Property Tax Savings for Veterans from the Assessor’s Office In honor of Veterans Day, the Cook County Assessor’s Office (Assessor’s Office) would like to express gratitude to those who have served our nation. In administering property-tax-saving exemptions for over 8,500 veteran families this year, we hope to honor their sacrifices. The Assessor’s Office administers both the Veterans with Disabilities and the Returning Veterans Exemptions, which can reduce the property tax bills of veterans. The Veterans with Disabilities Exemption is for veterans with a service-connected disability as certified by the U.S. Department of Veterans Affairs. The exemption reduces the Equalized Assessed Value (EAV) on the primary residence of a veteran with a disability, very likely lowering the tax bill. The amounts of those EAV deductions depend on the percentage of disability. Veterans are required to apply annually. The Returning Veterans Exemption is for veterans returning from lwelch;Chicago;Van Drunen Heating;A07377;5x7.75-4c (21Fa-B1) active duty in armed conflict are eligible to receive a $5,000 reduction
in the equalized assessed value of their property only for each taxable year in which they return. Veterans are required to apply annually. “Veterans with significant service-related disabilities made sacrifices in service to our country and these exemptions are a way to recognize and honor them,” said Assessor Fritz Kaegi. When people begin to think about financing a home, many will simply choose the institution they do their banking at while others will seek out referrals from family, co-workers and friends. Maybe the last go-round didn’t go so well and a new financing source is desired. Or, it’s a first time homebuyer situation who has never financed a home in the past. Whatever the scenario, going out to find a home loan needs to have a starting point. Getting a mortgage can be a very confusing process, although it doesn’t have to be. Mortgage loan officers do home loans every single day whereas most homeowners can end up counting how many times they’ve needed a mortgage on one hand. When getting quotes for a mortgage, there are so many different things to consider way beyond what type of mortgage is best. Do you want a shorter term or a longer term? A longer term will lower your monthly payments but you’ll end up paying much more in mortgage interest over the life of the loan. Paying less interest is what a shorter term addresses but the monthly payments are higher. What about the interest rate? 30 year? 15? 20? Closing costs? Discount points? All of these numbers are thrown at you and it’s very easy to get a bit discouraged or even think you’re being railroaded into getting a loan you really don’t want or need. Mortgage companies and banks spend a lot of money on marketing. It’s the mortgage company that seeks to make an impression. But here’s the kicker... mortgage companies and banks can spend jillions of dollars on ads but it’s the loan of-
ficer that handles the transaction. A bad loan officer can cause all those ad dollars to fly out the window. Or, you can apply on-line with a major national lender and your application is farmed out to a centralized processing center two or three times zones away. Not your best option, in my opinion. You will want a face and a name of someone you can work with. Someone with a solid track record who’s been in the lending business for a long time and has a good reputation. Here’s where the referral process comes into significant play. When seeking referrals, don’t ask for some lenders. Instead, ask for some loan officers. Get two or three. Ask your Realtor for some names. Your agent should have a list of several loan officers that they have worked with in the past. When a Realtor gives you a referral, it’s because the track record is there. A loan officer whose name and/or business card is handed out has earned the trust from the agent to not just give you a solid loan program but will hand-walk the loan application from start to finish. You want an advisor whose fiduciary responsibility is to you… This is why it’s the loan officer that matters more than who the lender is. Real Estate Questions & Answers CATHY & JIM HIGGINS Question: I’m selling my home in a great area. We had many offers and the one we took was $20,000 over the asking price. The buyers are putting in a lot of cash and are only financing $100,000 of the $600,000 sale price. We’re afraid that our house will not be worth that much, but does the lender care? Answer: Lenders care very much about value and risk. They will make a loan based on the sale price or the appraised value, whichever is less. If a buyer wants to pay more, that’s okay -- as long as the additional price is not paid with lender funds. You have a home selling for $600,000 and a borrower who is putting up $500,000 in cash. The lender is providing $100,000. The lender wants to be certain that in the event of
foreclosure the property has sufficient value to re-pay the loan. In this case, even if the property sold at a 75 percent discount from the sale price, there would still be enough value to re-pay the lender. From the lender’s perspective, this is a loan situation with virtually no risk because there is so much equity in the property -- that $500k put up by the purchaser. JOSH BOOTSMA I love a good donut. Perhaps a bit too much. Maybe you do too, or a perfectly baked loaf of homemade bread. If you’ve made these types of delicious food yourself, you understand the importance of yeast. Yeast — often called “leaven” in the Bible — is a crucial part of the bread making process. In Galatians 5, we’re told that “a little leaven leavens the whole lump.” Put another way: “a little bit of yeast is enough for the whole loaf.” Isn’t that true? Just a spoonful or two of yeast spreads throughout a whole loaf, fundamentally changing the dough’s substance. In scripture, Jesus sometimes uses this picture to describe the Pharisees — those who were seeking to destroy Him. “Beware the leaven of the Pharisees,” he says in Luke 12. Jesus is using yeast as a sharp picture of how the evils of this world spread so quickly and pervasively. Just a spoonful of spite and hatred can destroy a