Should you make extra mortgage payments? SUBMITTED BY PATRICK ZAMKIN You might enjoy owning your home – but the mortgage? Not so much. In fact, you might want to do everything you can to pay it off as quickly as possible. But is that always the best strategy? In one sense, your mortgage can be considered a “good” debt because it’s backed by a tangible asset – your home – that has real value and may even gain further value. Furthermore, by historical standards, you’re probably paying a pretty low interest rate on your mortgage, so you’re getting a lot of benefit – a place to live and a potentially appreciating asset. And if you itemize on your taxes, you can possibly deduct some, or maybe all, of your mortgage interest. Nonetheless, despite these benefits, a mortgage is still something you have to pay, month after month and year after year. And for some people, it may feel good to pay it off. After all, there may well be a psychological benefit to being free this long-term debt. But is it really in your best financial interest to make extra payments? Suppose, for example, that you need a large sum of money quickly for a new car, a new furnace or some other unexpected, significant expense. Or, in an even more serious scenario, what if your job ends and you need money to tide you over until you get a new one? In these situations, you need liquidity – ready access to available cash. And your house may not be the best place to get it. You could apply for a home equity loan or line of credit, but these typically require approvals (which might be difficult if you aren’t employed), and you’ll be using your home as collateral. A home equity loan or credit line isn’t always bad – under the right circumstances, it can be a valuable financial tool.

But that doesn’t change the basic fact that your home is essentially a non-liquid asset. So, instead of making extra house payments, make sure you have built an emergency fund containing several months’ worth of living expenses, with the money kept in a low-risk, accessible account. After building an emergency fund, you should weigh extra mortgage payments against other uses of your money. For example, if you have other types of debt – such as credit cards or student loans – you might want to work on paying those off more quickly, as these debts may also carry higher interest rates. You might also consider increasing your contributions to your 401(k), IRA or other retirement/investment accounts. You could spend two or three decades in retirement, so it’s important to save as much as possible for those years As you can see, you do have some good reasons for using any extra money you may have for purposes other than making additional mortgage payments. Ultimately, though, it’s a personal decision. In any case, think carefully about your choice. You may want to review the various tradeoffs with a financial professional, who can possibly recommend the most advantageous strategies. And you may also want to consult with a tax professional. By understanding all that’s involved in the “extra payment” decision, you’ll be better prepared to make the right moves. Protected Portage Patient WOODROW WILCOX On May 12, 2022, the husband of a client brought bills and papers for me to check and explain to him. His wife got a medical bill for $85.09. I researched the matter and discovered that the client’s Medicare supplement insurance company paid the bill before the bill to our client was sent to her. The insurance paid the bill on April 22 and the medical firm cashed the payment on April 26. The bill was printed and sent to our client on April 28. If our client had simply paid the bill when she got it, the medical firm would have received the balance due payment twice. I wrote a letter to the medical firm citing the facts and told them that they got paid and should not expect any more money from our client. When I finished writing and sending the letter, the client’s husband said to me, “Wow! Now, you’ve saved me over $1,200.”

I asked him to remind me about how he arrived at that total. He reminded me of how I had helped him and his wife in the past. He was right. I had saved him over $1,200. All the help that I gave these clients was FREE OF CHARGE. This insurance agency helps any client with a Medicare related bill problem without charge. It is a way that we show our clients that we really do care for them. If your insurance agent or agency does not give this high level of customer service, why not switch to our agency? Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that firm over three million dollars by fighting mistakes and fraud in the Medicare system. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which is available through book stores and online.

