Safland and Atterbury ends shopping mall war:

Dunes Mall to make place for mega lifestyle centre Floris Steenkamp A lifestyle centre, where auto dealerships, furniture dealers and other lifestyle traders can rent large showrooms, will be developed in the place of the Dunes Shopping Mall at the entrance of Walvis Bay, next to the Walvis Bay weighbridge. Although construction of the Dunes Mall commenced weeks ago, the project was halted this week when the owner, Safland Group, announced it will now develop a new shopping complex in partnership with Atterbury Group, a rival mall developer which is developing its own shopping mall literally across the street from Dunes Mall. Safland acquired Erf 4451 through a private sale for just over N$34 million in recent months and commenced construction of the Dunes Mall. At the same time Greenstone Investments (Pty) Ltd, owned by businessman Timo Voges, acquired portion of portion 196 Walvis Bay town and townlands from the Walvis Bay municipality virtually across the street from Erf 4451, where in conjunction with Atterbury Group, he wants to develop the Erongo Mall.

Fierce competition reigned in recent months as Safland Group started construction to stay ahead and retain anchor tenants. However, Atterbury soon received clearance and purchased portion of portion 196 for nearly N$10 million. Groundworks already commenced months ago to clear the land, as it lays adjacent to the Walvis Bay semipurified evaporation ponds and the Walvis Bay bird sanctuary. It was covered in reeds and Tamerisk trees. Then on Wednesday this week Safland Group and Atterbury Group unceremoniously announced it would now join forces and develop a single mall together, at a total price tag of N$650 million. Construction of Dunes Mall halted with immediate effect and construction activities is to commence in June this year on portion of portion 196 for what

the joint venture calls the “new Dunes Mall”. Then was the question on everyone's lips: what is happening at the site where construction of Dunes Mall already commenced? When namib times contacted Safland Group yesterday for comment, the Director of Asset Management, Mirinda van der Merwe, was ready with the answer. The original Dunes Mall site will now see a major overhaul of its building concept and will be transformed into a mega lifestyle centre. Construction will commence if anchor tenants are secured and plans formalised, she said. Although Safland Group and Atterbury are arch rivals in the business of shopping mall development, it is not totally unusual for these giants to join forces. Both Safland and Atterbury are shareholders in Windhoek's Grove Mall.
