SOUTH HOLLAND REALTOR FOR 25 YEARS!

Lessons from Expert Educators Tips from experienced teachers for new and aspiring educators Each school year offers exciting opportunities for little learners to discover and explore new topics, make friends and master new skills. While much of the focus is on families during the backto-school season, it’s also an important time for educators, especially those who are working with young children or are just starting their careers. These tips from award-winning and long-term educators at KinderCare can help new and aspiring teachers prepare for a successful start to the school year and their careers. Communication is Key Making time to connect with families gives teachers opportunities to build bonds, which is essential for success. Communicating and understanding their unique needs shows you have their children’s best interests at heart. By regularly sharing stories and observations about each child’s progress, teachers can also provide families with a sense of reassurance their children are being recognized and cared for as the unique people they are. Never Give Up on a Child Each child faces unique hurdles as he or she climbs the educational ladder, with some facing more challenges than others. While at times it can be frustrating to tailor lesson plans to meet each child’s individual needs, Joan Coberg, a teacher of 40 years, recommends one important trait: patience. The best advice I would give is to never give up on a child,” Coberg said. “Have lots

of patience. Always lead with love and kindness; be respectful. When I first started my career at KinderCare 40 years ago, I was learning, too. As teachers, we also learn from the children.” Set Boundaries for Success Similar to open lines of communication with families, getting to know your students individually can help build relationships necessary for a successful school year. Jami Vandegrift, a prekindergarten teacher and 2018 KinderCare Teacher of the Year, said this helps build mutual respect between teacher and student. “As you build relationships, you will start to establish boundaries and routines,” Vandegrift said. “Once you feel comfortable with the kids and the room, you can start bringing in the curriculum. Starting as a new teacher, I always thought I had to do it all at once. I’ve learned over time to start small and build each week on something new.” Be Willing to Change Consistency and structure within the classroom setting are important for establishing routines, but it’s also helpful to have an open mind and to stop an activity when children lose interest. Be observant, flexible and willing to rethink schedules, classroom arrangements, transitions and more. Stopping to observe and ensure students are engaged can help promote success as many children learn best when fueled by personal interests.

COUPON Let Children Choose Their Paths and Recognize Accomplishments School days often include activity time when students can explore interests like art, music, physical activity and more. When it’s time for activities, try letting children choose what they’d like to do first. This can help foster independence while easing transitions, according to Hattie Mae Covington, a toddler teacher of 45 years. It also opens the door for teachers to cheer on their students for succeeding in activities of their choosing. “Kids, especially young children, love to be recognized and rewarded for doing good work,” Covington said. “High fives and smiley face stickers go a long way toward encouraging them and helping them be successful. Celebrating students for their accomplishments can be a meaningful way to create bonds that support their ongoing interest in learning.” Find more experts’ advice to set new teachers up for success at kindercare.com.

Most moths look very drab and boring. Many species have gray or tan wings with little or no other coloration. But not all of these night-time flyers are lackluster; some are actually quite colorful and beautiful. One of the most spectacular moths in Illinois and Indiana is the large and colorful cecropia moth. Cecropia moths are silk moths. Actually, the cecropia is North America’s largest native moth, often having a wingspan of six or seven inches. Their wings are multi-colored, with varying hues of red, white, brown, orange, tan, black and even blue. Their bodies are thick and covered with furry-looking red and white hair. Males and females of the species can be identified by their antennae; males have large feathery antennae while females have much smaller, thinner antennae. The adult cecropia moth emerges from its cocoon in the early summer and starts looking for a mate. Males use their large antennae to detect and locate the pheromones emitted by a female, and they can detect a female from more than a mile away. Cecropia moths do

not eat at all; only the caterpillars eat before they transform into moths during metamorphosis. The adult moths live a very short life, just long enough to find a mate and reproduce. Within two weeks of metamorphosis, their lifespan is usually over. The eggs laid by the female cecropia moth hatch into caterpillars, and the small caterpillars eat as much as they can during the short summer. They are black when they first hatch, but as they grow they change color from black to yellow to green. Cecropia moth caterpillars are usually found on the leaves of maple trees, but they are also found on cherry trees and other deciduous trees. By autumn, the cecropia caterpillars have grown to full size (about five inches long) and they create a silk cocoon on an inconspicuous tree branch. They will spend the entire winter in this cocoon. Then the following spring the adult moth emerges from the cocoon and the cycle repeats itself. Keep an eye out for these beauties this summer!

