Market Decline Offers Buying Opportunities SUBMITTED BY PATRICK ZAMKIN The financial markets have gotten off to a rocky start this year. What’s caused this volatility? And does it present opportunities for patient investors? First of all, several factors are behind the market volatility, including the war in Ukraine, higher inflation, rising interest rates and the lingering effects of the COVID-19 pandemic. However, while these factors may be specific to the recent market decline, volatility itself is a common feature of the investment environment. In fact, history shows that corrections of 10% or more happen about every year, and declines of 15% or more have happened every other year, on average. Furthermore, while 2022 has thus far been challenging for investors, it was preceded by a long period of strong markets, with the S&P 500 averaging more than a 20% return over the past three years. Knowing the typical frequency of market volatility and reviewing the results of the past few years may make the current situation seem less shocking. But you don’t have to simply “ride out” the downturn – because a down market may give you the opportunity to buy more investment shares at good prices. Specifically, you can expand your holdings in companies that have good growth prospects due to strong management and products or services that provide sustainable competitive advantages. And this type of opportunity is important, because one of the keys to building wealth is to increase the number of shares you own in your various investments and hold them for the long term. While the market will always fluctuate, the long-term trend has been positive, particularly for well-diversified portfolios built with quality investments. Of course, while it is a good idea to boost your share ownership at favorable prices, you still want to be strategic about

it, rather than just buying whatever seems to be the biggest bargain. In reviewing your existing portfolio, can you identify any gaps that could be filled with new investments? Are there opportunities to further diversify your holdings? By owning different types of stocks, bonds, government securities and other investments, you can help reduce the impact of volatility on your portfolio. (Keep in mind, though, that diversification can’t guarantee profits or prevent losses in declining markets.) Or, if your portfolio has become “unbalanced” in some way, you could also use this time to rebalance it back to its original long-term targets. You might also consider setting up a systematic investing program in which you invest the same amounts in the same investments on a regular basis, such as monthly. When prices go down, you’ll automatically buy more shares, and when prices rise, you’ll buy fewer shares. (However, systematic investing does not guarantee a profit or protect against loss and you’ll need to be willing to keep investing when share prices are declining.) Before this year, average annual returns have been solid for about a decade, which makes it somewhat easy to forget about normal market volatility and may have led to overly optimistic performance expectations. So, it would not be surprising if your initial reaction to the current downturn is one of concern. But by viewing the current investment environment as a chance to add quality investments at attractive prices, you can help yourself develop a behavior that can serve you well throughout your life as an investor. Real Estate Questions & Answers CATHY & JIM HIGGINS Question: We recently bought what seemed to be a well maintained house. We didn’t get a home inspection and after being in the home two weeks, noticed that the ceiling sagged in the living room & were poorly patched. After having heavy fall for two days we noticed two leaky areas in the roof. Are the sellers liable for not disclosing the faulty roof when it is evident that they knew? Also, our basement flooded. Answer: Supermarkets sell eggs in plastic holders. If you look at & inspect the cartons you can see if the eggs are okay. If you don’t look, you can’t blame the supermarket. If the ceilings were badly patched, you could plainly see that there had been problems. The repairs were not hidden. In effect, you were on notice that questions should be asked. As a buyer you should have obtained

a professional home inspection to find problems, including those that you might not see. As to the responsibility of the sellers, it depends on the jurisdiction where the home was sold, what disclosures were made, and whether or not the property was sold in “as is” condition. Also, in the past couple of seasons, some areas have experienced levels of rain not seen in decades -- and thus leaks and flooding not seen in years. Sellers are not responsible for freak future storms or the leaks they might cause. E-mail us your Real Estate questions at Cathyah@aol.com. Thinking of selling your home? South Suburban College (SSC) will host the Cook County Career Connector Hiring & Resource Fair on Tuesday, May 24, 2022 from 9 a.m. to 2 p.m. in the Kindig Performing Arts Center. This event marks the kickoff of the Cook County Career Connector program sponsored by Cook County and The Chicago Cook Workforce Partnership (The Partnership) with support from Employment & Employer Services (E&ES) and the South Suburban American Job Center (AJC). The Cook County Career Connector promotes a more inclusive and equitable economy as Cook County emerges from the pandemic by connecting County residents to quality jobs and connecting County employers to a skilled and diverse talent pool. “The County is committed to utilizing American Rescue Plan Act dollars to provide opportunities to address the needs of both businesses and job seekers as we continue to recover from the upheaval caused by the Covid-19 pandemic,” said Cook County Board President Toni Preckwinkle. “Businesses today face historic challenges finding the talent they

