The first four months of 2022 are showing that hosing supply constraints continue.

There still is not a lot of inventory to choose from and new listings are in need of revolving doors the first 72 hours on the market. This is because more people are deciding homeownership is right for them at the moment. Many people are actively looking so there is a lot of demand for homes right now. Part of this is due to millennials who are entering their prime homebuying years. Many members of this big generation are in their 30’s and often married with children. As Realtors, we are seeing a big push from millennials to buy a home and this has been years in the making.

The pandemic has also made remote and hybrid work a possibility for many. That means you don’t have to live close to an office and you might need more space than you might find in an apartment. Remote work means owning a home is a possibility for more people, adding to the current demand.

It will most likely take a while before the inventory of available homes will match up with demand. Some experts predict it will be two years before monthly housing inventory levels return to pre-pandemic norms. Another impact on the housing market is rising mortgage rates. The interest rates on home loans

have gone from near 3.3% at the start of the year to now over 5% in just four months.

This will likely take some buyers out of the market and slow the rise of home prices. It should weaken demand, but there is so much demand right now it’s hard to say how much it will really impact things like sales and home prices. Higher mortgage rates might not directly lead to a pull back on housing prices. The individual market’s supply and demand will still be the big factors and could eventually make life a little bit easier for buyers if the bidding wars cool off. In summary, the factors that are currently driving up prices aren’t likely to subside anytime soon. For the balance of 2022, I don’t think buyers should be betting on any really significant price declines. If anything, as interest rates move higher, the cost of buying a home will likely go up.

Saved Dyer Client Over $3,000 WOODROW WILCOX

On May 6, 2022, I researched a medical bill from a hospital to a client in Dyer, Indiana. The bill sought $3,818 from our client.

I found the problem with the bill. It was another case of Medicare failing to send the claim report to the client’s insurance company.

The insurance company was willing to pay its portion of the bill. But it never got the claim information from Medicare.

I wrote a pleasant letter to the hospital. When the hospital does what I ask, almost the entire bill will be paid by the insurance company. I say “almost” the entire bill because the client purchased a policy that does not pay the Medicare Part B annual deductible. So, the client will need to pay a small part of the bill but the rest will be paid by his Medicare supplement insurance company.

If I had not helped this client, the hospital would have hounded him to pay the bill for $3,818. All the help that I gave this client was FREE OF CHARGE. This agency helps clients when a Medicare related medical bill is fouled by a mistake in the Medicare system.

We “go the extra mile” to help our clients and show that we really do value our clients. If your insurance agent or agency does not give this high level of customer service, why not switch to our agency?

JOSH BOOTSMA As my wife and I were watching TV some weeks ago, an ad came on for some sort of lotion. Smiling people with assumedly perfect skin burst out of doors and danced around.

And then something took me by surprise — the last message of the commercial, in bold letters: “WORSHIP YOURSELF.” What a statement!

At first, I thought it was a completely ridiculous thing to say, and it is. But as I thought more about it, I almost began to respect the message because of its truthfulness. How many messages do we see every day that are basically telling us to do the same thing?

This watch will change your life. This car will make you feel amazing about yourself. This new treatment will give you your confidence back. The implicit message? “Go on, just worship yourself a little.” And how many people spend their whole lives doing so!

Yet, our Father God is the only one worthy of our worship, and He calls us to something different. He asks us to sacrifice ourselves — not worship ourselves.

In Philippians 3, the Apostle Paul says, “I consider everything a loss because of the surpassing worth of knowing Christ Jesus my Lord, for whose sake I have lost all things. I consider them garbage, that I may gain Christ and be found in him, not having a righteousness of my own that comes from the law, but that which is through faith in Christ…”

The things of the world that we think will satisfy us won’t.

In fact, Paul says they might as well be garbage compared to knowing and following Jesus Christ.

Make no mistake — you are worshiping something. If it’s not Jesus Christ, it’s something else — most likely yourself. If you worship yourself, you will always let you down. But God will never let you down. Worship Him today.

