in your own zip code.
