e all know that home buyers today want a new roost, not an old wreck. And yet, venturing into the world of fixer-uppers can be exciting if not rewarding experience. All of the TV shows about house-flipping may propel you to jump into the real estate market buying frenzy, but be careful. There are 1,000 things to do and not do, and you have to have a strategy and a lot of common sense to avoid the pitfalls. These are just a few tips I’ve collected over the years that might help you make the best decisions:

hat you’re eating: Pupusas, or thick corn tortillas stuffed with cheese and beans or meat (think: chipotle chicken, pork belly, chorizo) heated up on a grill and topped with pickled cabbage and salsa. Pupusas are what the truck is known for, but it also offers a tacos, burritos and quesadillas. Pupusas, which originated in El Salvador, aren’t typical in Mexican culture, Bibiano said. But even skeptical Salvadorians who visit the truck come back again. “We’ve had no complaints about our pupusas,” he said. And why should they? They are the family’s bestsellers. Don’t leave without trying: The platano maduro frito — fried plantains — with condensed milk. This sweet and

savory snack is also available plain or with sour cream. But live a little — get the milk. Pro tip: The pupusas, which are made to order, take about 10 minutes to make. By using traditional acupuncture techniques and TCM methodology, Towery is able to alleviate pain and disease by inserting fine needles into points along the energy pathways, knows as meridians. Her practice uses the body’s own healing process, and her results are measurable. In an effort to enhance the lives of the community she lives and works in, Towery said she believes in providing affordable health care. Established as a non-profit in 2016, Napa Acupuncture Practice offers $10 treatments to patients suffering from PTSD and addiction as well as general treatments for $40 for the initial visit and $30 for returning visits. “I grew up in a working class family and I knew I did not want to work in a practice that did not allow my family to

get acupuncture,” said Towery. “I wanted to be able to make it so everyone could benefit from it. We have evening hours and mornings hours to help those who work. It’s important to me that people do not have to take off time to receive treatment.” Looking to the future, Towery said there is and always will be a place for both Western and Eastern medicine to have a collaborative relationship. “Because of the opiate crisis in America, Western Medicine has really embraced yoga, meditation and acupuncture since there is so little they can do other than prescribing drugs, surgery and physical therapy,” said Towery. “So, the number of referrals that I get from physicians has increased significantly. They are looking for options that help people manage pain and fight addiction. Treatment centers now have acupuncturists on staff because it has been proven that it helps curb the symptoms and withdrawal of different substances.” Saying that acupuncture is a complement to Western medicine, Towery embraces both healing philosophies. Her charismatic and jovial attributes give way to a relaxed familial ambiance dedicated to wellness. “My greatest reward is being able to help people,” Towery said. “I use to work in hospice and only saw the healing at the end of life. Through what I do, I get to help create life. I get to help people have babies, I get to help people in the prime of their lives. Napa County The inventory of homes and condominiums available for sale in Napa County at the end of March (342) is 38% ahead of the inventory in March 2018 (248) and it is 10% ahead of the inventory last month (311). 44% of the inventory in Napa County (152 properties) is priced at $1,000,000 or above. New sales (115) are 5% ahead of the pace of last year (110) and are 80% ahead of the 64 sales last month. Gerrett Snedaker There is a 3 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 94 days up from 70 days last March. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 74 homes closed in March in Napa County ($682,000) was 7% higher than the median price of a year ago ($636,000).

The median price of the 8 homes that closed in American Canyon in March ($608,000) was 15% ahead of the median price of a year ago ($530,000). ince we are now officially wrapped-up with this year’s “March Madness” college basketball tournament, I thought it would be somewhat appropriate to discuss the betting odds for next year and who are already the early favorites. I’m just kidding. Seriously, if you don’t know what I’m CHRIS talking about, SALESE the University of Virginia just won their first men’s college basketball national championship. However, it was unlikely at the start of the season that many folks successfully predicted Virginia would be playing Texas Tech in the final. Although this championship match-up may have been easier to envision for some than others, it was probably a big gamble for almost everyone else. There are 40 | DISTINCTIVE PROPERTIES

simply tons of variables involved that you can’t control. That said, here we go with the connection to the lending world. Similar to the March Madness tournament, your home buying process also has at times what might feel like an endless number of variables moving around that are beyond your control. For example, part of the buying process usually involves getting your home loan successfully approved by your lender. But because you don’t want to gamble away your chances of closing on your new home, you start to wonder what you can do to improve your odds of ultimately receiving a loan approval notification. Surprisingly, your application could be better than you think if it meets some of the following 10 criteria: 1) If your credit scores are at least 20 points or higher above the minimum required for the loan program you are using to

purchase your home. 2) If your debt-to-income ratio is 5 percent or greater below the maximum allowed for the amount of money you are borrowing combined with any debts that you already owe. 3) If your total amount of monthly payment reserves are six months or higher above the minimum required for the loan program that you selected. 4) If you have an overall reduction in your total housing payment by 10 percent or greater. 5) If you have an increase in your residual income by 10 percent or more. 6) If your residual income is $1,000 or higher above the minimum required. 7) If you have zero late payments during your most recent 24-month housing history. 8) If you have been in the subject property for five years or longer. 9) If you have job stability of

five years or more. 10) If you have any additional income sources that do not need to be used for qualifying. You are correct that a few of these things don’t apply to firsttime home buyers. Either way, whether purchasing or refinancing, it’s a good idea to work with your lender to look behind the underwriting curtain every so often. For instance, residual income calculations by your lender are not required for all loan programs, yet when used to assist with your approval process can help in certain situations.
