My agent says we should leave our home for all showings. We really feel it is best we are there. Suggestions?

Answer: You’re not going to like our answer.

We think your agent is giving you very sound advice. We advise our sellers to vacate the home for all showings. Never, ever, make your buyers feel uncomfortable in your home, otherwise they will exit quickly.

Yes, it is an inconvenience to have to leave your home. But, we can assure you that buyers will spend more time in your home if you aren’t there, and they will talk about it openly with their partner. By doing this, they will become more emotionally vested in your home.

Of course, no one will ever know as much about the home as the person that lives there. But you can certainly educate your agent. Place a “showing package” for your home and leave it in a prominent place.

You can place seasonal photos, Home and neighborhood amenities, even a letter from the seller talking about their home.

Sellers should be aware that at the very least, buyers feel uncomfortable when the owners are present, and that it can kill a sale. Buyers often won’t even open closet or

SAVED CLIENT ALMOST $1,000 WOODROW WILCOX On February 8, 2021, I helped a 78-yearold client fight a false bill for $962.

The client brought a medical bill to me and asked me to check it. He did not think it was correct. It was not correct. The bill was false. The firm that sent the bill has sent false bills to other clients, too. The firm seems to have difficulty following Medicare rules and regulations.

When a medical firm sends a false bill to a senior citizen, if no one helps the senior citizen to review and challenge the false bill, the senior gets hounded to pay the false bill.

To help more people understand how to help a senior citizen to challenge a false bill, I wrote the book SOLVING MEDICARE PROBLEM$. It is available through most book sellers. I am now 66 years old. I don’t know how much longer I will be around to help seniors fight false Medicare related bills. In the 18 years that I have helped senior citizens, I have saved clients over two million dollars. If one person at one agency

in Indiana saved seniors that much money, imagine how much other senior citizens paid in false medical bills during that same time because they could not find anyone able and willing to help them fight false Medicare related medical bills.

I hope more people will buy my book and start learning how to help senior citizens fight false medical bills. In my book, I explain the calculations for my estimate that just one repeating flaw in the Medicare claims billing system costs senior citizens over one billion dollars per year in false Medicare related medical bills. That is over one billion dollars that are wrongfully taken from senior citizens.

Sellers like to talk, and not just about the house. You never know when a buyer will be turned off by the mood of the seller, or by a statement the seller makes. Buyers are there to look at the house, not chit chat about the weather or worse--politics and other controversial topics.

Buyers might view a clingy seller as “desperate to sell.” The presence of a pesky seller who insists on overstating all the home’s positive benefits can appear too overpowering for a potential purchaser.

You asked for our opinion. Here is some really good advice for you: If you must be home during a showing, then you should to go outside or stay put in one location, smile a lot, and not wander around with the agent and buyers.

Heart Smart RICHARD ZEKVELD We crave control.

On the one hand, God wired us, like him, for control. He delegated control over creation to us. But we turn control into an idol. We must have it to be okay. We are willing to sin to get or keep it.

What do we try to control? Our conversations to keep them from going off the rails. Our time, so nothing and no one messes up our agendas. Our environments by making sure they are risk-free and up to our standards. Our circumstances, so that things turn out right. Our futures so nothing interferes with our wonderful plans for our lives.

Who do we try to control? Our children, so that they turn out exactly the way we envision and make us feel good about ourselves. Our spouses, lovers and friends so that they play the exact roles we have written for them in our perfect scripts for our lives.

What tools do we use for control? Money, power, knowledge, words, gifts, sex, even the Bible. Manipulation to move people – guilt-trips, deceit, promises, threats, approval, disapproval, withdrawal, tears, anger and bullying.

Why do we crave control? We thirst for the three ‘S’s: security, significance and sovereignty. Control is the path to these things.

What are the consequences of control-worship? They are the 3 ‘A’s: anxiety, anger, and alienation from God and others.

How can you escape control-worship? Admit that you have control issues and ask God to forgive you. Trust that God is in control. He is sovereign and was willing to sacrifice his own Son to make you his child. You can trust him with control. Surrender control to him. Rely on him to help you exercise the control he delegates to you over yourself and your responsibilities.

Once at the self-checkout it wasn’t bad.

There are many digital prompts (such as weighting produce etc.) and it goes as fast as we want to go. But, the complaints and gripes were many! Almost everyone there had an issue with the new system. I believe in second chances. Let’s see how they do in a week or so before we pass judgement. ***

This year senior business economist Thomas Walstrum of the Federal Reserve Bank of Chicago addressed the members and guests on a most unusual year of Covid 19 and its effect on business and industry in the Midwest. Walstrum’s territory is Region 7, which ranges from southern Wisconsin, northern Illinois, Indiana, Iowa and Michigan. His job is to take stock of the financial health of one of the 12 regions in the nation’s central banking system.