need and we also know that there are many people seeking new or better jobs. We launched the Career Connector program to make the critical connection between employer and job seeker.” More than 20 ready-to-hire employers will be on hand in fields that include Manufacturing, Healthcare, Transportation, Distribution and Logistics (TDL) and other sectors. Employers include National Tube Supply, Symphony Care Network, Walgreens, Illinois Tollway Call Center, Amazon, PACE Suburban Bus and more who will offer competitive wages and benefits. JOSH BOOTSMA Indiana Jones will do just about anything to get that golden idol in Raiders of the Lost Ark. He risks being impaled by arrows and crushed by a giant rock. He’s willing to give his life for it. He’s worshiping it. Wait, you say, he’s not kneeling down before it and praying to it. You’re right. But he’s devoted his life to following it. It’s become what his livelihood is about in this iconic film moment. People in our day don’t physically bow down to their computer to worship the god of entrepreneurship, but they do give their lives to pursuing it. People don’t lay out their cosmetic products and pray to them, but they do spend their lives obsessed with how others see them. Parents may not bow down to worship their children, but they might be consumed with seeing them succeed. You, too, have an idol. It’s not something as tangible as Indiana Jones’, but every person who’s ever lived has something that they’re living for. If you’re not sure what you’re worshiping, ask yourself this question: what’s the thing that, if I lost it, I wouldn’t want to live anymore? That’s what your idol is. And if that thing is anything other than Jesus Christ, it will destroy you. Your business may go bankrupt, your beauty will fade, your loved ones will disappoint you. Worshiping these gods will let you down. But worshiping THE God, the God who created the world, and loves you, and gave his own Son to die so that you can now enter into His family — THAT God will never let you down. What are the good things in life that you’re worshiping? Ask the Lord to help you re-order the things that you love so that He is first. Only then will your other loves give you real joy. Should kids come along to look at houses? I get asked this question a lot. My answer to this question has always been “No”. However, I do let the buyers know what the process is going to be like and how it’s so much harder if they bring their children house shopping. First point is, kids, no matter what age, usually only last about 1 or 2 houses. If you have 3 to 5 houses to see that day, do you really think you can concentrate if you have to constantly listen to kids ask, “Are we done yet?” Second point is, no matter how “well behaved” your child is, they’re rarely well behaved enough to not run around a vacant house or not touch something in an occupied house. Kids just don’t really see those boundaries, and if the sellers are home, any child not their own is seldom seen as well behaved. Third point, as someone who might be spending a hundred thousand plus dollars on one of these homes, your not able to focus on the houses and really give them the attention they deserve because you’re worrying about which way your kid(s) ran and if they’re inside or outside, or if they’re upstairs or downstairs. Buying a house is a very emotional thing for most buyers, and it’s best to have focus. Kids can be a major distraction. With that, what do you do with the kids? The first option might be a trusting friend, relative, or neighbor to watch them while

your viewing homes. Most of my buyers look at houses during the day when their kids are in school. But you work? Well, when do you go to the dentist or doctor appointments? They aren’t around in the evenings because they’re home with their families. You schedule first thing in the morning, during your lunch break, or towards the end of the workday before you pick up your kids, right? Well just think the same way about house hunting. A house purchase is a huge purchase. Why can’t you go into work at 10AM instead of 8AM? Why can’t your leave for lunch to look at houses? Why can’t you leave work at 3 PM to see a couple? Many of my clients take an hour or two out of their workweek to view houses instead of waiting until the weekend when they have nothing to do with their kids except bring them along. Finally, If you absolutely want to have your kids blessing or final approval on the home you purchase, find it first and then set up a special viewing so you can all enjoy that moment as a family without all the stress. Speaking Of Seniors