person’s relationships. Just a dash of anger can spread to all areas of someone’s life. Our sinfulness is so easily spread! But Jesus also uses yeast as a positive. He says in Luke 13, “To what shall I compare the kingdom of God? It is like leaven that a woman took and hid in three measures of flour, until it was all leavened.” In other words, God’s kingdom will spread invariably. The leaven of the Lord will cause His purposes in the world to rise. The Lord will also sprinkle his yeast in your heart. Once you’ve become a child of God, you will begin to look more and more like Jesus Christ in your thoughts, words, and actions. Those leavened with Jesus are fundamentally and pervasively changed. A leavened lump of dough cannot be un-yeasted. Neither can a child of God be un-adopted. So the next time you bite into a delicious donut, ask yourself: have I been forever changed by the powerful leaven of Jesus Christ? Josh Bootsma Member, Covenant Fellowship Church cfcsh.org
Hoosier Veteran Publishes 3rd Novel
Historical Fiction author Anita Tiemeyer announced the release date of her third novel, Sentence of Death Denied on November 27th, 2021. Tiemeyer’s novels follow the life of Joe Kaufmann, a young boy who was rescued from the Buchenwald concentration camp in Nazi Germany by American army doctor, Grayson Pierce and raised in the United States. Sentence of Death Denied is Joe Kaufmann’s coming-of-age story where he experiences bigotry and hatred again as a teenager when he is attacked twice by brutal classmates during his ninth-grade school year. Readers will follow Joe on his rock-strewn journey of unrequited love and betrayal, and will rejoice with him in his triumph over depression and self-starvation. As a lifelong student of history, Tiemeyer has devoted twelve years of research to ensure each book is historically accurate. Born in Columbus, Indiana, Tiemeyer began developing her series of novels at the age of 13 and served in the US Air Force from 1983 to 1991. Tiemeyer lives in Indianapolis, Indiana with her cats Annie and Donnie.

Faith United Methodist Church is an important congregation that desires to deepen and extend its legacy of partnership and service in the Chicagoland community of Dolton. This legacy of a congregation as a community hub motivates the congregation’s leaders today in renewing its mission to the largely Black neighborhoods of Dolton and envisioning an increased role that supports the needs and dreams of the community. As a United Methodist church, our social principles teach that we must follow in the footsteps of our founder, John Wesley, who sought to improve the lives of those who suffered from debilitating conditions such as poverty, starvation, illiteracy, imprisonment, addictions, and disease. We have a responsibility to innovate, sponsor, and evaluate new forms of community that will encourage the development of the fullest potential in individuals in the place where we serve. That commitment to justice and to the community of Dolton cannot change. That’s why in 2021, Faith Church has invested in a year-long Community Visioning and Reinvestment Project to make the church a center of community life and a public resource shared by and accessible to people in Dolton. The goal has been to create a more sustainable plan for Faith Church to engage with and serve our community, beginning with addressing the ongoing COVID-19 pandemic that has changed life as we know it. Since the emergence of COVID-19 in early 2020, the Chicago South Suburbs have experience higher rates of COVID-19 cases, hospitalizations, and deaths than Chicago proper, with an overwhelming majority being among black and low-income families. Now that vaccines are widely accessible, the South Suburbs have the lowest vaccination rates in Metro Chicago, with less than 40% of Dolton residents yet to be vaccinated. Understanding the intersection of poverty and race as it relates to the impact of COVID-19 in Dolton and the surrounding South Suburbs, Faith United Methodist Church is not only offering free COVID-19 vaccinations for adults and kids, but we are giving away $50 gift cards for each dose thanks to funding from the Chicagoland Vaccine Partnership. Owners of Several Chicago-Area Convenience Stores Charged with Defrauding Low-Income Food Program for Women & Children The owners of several Chicago-area convenience stores have been charged in federal court with scheming to defraud a low-income food program for women and children. A 16-count indictment returned in U.S. District Court in Chicago alleges that from 2010 to 2019 the store owners and several workers schemed to fraudulently redeem checks from the Women, Infants, and Children (“WIC”) program, a federally funded initiative designed to provide a nutritious diet to moderate and low-income infants, children up to five years of age, and pregnant, breastfeeding, and post-partum women. The charges allege that the defendants knowingly allowed customers to provide their WIC checks as payment for ineligible items at the stores, often at inflated prices. Most of the nine stores identified in the indictment redeemed millions of dollars in WIC checks. Charged with fraud are HASSAN ABDELLATIF, also known as “Eric,” 33, of Chicago, owner of El Milagro Mini Market and
Harding Grocery in Chicago; HAMDAN HAMDAN, also known as “Tony,” 32, of Chicago, owner of La Villita Food Market in Chicago; EHAB KHRAIWISH, 27, of Tinley Park, Ill., owner of Mercado La Estrella in Elgin, Ill.; WALEED KHRAWISH, also known as “Wally,” 34, of Melrose Park, Ill., who worked at a convenience store in Melrose Park; ALAA HAMDAN, 35, of Chicago, who worked at Supermercado El Grande in Addison, Ill.; ERSELY ARITA-MEJIA, 39, of Arlington Heights, Ill., who worked at Star Mini Market in Mt. Prospect, Ill.; FORTINO HERNANDEZ, 38, of Addison, Ill., who worked at Supermercado El Grande in Addison; JEHAD KHRAWISH, 24, of Chicago, who worked at a convenience store in Melrose Park, Ill.; and MARISOL ZAVALA, 29, of McHenry, Ill., who worked at a convenience store in Elgin, Ill. The indictment also charges Abdellatif with two tax offenses for allegedly willfully failing to file two years of corporate tax returns for Harding Grocery.