Heart Smart RICHARD ZEKVELD Is history like a circle or a line? Most ancient cultures had a cyclical view of history. Experience seems to support this. First, the circle of life. We are born, grow, break down, then die. The cycle repeats every generation. Then, the cycles of creation. The day and night cycle spins every twenty-four hours, along with our daily routines. And don’t forget the seasonal cycle – spring, the season of rebirth, summer, the season of growth, fall, the season of dying, and winter, the season of death. Finally, there is the civilization cycle. Rome began as a city, grew into a massive empire, then declined and shrank. Finally, it was destroyed. “The Teacher” reflects on this experience. “What does man gain by all the toil at which he toils under the sun? A generation goes, and a generation comes, but the earth remains forever. The sun rises, and the sun goes down, and hastens to the place where it rises… All streams run to the sea, but the sea is not full; to the place where the streams flow, there they flow again” (Ecclesiastes 1:3-5,7, ESV). But faith looks beyond experience to what God has revealed in his word about human history. Amid life’s cycles, God pursues his linear plan for history, leading to heaven on earth. History is the story of how God created us and our world good and beautiful. Of how human rebellion plunged that world into misery and destruction. Of how God came, in Christ, to suffer the consequences of human rebellion and restore our broken world. Of how Christ will return to finish the job and establish heaven on earth again. That story becomes our story when we entrust our lives to the care of control of King Jesus. Richard Zekveld Pastor, Covenant Fellowship Church cfcsh.org

Real Estate Specialists

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: What is the difference between a Realtor comparative market analysis and a professional appraisal? Answer: The comparative market analysis, CMA, is used to determine current market value so that you can choose the listing price where your home will sell quickly and for the highest amount possible. Real estate professional gets the information for the CMA from the multiple listing service, or MLS, where brokers and their agents pool information on listed properties for sale. The MLS also contains sold data & historical trends. The CMA includes recently sold homes and homes for sale in your immediate neighborhood that are most similar to your home in appearance, features, and general price range. Establishing a home’s fair market value is equally important to buyers and their lenders. When your buyer applies for a loan, the bank will order an appraisal. Where the bank appraisal differs from a CMA is that it is performed by a licensed appraiser - not a real estate agent. Even though the appraiser is hired by the bank, the appraiser has no vested interest in the transaction. The appraisal is designed to protect the bank,

so that it doesn’t loan too much money for a single property. The appraiser visits your home and compares it to other similar homes using square footage, finishes, age, condition, location, and more. The data is compared to property tax records and recent solds as well as sales trends to determine the arc of prices up or down. Appraisers also use information from the local MLS. If an appraisal comes in lower than the asking price of the home, the bank will not make the loan, and the seller will likely reduce the price for the buyer. If you priced your home based on the information suggested by the CMA provided by your Realtor, chances are good that the buyer’s appraisal will support the sales price. If you price your home above the comparables, you may be looking at a longer market time to sell your home. E-mail us your Real Estate questions at Cathyah@aol.com. Thinking of selling your home? Neighbor 2 Neighbor JANICE MINTON-KUTZ PRAYERS FOR OUR TROOPS IN AFGHANISTAN--AND FOR AMERICANS TRYING TO GET OUT: We all have been glued to our televisions/radios/devises I am sure, with the advent of the tragedy unfolding in the middle east. My heart is breaking for the Afghan families not knowing their fate after 20 years of relative western ways, now under the Taliban. Uncertain times call for faith as never before--

*** IN HONOR OF TOM COMISKEY--A picnic is held in the south Chicago area each year for the South East Side Viet Nam Veterans. They are pictured here in the middle of the day gathering for their annual photograph. The veterans are aging now, but their valor in the Viet Nam War is still very close to their hearts and minds, and those of their families. We thank them for their service. ***

