C
onstruction projects tend to be drawn out and full of unpleasant surprises, but Michael Byrnes’ St. Helena dream house set a new bar. He lost his mother, his construction loan was almost canceled, he caught a nasty case of COVID-19, he suffered two potentially life-threatening falls, construction took more than two years, and he had to do most of the work by himself. Byrnes says if he’d known what an ordeal it was going to be, his reaction would have been, “Yeah right, I’m out of here.” However, he overcame every obstacle one by one and is now proudly living in the house with his wife, Shavonna Kelley. Byrnes bought the small lot at the end of McCorkle Avenue in 2018. He secured Planning Commission approval to demolish the existing house and replace it with a 1,372-square-foot house of his own design. Byrnes has an extensive background in architecture, carpentry, construction management, financial consultancy for contractors, and design/build contracting. His goal was to design a modest farmhouse — no garage — that would fit into the surrounding neighborhood so neatly that it could pass for a remodel instead of a new house. November 2021
After demolishing the old house and laying the foundation for the new one in July 2019, he got word that his mother in New York was dying. He drove across the country to say goodbye and get her affairs in order, then returned to the Bay Area “grief-stricken and clearly not playing with all my marbles,” as he recalls. “There’d been no sign that she was in decline, just all of a sudden — uh oh, she has five days to live,” he said. The bad news kept coming. Byrnes’ beloved cat Miles died. His car was totaled in an accident. A noxious plume from the Kincade Fire in Sonoma County settled over St. Helena, which was hit by scattered power outages. January rainfall made it difficult to start the framing. Meanwhile a South Bay business associate he’d been counting on to help him with construction, based on favors Byrnes had previously done for him, backed out, Byrnes said. “So then I was like, ‘All right, I’ll do it myself,’” Byrnes said. And so he did, with assistance from neighbors like John Yates, who helped with some of the larger trusses, Said Nuseibeh, who lent tools, and retired firefighter Brian Streblow, who was walking his dogs in the area when he saw Byrnes struggling to lift some beams. Byrnes said he’s grateful to all of his neighbors for tolerating years of construction. Byrnes had done framing in college, and he was quite familiar with the project plans, having drawn them himself. However, California’s building code is highly demanding — “there’s 10,000 nails in that little house,” Byrnes said — and framing is typically handled by an entire team, not one guy. “It got to where I couldn’t open my hands in the morning,” he said. “I felt like I was out of my league.” Byrnes completed the framing, roofing, windows and half of the siding by himself. He said it was “backbreaking” work — almost literally, on the two occasions he fell from the structure. He credits his martial arts training with teaching him how to fall without serious injury. Financing presented another challenge. The price of construction materials rose during the pandemic, so Byrnes’ lumber budget, not including trusses, jumped from $27,000 to $38,000. In early 2020, Byrnes’ lender announced it was recalling its construction loan, including his. Byrnes pleaded with his loan officer. Impressed by Byrnes’ quixotic one-man construction project, the loan officer took pity and agreed not to call the loan — as long as Byrnes kept working by himself. November 2021

The pandemic reared its ugly head again in December, when Byrnes came down with COVID-19. “I went down really hard. I couldn’t even stand up,” he said. “I couldn’t eat. I couldn’t drink. I couldn’t even listen to people because it gave me some sort of vertigo.” He wanted to go to the hospital, but he couldn’t be admitted unless his blood oxygen level fell to 89. It was at 92. It took weeks for him to regain his strength and get back to work in February. After a final round of inspections, the house received a certificate of occupancy on May 25. The house has a number of details that
have great personal significance to Byrnes, including some wisterias he’s planting as a shrine to his late mother. He and Kelley will rent out the house and move in permanently when they retire, but he vows never to sell it. “Building a house by yourself means you can put a lot of love into it,” Byrnes said. “There are so many things about it that connect to my past or give honor and thanks to the people who trained me. Can trapping gas emissions slow climate change in Napa?