JOSH BOOTSMA Shoppers across the country are evaluating flowers and other plants in stores to make sure they get the best ones for their garden and flowerbeds. How do they choose? A sturdy-looking plant that’s starting to bud and has deep-green leaves will be a prime candidate, while one that has no buds, few leaves, and fragile-looking branches will likely be left for last. We can tell something about a plant or tree by what it yields, be it vibrant flowers, beautiful leaves, or delicious fruit. What a perfect analogy for how we are to consider ourselves as God’s children. Though the Bible says we are not saved by what we do, it does say that what we do is evidence of our being saved! Salvation through Jesus Christ, which is the free gift of God’s grace — available to all — will inevitably result in our thoughts, words, and actions being changed. In other words, we will bear good fruit! In Matthew 7, Jesus teaches that false teachers will be recognized by their fruit. The same is true of our lives. Is a thriving apple tree alive because of its apples? Of course not; it’s thriving because of its healthy roots, its good soil, and its steady water and sunlight. The same is true of us. If we are rooted in Christ, if He is our only hope, then our lives will start to bear beautiful, delicious apples. You might not explode in anger next time. You might go out of your way to show your spouse you love him/her. You might donate your time and money to a cause that changes lives — or you might take up that cause yourself! The fruit doesn’t lie. And neither does the fruit of your life. When your friends, family, or neighbors look at you, do they see a struggling tree? Or do they see a rooted, beautiful, growing tree, sustained by Jesus Christ? Josh Bootsma Member, Covenant Fellowship Church Cfcsh.org

MAY CROWNING AT THE CARMELITE MISSION IN MUNSTER: as the faithful prepare for the once a year celebration, crowning Mary in the ceremony, the attendants pose for a picture. They are Anna Addison and Jonah in the center. Worshipers came from all over the Region for this deeply religious observation honoring the Mother of Christ. A special altar of flowers is created to form a canopy over the statue of Mary as she is crowned “Queen of Heaven” in the Catholic belief system. ***

CELEBRATING CINCO DE MAYO AT COLDWELL BANKER SCHERERVILLE: With festivities going on each week, last week found the agents observing Cinco de Mayo, May 5th, 2022 with each agent bringing a different dish for all to savor. As part of our diversity program we try and share as many of ethnic dishes as we are! Pictured here are Broker Monica Decker, Attorney Donna Thomas of Burnet Title, Veronica Shanks, CB and Representative from Guaranteed Rate mortgage. ***

AUDREY AND JOHN WITVOET REMINISCE ABOUT THEIR DAYS IN SOUTH HOLLAND: During a reunion of Coldwell Banker agents from the south suburbs and NW Indiana at Tiebels in Schererville, In last week, the Witvoets ,now of St. John and formerly of South Holland reminsced about how the origin of the street names came about when South Holland was being developed in the late 60’s and early 70’s. “The streets got their names from the builder’s families,” Audrey recalled. Take Caryn’s circle for example.” Named after the builder’s daughter. The Witvoets’ were Broker/ Owners of offices in Lansing and South Holland years ago, but have since retired into gentile luxury in beautiful St John. Audrey actually got this reporter/agent started in the real estate business some 28 years ago by introducing me to the wild and wonderful Jim Oster who became my manager for many of the 28 years I have spent in the RE industry. Lovin’ it to this day!

MEMBERS OF GIRLS SCOUT TROOP 15467 HIGHLAND/GRIFFITH SEEK FOOD DONATIONS: Which Olivia, Ava, Emily and Sara will donate to St. James the Less and the Presbyterian Church in Highland, In. The girls, 4th, 5th and 6th graders, are working toward their bronze and silver badges. They were stationed along Main Street Sunday in Highland and charmed motorists as they passed by! A very good deed by Olivia, Ava, Emily and Sara! Brava to some very kind young ladies! ***

State Rep. Hal Slager (R-Schererville) recently received the Indiana Emergency Medical Service Association’s 2022 Legislator of the Year award for his work on a new law expanding Hoosiers’ access to emergency medical services. “We knew more needed to be done to ensure Hoosiers had access to emergency ambulance care,” Slager said. “This change in state law was long overdue, and I’m glad we could deliver results this session. I’ll continue to look for ways to improve access and affordability to quality health care.” Under the Medicaid program, emergency medical service’s reimbursement rate had not increased since 1976. Slager said the rate was too low and was making it difficult to hire qualified first responders, which was negatively impacting ambulance response times to help Hoosiers. Slager’s legislation raises the Medicaid reimbursement rate to match the federal Medicare rate, which will help address increasing costs and Hoosiers who need lifesaving care. “Rep. Slager’s work on HEA 1112, which passed unanimously and was signed into law by the Governor is a major step forward

