Real Estate Questions & Answers CATHY & JIM HIGGINS Question: Should I get an appraisal before putting my home on the market? Answer: Even if you’re new to this whole selling-a-house thing, chances are good you’ve heard of a home appraisal. And if you know just a little about the process, you know that the appraisal—a value put on your home by an objective third-party expert— can make or break your home sale.So, with so much riding on this step of the home-selling process, you might be wondering: What does it hurt to go ahead and get an appraisal before you list? While an appraisal is an important step in selling your home, there’s a reason it typically doesn’t happen until much later in the process. Simply put, home appraisals are meant for the buyer’s lender more than any other party. If a buyer needs a loan to purchase your home, the lender will require an appraisal toward the end of the loan application process just to make sure the home is actually worth its declared value. The collateral for the loan is the home, so lenders require an independent appraiser to inspect it and advise on its value. The market value is what someone is willing to pay for a property—often influenced by emotion and how competitive the area
is. If someone really wants a property, they won’t care what the appraised value is, they simply want it no matter what. While both real estate agents and appraisers use comparable sales (also called “comps”), and the two values often end up being similar, the market value is the one you should be most concerned with as a seller. Real estate agents will use comps to pull recent data on other houses (that are similar to yours) to arrive at a market value. Agents will also do a walk-through of your property and talk with you before arriving at a number you both feel comfortable listing at. The only good reason to get an appraisal in advance, would be if you have a unique property where similar properties (to compare to) are unavailable. Appraisals are expensive, usually in the $300 to $500 range, and if you own a lot of land or a very large house, you may end up paying a lot more. Even with higher interest rates starting to affect the affordability of single-family dwellings, the experts say there just aren’t enough homes. There are two major ways houses enter the market, somebody builds a new one or somebody sells an old one. Both of those pipelines are currently out of whack, which results in a continuing lack of supply. The limited supply of new homes is due to factors both old and new. For the last decade, builders haven’t put up new houses at the rate they needed in order to handle today’s demand. This factor alone has most likely created a national deficit of at least a million homes. At the same time, costs have gone up since the pandemic hit. The constraints in the market can be summed up in what I refer to as the five L’s… 1. Labor: Builders are having a hard time finding skilled workers, particularly in hot markets like Texas and Colorado. 2. Lots: There is a national shortage of developed and buildable lots. 3. Lending: Home builders especially the smaller companies, are facing a tighter market for borrowing the money needed to build. 4. Lumber and Materials: Lumber prices nationally were about $350 per thousand board feet in January 2020. That cost has now elevated to about $1,300 per thousand board feet. On top of lumber, there are shortages and delays on things like garage doors and appliances. And the fifth L is…Laws and Regulations: Issues like zoning and school capacity can limit how many
homes can be built in a certain amount of space. The tight housing market means new construction is even more important for buyers trying to get a home. While on a national level new homes typically account for less than one in ten sales, that figure is now closer to one in three. Supply chain issues also means new homes are taking longer to build. What was typically about 6 ½ months average construction time is now about 8 months on a national level. Existing homes make up most of the market, but fewer people are selling, so the supply of those is also down. Some of that has to do with affordability issues and more existing homeowners would rather renovate their homes than move. High home prices might seem to encourage people to sell their homes and cash in, but most of those people would need to buy or rent another home, and pay those high costs. If they try to buy again, they’ll be facing a really tough market as a buyer. The only people in a really good position to sell are those who don’t need to buy back into this market. Fought Wrongful Bill for $142 WOODROW WILCOX
On April 22, 2022, I reviewed a medical bill and wrote a letter to protect our senior citizen client from Valparaiso, Indiana. With some editing to protect the privacy of our client, here is the letter that I sent to the medical firm. Our client sent to our firm a bill from your firm for our review. The bill is dated 4/05/2022 and seeks a balance of $142 on Account # XXXXXXX for services rendered I phoned the client’s Medicare supplement plan insurance company to learn what it knew of this claim. It reported that your bill is false. Here is why they stated that it is false. The original billed amount was $142 but that is not what Medicare approved. Medicare approved much less and paid your firm $13.31. The secondary insurer paid your firm $6.06 by EFT on 01/06/2022 and your
firm collected or “cashed” the payment on 01/17/2022. The EFT was made by a virtual credit card and the confirmation number was XXXXXXXXX. You can confirm this information by calling (the transfer company) at 888-XXX-XXXX. Please, do not bother our client about this bill any more. All the help that I gave the client was FREE OF CHARGE. This insurance agency has built a reputation for “going the extra mile” for our clients. If your insurance agent or agency does not give this high level of customer service, why not switch to an agency that does? This one does. SUBMITTED BY PATRICK ZAMKIN If you reach retirement with a significant amount of assets, you’ve done a great job of saving and investing. But now comes another challenge – making that money last. You might think that this task, as important as it is, won’t be as hard as accumulating the money in the first place. Yet, a sizable number of people have reached a different conclusion. In fact, 36% of retirees say managing money in retirement is more confusing than saving for retirement, and 56% say they wish they had budgeted for more unexpected expenses in retirement, according to the Edward Jones/Age Wave Four Pillars of the New Retirement study. What steps can you take to help you become an effective money manager during your retirement years? Here are a few to consider: Set your goals. Your money management needs will certainly depend, to some extent, on what your goals are for the coming years. Will you travel extensively? Stay close to home and pursue your hobbies? Or maybe even open a small business? Once you identify your vision for retirement, you can estimate how much it will cost, which will then dictate much of your spending and saving needs. Stick to a budget. If you’ve followed a budget throughout your working years, there’s no reason to stop now – in fact, budgeting may be even more essential when you retire. Of course, you don’t necessarily want to force yourself to be as frugal as possible – after all, you worked hard, saved and invested so you can enjoy a comfortable retirement lifestyle. Look for reasonable cost-cutting opportunities, such as eating out less often or eliminating streaming services you don’t use. Don’t underestimate health care costs. Even when you’re on Medicare and pay for supplemental insurance, health care costs could still be one of your biggest expenses
during retirement. Initially, budgeting for $4,500 to $6,500 per person annually may be a good starting point for traditional health care expenses in retirement. However, depending on your health, prescription drug usage and other factors, your costs could be higher or lower. And you may also want to estimate long-term care expenses as part of your plan. Look for senior discounts. Once you’re a senior, you may be able to find discounts on a wide range of items and activities, such as movies, transportation, groceries, gym memberships and more. By taking advantage of these discounts, you can save a surprising amount of money and ease pressure on your cash flow. Establish a sustainable withdrawal strategy. For decades, you’ve been putting money into your IRA and 401(k). But once you’re retired, you will likely need to start taking withdrawals from these accounts. It’s essential that you don’t withdraw so much early in your retirement that you eventually run the risk of outliving your money. You may want to work with a financial professional, who can analyze your entire situation – assets, expenses, lifestyle, expected longevity, etc. – and recommend a sustainable withdrawal rate. Keep in mind that once you turn 72, you may be required to take out a certain amount each year from your 401(k) and your traditional IRA, so you’ll want to incorporate these withdrawals into your overall income strategy. These tasks involve manual labor requiring the use of hand tools and light equipment operation in all weather conditions. Work may involve the construction, demolition, installation and repair of water, sewer and stormwater lines, street maintenance, sanitation, building maintenance and general housekeeping, parks, and grounds/property maintenance work. Work also includes driving a pickup or dump trucks to collect garbage, leaves, limbs, appliances, furniture and other yard waste and trash, routine horticultural tasks, street sign maintenance, and minor facility and equipment repair. Work assignments are repetitive in nature and can usually be performed with little supervision.