Speaking Of Seniors

Dishonest Medical Biller Caught WOODROW WILCOX On August 25, 2021, I got and worked on a case for a client from Dyer, Indiana. I caught a medical biller in Indiana being dishonest. Whenever I catch a medical biller being dishonest, I encourage the client to let me help the client file a complaint against the medical biller. Usually, that is done with the Indiana Attorney General’s office of Consumer Protection. The filing alerts public officials about the dishonest firm and helps build evidence to justify punishing or closing the firm. But only the client can decide whether to do that. I am not able to file a complaint that the firm hurt someone that I know. It is work. Some clients let me help and some clients don’t want to bother with it. I believe that filing such a complaint helps to protect other seniors that otherwise might be harmed by the dishonest firm. With some editing to protect the privacy of our client, following is the letter that I sent to the dishonest medical billing company that is in Indiana. Our client sent to our firm a bill from your firm for our review. The bill seeks a balance of $XXXX on Account Number XXXXXXX for services rendered on 05/28/21. The date of the bill is 08/12/2021.

I phoned the patient’s Medicare supplement plan insurance company to learn what it knew of this claim and bill. It reported that it sent a check to pay the balance on 6/30/2021 and that your firm cashed the check on 7/13/2021. The check number was XXXXXXXX. So, your firm had the payment from the insurance company in your bank account over four weeks before you sent the bill to our client for the same balance. That is really sloppy bookkeeping. It is dishonest, also. Fix your bookkeeping system. All the help that I gave this client was FREE OF CHARGE. This insurance agency “goes the extra mile” by helping our clients with such medical bill problems. If your insurance agent or agency does not give this high level of customer service, why are you staying with that agent or agency? Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that firm over two million dollars. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which is available at bookstores and online.

KUDOS TO CHRIS OSTER OF TORRENCE LIQUORS: Chris has donated to the South Southeast Viet Nam Veterans for many years. This year is no exception-the annual SSEVV picnic was held on Saturday August 28, 2021. The veterans thank Chris Oster and family and Torrence Liquors in Calumet City for their kindness and generosity over the years. ***

FRED SCHRUM AND HIS PRIZE CLOCK: Fred, a watch and clock expert shows Larry Kutz his 400 Day Clock. The antique clock intrigued Larry and so he added it to his collection of unique items. Fred and Larry are at the home of the Calumet City Historical Society of which Fred is now on the Board of Directors. The CCHS is one of the fastest growing organizations in the city withy new members added each month. ***

KERRY MOORE OF CALUMET BAKERY DONATES TO SSEVV VETERANS GROUP: Kerry took a moment from his hectic Saturday August 28, 2021 to visit with members of the SSEVV veterans group. Kerry annually donates a tray of fruit slices for the vets annual picnic-- and 2021 was no exception! A friend of local vets groups, Kerry Moore has shown his patriotism over and over and his generousity for the veterans. ***

Chris is an active member of the community and church. ***

ANNUAL SOUTHEAST SIDE VIETNAM VETS PICNIC AT ROD AND GUN CLUB: On the hottest day of the year, these brave vets took to the band -tent for a little R N R on Saturday August 28, 2021. Pictured here are from left Jesse, Omar, Claudia, Tony and Dave, the one half of the Dave and Lisa duo of entertainers who were with the vet’s courtesy of Trish Bielec and Rene’s The Shed Saloon. The favorite song was “We Gotta Get Outa This Place,” a Viet Nam era musical anthem for those who fought in that war. ***

ROBERT ROSSIANO RECEIVES FLOWERS FROM WIFE CHRISTINE: The reason for the lovely gesture on the part of Mrs. Rossiano was a bit of turnabout celebrating. Married 26 years and with one child, 19 year old Elliott between them, Robert and Christine, enjoy doing things non traditionally-- hence she sent Robert flowers on their anniversary. The family makes their home in Lowell, Indiana. Christine is a school bus driver for Tri Creek in Lowell and Robert is a 17 year executive with Burnet Title in Schererville. I think Christine Rossiano might just have a fabulous idea here! Brava! ***