Most of the defendants made their initial appearances Wednesday in federal court in Chicago. The indictment was announced by John R. Lausch, Jr., United States Attorney for the Northern District of Illinois; Emmerson Buie, Jr., Special Agent-in-Charge of the Chicago Field Office of the FBI; Anthony Mohatt, Special Agent-in-Charge of the Midwest Regional Office of the U.S. Department of Agriculture, Office of Inspector General; and Justin Campbell, Acting Special Agent-in-Charge of the IRS Criminal Investigation Division in Chicago. The government is represented by Assistant U.S. Attorney Sheri L. Wong. The public is reminded that an indictment is not evidence of guilt. The defendants are presumed innocent and entitled to a fair trial at which the government has the burden of proving guilt beyond a reasonable doubt. If convicted, the Court must impose a reasonable sentence under federal statutes and the advisory U.S. Sentencing Guidelines.

When to Close a Credit Card Account NANCY ZEKVELD Christians Against Poverty has the resources to give you professional credit counseling, tools, and advice to help you get out and stay out of debt. When considering that credit card debt is a major driving force as to why people get into unmanageable debt, you may need to consider closing credit card accounts to help stay on track. This is not to say that credit cards are bad or that you should never use them. They are good and helpful and can serve a purpose. Properly used they are an asset and can be a great benefit. Sometimes it is in your best interest to cut ties with credit cards As you move towards paying off debt, you should be aware of how to properly close a credit card account. If you are closing a credit card account to help you avoid using credit cards and ending back in unmanageable debt, it may not be important to you how your credit score is affected. In some cases, the credit score is already compromised by your financial woes and so it may not matter much. If you are working on paying off debt and are trying to salvage a damaged credit score, then knowing how to close a credit card account may be beneficial. Closing a credit card account will affect
your credit utilization ratio (defined as total credit card balances divided by total available credit lines). This ratio is used when your credit score is calculated. Each individual’s situation is different and you should consider the benefit to closing an account if you have too many cards to begin with, if they are too tempting to use, or if simply removing them from your wallets or purses does not prevent you from using them. In addition, if your focus is on getting out of debt and not necessarily on improving a credit score, it may make sense to think about closing accounts. As you work with CAP professionals and pay down debt or as you learn how to live on cash versus a credit supplemented lifestyle, you may get to a point where your credit card balances are either zero, near zero or are being paid off monthly. It is at this point where you can close a credit card account without having a negative impact on your credit score. WOODROW WILCOX On October 15, 2021, I met in my office with a client from Portage who had a bill from a hospital in northwest Indiana for $1,074. Together, we phoned the hospital to learn details about the bill. The representative reported that our client’s insurance company refused to pay the bill because she did not have a policy with the insurance company at the time of service. I got more details in order to “pin down” the facts. Then, together, we phoned the client’s insurance company. The insurance company representative phoned the hospital to admit that the insurance company had made a mistake and that the claim would be reprocessed under the correct policy number. The TIME Dealer of the Year award is one of the automobile industry’s most prestigious and highly coveted honors. Recipients are among the nation’s most successful auto dealers who also demonstrate a long-standing commitment to community service. Pascarella was chosen to represent the Illinois Automobile Dealers Association in the national competition – one of only 47 auto dealers nominated for the 53rd annual award from more than 16,000 nationwide. “It has been most rewarding to be a part of creating an award-winning, highly successful organization with our team members over the years,” nominee Pascarella said. “This has given us the resources to grow, and to help the surrounding communities and charitable organizations.” “Integrity and a high standard of business ethics is something I truly believe in, and is a key factor to where we are today.” Pascarella earned a B.A. in economics from Northern Illinois University in Dekalb in 1977. At age 13, he spent the summer and weekends working at the used-car lot owned by his father, Philip. And when his dad purchased a Chevrolet store in Frankfort in 1968, which became Phillips Chevrolet, Pascarella continued his education at the dealership part-time during high school and college, then full-time upon graduation. “I am fortunate to be a second-generation dealer with an outstanding teacher – my father,” he said. “He came from nothing and had to quit school to support his family. I saw how his hard work and persistence made him successful, and I carry those traits with me. I truly love this business and its challenges.” Pascarella held various positions within the organization and was named dealer in 1990.