The Claim was Denied by Medicare WOODROW WILCOX

On May 10, 2022, I worked on a bill that was sent to a client in Hammond, Indiana. The bill was for $133. After I studied the bill, I went to work on it. With some editing to protect the privacy of our client, here is the letter that I sent to the medical firm that billed our client. Our client sent to our firm a bill from your firm and some other papers for our review. The bill seeks a balance of $133 on Account Number XXXXXXXXX for services rendered 09/17/21. I phoned the client’s Medicare supplement plan insurance company to learn what it knew of this bill. It told me that Medicare denied this claim. Of course, the secondary insurer will not pay on a claim that Medicare denied. So, I helped the client request a Medicare Summary Notice (MSN) about the claim. That will arrive in about three weeks. When the client gets it, he will deliver it to me so that we can review it. Until then, please check your filing of this claim. I suspect that the claim was misfiled.

If an appropriate service is filed correctly, it usually does not get rejected. The claim was not filed under your firm’s name but under the name XXXXX XXXXX. So, please do review how the claim was filed. If you made a mistake, please correct it so that the claim can be paid properly. Thank you. All the help that I gave this client was FREE OF CHARGE. This insurance agency helps all our clients with Medicare billing problems without charge. It is our way of showing that we really do care about our clients. If your insurance agent or agency does not give this high level of customer service to clients, why not switch to this insurance agency because we do help clients with such problems. Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that firm over three million dollars by fighting mistakes and fraud in the Medicare system. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which can be ordered through book stores or online.

South Suburban College Partners to Offer Free Manufacturing Skills and Training Bootcamp South Suburban College (SSC) and the Calumet Area Industrial Commission (CAIC) have partnered to offer a free Manufacturing Skills and Training Bootcamp. This 80-hour, 5-week program prepares individuals for college-level manufacturing programs and rewarding careers. Students who complete the program earn the National Safety Council forklift certification, the OSHA 10 safety standards certification and an SSC certificate of participation. They will also receive plant tours, interviews with potential employers and the opportunity to connect with college representatives. Participants may even be eligible to earn a stipend while taking part in the bootcamp. Nancy Burrows, a CAIC program coordinator remarked, “When people think about manufacturing, they think you need to be good with your hands, but it’s more important to be good with your mind as problem-solving is one of the most vital tools for success in the field.” Participants of the Manufacturing Skills and Training Bootcamp will gain a well-rounded understanding of the field while adding mathematical techniques to their skillset. Resume building and interviewing strategies will also be explored. “Many people who work in manufacturing are retiring. Companies are seeking people with a myriad of skills who are eager to advance. We are hopeful that this partnership between the CAIC and SSC will help address the needs of our communities,” Burrows added. “The Chicago Southland is rich with manufacturing companies. It’s a great boost for the economy of the area to have people who can live and work in the same vicinity.” The Manufacturing Skills and Training Bootcamp begins on Monday, June 6, 2022. Classes will take place at the Thornton Fractional High School Center for Academics and Technology at 1605 Wentworth Ave. Calumet City, IL 60409. The bootcamp is open to graduates of the Thornton Fractional Class of 2022 and all adults over the age of 18. Seating is limited and registration is required. More information is available at: calumetareaindustrial. com/bridge-program. Call Nancy Burrows at (773) 517-3708 or e-mail nancy@calumetareaindustrial.com for additional details or to register. Funding for the Manufacturing Skills and Training Bootcamp is provided by an H-1B US Department of Labor One Workforce Grant.