It was a relief to hear that things are not all that bad for our area even as we move away from a deep recession and an economic shock, according to him.

And boiling down his hourlong speech, Walstrum noted that the economy will recover once we get the virus under control and the vaccine in place. ***

SUBMITTED BY PATRICK ZAMKIN Now that we’re a few weeks removed from 2020, it’s a good time to reflect on such a momentous year. We can think about developments in the social and political spheres, but we also learned – or perhaps re-learned – some valuable lessons about investing.

Here are four of them: A long-term perspective is essential. Volatility in the financial markets is nothing new, but, even so, 2020 was one for the books. Of course, the COVID-19 outbreak was the driving force behind most of the wild price swings.

Soon after the pandemic’s effects were first felt, the S&P 500, a common index of U.S. large-cap stocks, fell 34% but gained 67% by the end of the year. Consequently, investors who stuck with their investment portfolios and kept their eyes on their long-term goals, rather than on shocking headlines, ended up doing well. And while 2020 was obviously an unusual year, the long-term approach will always be valuable to investors.

Investment opportunities are always available. The pandemic drove down the prices of many stocks – but it didn’t necessarily harm the long-term fundamentals of these companies. In other words, they may still have had strong management, still produced desirable products and services, and still had good prospects for growth. In short, they may still have been good investment opportunities – and when their prices were depressed, they may also have been “bargains” for smart investors. And this is the case with virtually any market downturn – some high-quality stocks will be available at favorable prices.

Diversification pays off. Bond prices often move in a different direction from stocks. So, during a period of volatility when stock prices are falling, such as we saw in the weeks after the pandemic hit in March, the presence of bonds in your portfolio can lessen the impact of the downturn and stabilize your overall returns. And this, in essence, is the value of maintaining a balanced and diversified portfolio. (Keep in mind, though, that diversification can’t guarantee profits or prevent all losses.)

The market looks ahead. The pandemic-driven market plunge may have been stunning, but it made a kind of intrinsic sense – after all, the sudden arrival of a pandemic that threatened lives, closed businesses and cost millions of jobs doesn’t sound like a positive event for the financial markets. But the strong rally that followed the initial drop and continued into 2021 has surprised many people. After all, the pandemic’s effects were felt throughout the rest of 2020, and are still being felt now, so why did stock prices rise? The answer is pretty straightforward: The financial markets always look ahead, not behind. And for a variety of reasons – including widespread vaccinations, anticipated economic stimulus measures from Congress and the Biden administration, and the Federal Reserve’s continued steps to keep interest rates low – the markets are anticipating much stronger economic growth, possibly starting in the second half of 2021.

All of us are probably glad to have 2020 behind us. Yet, the year taught us some investment lessons that we can put to work in 2021 – and beyond.

Last year, due to the grips of the COVID-19 virus and the inability to convene an onsite gathering, organizers had to postpone the Big Event and transitioned to a fully virtual event in May. The Big Reinvent, as it was branded, raised more than $70,000 thanks to the generosity of alumni and friends around the country.

In an effort to make this year’s Big Reinvent even better, the school hopes to have more than 100 auction items including past favorites and new options.

Suggested donations include: gift certificates to local businesses (a great way to support small businesses and BNI), beauty salon/spa certificates, themed gift baskets, golf course certificates for the Northwest Indiana and Chicagoland area, airline miles, hotel certificates, designer purses, jewelry, sports memorabilia, technology (laptops, iPads) etc.

The event website, bigevent100.givesmart.com, includes information on sponsorships and an item donation form. In addition, it will offer previews of auction items as they become available.

I have seen people compromise because their character wasn’t a concern.

Some decisions are easy (or at least they should be).

The seller wants to call that room in the basement with the 1’ x 2’ window 6’ up the wall a “bedroom”. I know it’s done, but it shouldn’t be. BOCA, municipal codes, safety, etc. Yet I see many homes where this test has been failed and once I’ve seen this, I’ll question the character of the listing agent and sellers. The deal may still happen, but it’s biased from the start. What if a seller knows of a problem that should be disclosed but doesn’t want to put it out there for fear it will scare off the buyers? Sorry, once I as your Realtor know it, I’m liable too. You as the seller need to correct the problem or at a minimum disclose it. I will do everything I can to make it still work if you do that. But if you’re going

to hide it, pretend that radon test didn’t fail, then I can not work for you. Yes, I could hope no one ever found out, and collect that paycheck for selling your home. But is sacrificing my character worth it? No. As listing agents, we could tell a seller that their home is worth much more than we know the market will bear just to get a listing (maybe we can get them to drop the price later, wink wink). But for me, that’s not character. Character is being honest about market conditions, the truth about what the market will yield and sometimes that truth is telling them not to sell their home right now if they don’t absolutely have to. So if I risk losing some business for being honest, so be it. I sleep well…except if I eat something to late!