WTTW CHANNEL 11 AIRS DOCUMENTARY ON THE SOUTH CHICAGO “SOLDIERS WALL”: Gloria Chavez-Gomez, one of those featured on the documentary spoke on behalf of her late brother Antonio G Chavez who was killed in the Vietnam War and is one of the 12 soldiers whose picture is on the “Soldiers Wall,” 92nd and Brandon across from Our Lady of Guadalupe Church. This Catholic Church gave more soldiers who were killed in the Vietnam War than any other parish in the United States. The documentary featured some of the soldiers who are now senior citizens and who came back from the war and who memorialized those who were lost.

The poignancy of those who spoke on camera recounting the war years was evident as tears were shed, by the speakers and those of us who watched. ***

Retiring Early? Know Your Health Care Choices.

SUBMITTED BY PATRICK ZAMKIN Life doesn’t always go as planned. For example, you might think you’ll retire at 65 or later, when you’ll be eligible for Medicare.

But if you retire before then, how will you pay for your health care?

Without insurance, you risk incurring thousands of dollars of expenses if you are injured or become seriously ill. And if you must pay for these costs out of pocket, you might have to dip into your IRA, 401(k) or other retirement accounts earlier than you had planned – which could result in a less desirable retirement lifestyle than you had envisioned.

What, then, are your options? It depends on your situation, but here are four possibilities: • Employer retiree health benefits – If your former employer offers health coverage to retirees, it could well be your best choice, especially if the employer continues to pay a share of the premiums. However, fewer employers are offering continuing health coverage to former employees, and among those who do, they may use certain criteria – such as length of service and position within the company – to limit eligibility.

• Spouse’s plan – If you’re married and your spouse still has employer-provided insurance, you may be able to get coverage under this plan or continue this coverage if you have it already. If the employer subsidizes premiums for spouses, this plan could be an affordable choice – if not, though, it might be more expensive than other options.

• COBRA – The Consolidated Omnibus Budget Reconciliation Act (COBRA) allows you to maintain your existing coverage with the same benefits and provider network.

However, COBRA is typically only available for a specific time – usually 18 months – after you leave your employer, and coverage can be expensive. Your previous employer subsidized a portion of the premium as a benefit, but

Here are some stats you may have not seen from the National Association of Realtors: In the past 120 days, we have seen the highest increase in mortgage rates.

Mortgage rates are the highest in a decade.

The job market is good, there are a lot of jobs out there.

Housing inventory is very low. Compared to a year ago, Active listings are down 14.1%.

New contracts signed are down almost 11%.

Pending listings (those homes that have sold, but not yet closed), are down almost 10%.

New listings are down 3.4%. And homes are selling faster now then they were a year ago.

90 million Millennials (ages 19-39) are storming the market. Around 30% of the market is first time homebuyers.

The average family would need $30,000 more income than they would’ve needed a year ago, in order to purchase a median average priced home.

The market is so hot that 20% of the buyers

make an offer immediately.

82% of buyers are willing to compromise the move into an up-and-coming neighborhood, and 71% would buy a smaller home if necessary. Remember, these are the buyers, not the sellers.

87% of the homes are sold in 30 days or less.

So rest easy, we are not close to a housing bubble and crash like in 2007. The way they wrote mortgages back then is completely different than the underwriting of today. Plus, there was an over supply of houses on the market. We do not have any of this today and job availability today is strong. $6 trillion in home equity gains have accumulated in the past 2 years, according to the NY Times.

SSC to Host Barber College Celebration Recognizing Inaugural Class WHO: South Suburban College (SSC) will recognize the first class of Barber College program completers at a special celebration in advance of the college’s formal Commencement ceremony. There will be nine individuals recognized. Eight students will earn the Barber College Certificate and one student will earn the Associate in Applied Science of Barbering degree. This is the first time this certificate and degree will be awarded at the college.