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: Can my neighbor sue me because they slipped and fell on their own driveway after I cut the grass and some grass trimmings were left on their driveway? Answer: We are not attorneys and we do not practice law, but the short answer to your question of “can my neighbor sue me? “ Is YES. You see, here in the United States you can sue anyone for anything you like. You could even sue your parents because you were born with red hair. Winning, however, is a totally different story. We said we are not attorneys, but our best guess would be your neighbor would have a very hard time proving liability on your part in

a lawsuit. The best thing you should do right now if you think your neighbor will attempt a lawsuit is to call your homeowners insurance company and have a discussion with them on the situation. If a lawsuit does come about, they most likely will be the ones providing an attorney for your case. E-mail us your Real Estate questions at Cathyah@aol.com. Thinking of selling your home? The NWI Symphony Orchestra Concludes Their Season with Iconic Hits of the 70s The Northwest Indiana Symphony Orchestra, and Music Director and Conductor Kirk Muspratt, concludes their 2021-2022 season with Iconic Hits of the 70s featuring AJ Swearingen and Jayne Kelli, Thursday, June 16 and Friday, June 17 at Living Hope Church, 9000 Taft Street, Merrillville/Crown Point. AJ Swearingen and Jayne Kelli, the Florida-based husband and wife duo, are steeped in the sounds of Americana and country-folk with rich harmonies and voices that are a modern echo of the singer-songwriters of the ’60s and ’70s. Being heavily influenced by the iconic songwriters of the ’70s, they developed an emotive and nostalgic symphonic pops show of essential songs from the era; an era of singer-songwriters that Swearingen notes “has never been duplicated”. The duo will perform with the Symphony on hits like “Wild World” by Cat Stevens, “Dreams” by Fleetwood Mac, “Sundown” by Gordon Lightfoot, “The Boxer” by Simon and Garfunkel, “Fire and Rain” by James Taylor, “Time in a Bottle” by Jim Croce, and many more! Tickets for the concert range from $35 -$75 each and students are $10. For tickets, call the Symphony office at (219) 836-0525 or visit the website at www.NISOrchestra.org. In today’s real estate industry, mortgage rules and the way business is done change daily. Whether you are a buyer, a seller or a real estate agent you need to expect problems. Are you and your agent problem solvers or solution seekers? Seriously, what do you focus on? Do you focus on the problem or do you focus on the solution? There is a big difference between these seemingly similar approaches. Here’s my take…let’s say the home inspection didn’t come out quite the way the seller or buyer wanted it to. Some agents get their shorts in a bunch and “blame” the clueless inspector as if he is the problem and other agents get busy finding solutions to what needs to be fixed along with the buyer and seller. Which agent is bringing better energy to the transaction? Which agent comes across more professional, trustworthy and with the ability to get the job done? Seems pretty simple to me. I mean think about it – if what we focus on expands – then why in the world would you focus on the problem? Why not look for solutions? I know this may seem “simple” but I don’t think it’s as simple as we all believe. In fact it’s quite profound!

It’s a lot more energizing to look for solutions. And it certainly is more creative and satisfying as well. Think about this if you’ve got a “hitch-in-the-git-a-long” in your real estate transaction. Approach the situation with your solution-seeker hat rather than your problem solver hat. Visualize the solution hat on your head (ok-I know this is sounding a little airy fairy but it works). Take the time to notice how much smoother the situation seems to get handled and how quickly solutions come to mind. Notice how the other parties in the transaction respond to you. And - notice how you feel! Seriously – if you practice solution-seeking enough it can change your life for the good – not to mention help to get your real estate transaction closed.