Financial Advice Column

Start Thinking About Your Retirement Income Plan SUBMITTED BY PATRICK ZAMKIN If you’re getting close to retirement, you’re probably thinking about the ways your life will soon be changing. And one key transition involves your income – instead of being able to count on a regular paycheck, as you’ve done for decades, you’ll now need to put together an income stream on your own. How can you get started? It’s helpful that you begin thinking about retirement income well before you actually retire. Many people don’t – in fact, 61% of retirees wish they had done better at planning for the financial aspects of their retirement, according to an Edward Jones/Age Wave study titled Retirement in the Time of Coronavirus: What a Difference a Year Makes. Fortunately, there’s much you can do to create and manage your retirement income. Here are a few suggestions: Consider ways to boost income. As you approach retirement, you’ll want to explore ways of potentially boosting your income. Can you afford to delay taking Social Security so your monthly checks will be bigger? Can you increase your contributions to your 401(k) or similar employer-sponsored retirement plan, including taking advantage of catch-up contributions if you’re age 50 or older? Should you consider adding products that can provide you with an income stream that can potentially last your lifetime? Calculate your expenses. How much money will you need each year during your retirement? The answer depends somewhat on your goals. For example, if you plan to travel extensively, you may need more income than someone who stays close to home. And no matter how you plan to spend your days in retirement, you’ll need to budget for health care

expenses. Many people underestimate what they’ll need, but these costs can easily add up to several thousand dollars a year, even with Medicare. Review your investment mix. It’s always a good idea to review your investment mix at least once a year to ensure it’s still appropriate for your needs. But it’s especially important to analyze your investments in the years immediately preceding your retirement. At this point, you may need to adjust the mix to lower the risk level. However, you probably won’t want to sell all your growth-oriented investments and replace them with more conservative ones – even during retirement, you’ll likely need some growth potential in your portfolio to help you stay ahead of inflation. Create a sustainable withdrawal rate. Once you’re retired, you will likely need to start taking money from your IRA and 401(k) or similar plan. But it’s important not to take too much out in your early years as a retiree, since you don’t want to risk outliving your income. A financial professional can help you create a sustainable withdrawal rate based on your age, level of assets, family situation and other factors. By planning ahead, and making the right moves, you can boost your confidence in your ability to maintain enough income to last throughout your retirement. And with a sense of financial security, you’ll be freer to enjoy an active lifestyle during your years as a retiree. PORT

Despite what many believe, appraisers primarily represent lenders and confirm a property’s value rather than determine the value. Appraisers are versed in reconciling a value for a buyer and seller to agree upon in a purchase contract. Realizing what’s involved in becoming a licensed appraiser today is useful. Typical requirements to be a licensed appraiser include completing over 150 hours of education from a certified licensing school. Passing an intensive exam and logging at least 2,000 hours of experience within 5 years. Considering the requirements to become licensed, it would seem logical to assume an appraiser’s opinion of value is more qualified than a full time, veteran real estate agent. However, during a continuing education class I attended, the instructor who was an appraiser stated that real estate agents have an advantage in determining value. Naturally, I sat up in my chair, eager to hear his explanation. The simple answer surprised me…an appraiser doesn’t go inside homes with buyers. Instead, appraisers rely heavily on the photographs and description that the listing agent wrote. Because descriptions and photographs can be deceiving, a diligent appraiser will occasionally interview the listing or selling agent to learn more about the comparable property they are planning to use. When the appraiser comes to measure and take pictures of the subject property, it seems logical that they should know all about the recent improvements. Naturally, you want them to know about the newer roof, furnace, top-of-the-line flooring and remodeled kitchen & bath. Appraisers typically have six labels they can give your property: poor, fair, average, good, very good and excellent. This is where your hard-earned money and excellent choices may let you down. Because appraisers can’t feel, touch, see and smell the comparable properties, they are inclined to give many of them average or good ratings. So even if the appraiser gives your property a very good and gives the comparable property an average rating, the dollar-for-dollar adjustments are based on a determination by a company called Marshall & Swift, and in my experience those adjustments are a mere percentage of what you probably spent or what those improvements might cost today. My seller clients rest assured in today’s market that if the appraiser comes in at a value less than the contract sale price that I will make sure the appraisal is fair. I automatically audit a copy of the full appraisal report and if necessary, I will file an appeal with supporting evidence to adjust the value up.