ecently Napa City has been questioning if a drive-through restaurant should be allowed, considering the auto greenhouse gas emissions from sitting in line could be adding to climate change. Such a restaurant is proposed at the Soscol Square Shopping Center but has received considerable pushback from the environmental-oriented Napa Climate Now! as well as the City Council, expressing concerns over lines of potential idling cars omitting deadly gas fumes. CHRIS CRAIKER Ironically, as auto and trucks numbers crossing Napa between Solano and Sonoma Counties soar and their emissions skyrocket, the limited emissions at a drive-through seem minuscule, but not to be minimized. This all adds to our environmental decline. But what if we were able to collect those emissions, both at drive-throughs and on our freeways to help reduce our carbon footprint? Such a process is known as carbon capture and sequestering and very well could be a viable way to help stabilizing our climate and diminish carbon emissions. This is not a new idea but is gaining momentum internationally by regional as well as local governments around the world. The concept has been used to monitor emissions at power generation facilities including coal-fired plants. This may be the only way coal will survive in the 21st century. Sucking up CO2 and sequestering it into the ground is what plants and trees have been doing for eons, only now with new technology we can do it mechanically with fans that filter and trap gases. Not only will existing carbon fuel plants have to capture their own wastes for their survival, there are plans for large-scale fan assemblies to push air through a filter system collecting atmospheric CO2. Can a fast-food drive-through, a highway or a mega-freeway have a continuous collection method like a gutter in the ground or in an adjacent wall that could collect gas fume emissions, store, recycle and minimize our carbon footprint? This could be a unique solution to local, regional and national battles to reduce our daily carbon emissions. While I applaud the concept, I’m concerned this is could be an excuse for the petroleum industry to continue “business as usual.” The future may be converting all vehicles to electric but we are still dependent on petroleum products to produce electricity. Just as people thought a COVID-19 pill was an easy way to get around vaccination, the truth is we must cut our addiction to burning carbon and polluting our future.

And as noted in my article, unless the product has a WUI certified primer or finish, it cannot be painted or stained since it will eliminate its fire resistance certification. Please don’t stop shopping, our economy needs transactions to take place. If anything, try to increase your shopping budget this holiday season. Please make sure you recognize the amounts being charged and don’t wait until your next billing statement to reconcile what you’ve purchased. This isn’t the year to be reactive, especially when there will likely be an insane amount of online transactions that take place. Basically, whatever you normally do to protect your identity and personal information, take an extra step and exercise further precautions. You need to be proactive. The last thing our economy needs is a ton of businesses writing off bad debts or purchases that were fraudulent due to financial cybercrimes. Lastly, home loan rates are not zero. I think it’s those mailers, robocalls and newspaper sticky notes that lead you to believe they could reach zero soon. They are definitely super low and offer some amazing opportunities for homeowners and prospective buyers. Although there are numerous variables that influence the direction of home loan rates, the biggest one right now is the development of the COVID-19 vaccine. EAR OVER YEAR COMPARISONS In mid-March 2020, the COVID-19 pandemic was declared and all parties were told to “Shelter in Place”. This basically shut down the residential real estate industry through the month of April 2020. The market then accelerated rapidly in May through October. Year over year statistical comparisons are therefore going to be skewed by these market aberrations created last year. The closings of this year are more “norGERRETT SNEDAKER malized” than the closings of October 2020 so it may look like a “slow down” in an otherwise healthy market. NORTH BAY REAL ESTATE TRENDS FOR OCTOBER 2021 For all of the areas covered by our Multiple Listing Service (BAREIS), which includes Marin, Mendocino, Napa, Solano and Sonoma Counties, there is an inventory of 1,949 homes and condominiums for sale at the end of October. Inventory is 20% below that of a year ago (2,440) and it is 6% below the inventory last month (2,074). At times, the inventory has exceeded 10,000 homes in the BAREIS region. There were 1,571 sales for the month of October. This number is 8% below a year ago (1.707) and 3% below the pace of last month (1,621). Prices normally peak in October and stay level through January. National forecasts predict increasing inventory and a slowing of price appreciation in the coming months and 28 | DISTINCTIVE PROPERTIES
into 2022. This seems to be happening across Wine Country and we’ll see if this is a seasonal trend (the end of summer market) or a longer term direction. The median price for all homes closed in the BAREIS region was 10% higher than a year ago. I have been following a data point I call the “Price Reduction Ratio” (PRR) for the past year, or so. Across the country, on average, one might expect that 30 to 35% of the homes put into the MLS will have a price reduction before they eventually sell. Currently, for the entire country, the ratio is 29% up from a low of 15% in April of this year. For October 2021, of all closed homes in our Wine Country markets, the range was from 20% (Sonoma County) to 24% (Napa County). The ratio was 22% in Mendocino County. Conversely, the ratio of homes selling in excess of Original List Price (OLP) ranged from 54% (Sonoma County) to 27% (Mendocino County). It was 44% in Napa County. The average Price Reduction Ratio for all areas has gone a low of 14% in May of this year to 22% where it stands now. The Over List Price has dropped from 55% in May to the current level of 42%. These are signs of a cooling market after the heated COVID run-up of last year. NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of October (239) is 22% below the inventory in October 2020 (305) and it is 11% below the inventory last month (269). Sixty-eight percent of the inventory in Napa County (163 properties) is priced at $1,000,000 or above. New sales (136) are 8% above the pace of last year (125) and are 13% above the 120 sales
last month. There is a 1.8 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 55 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 118 homes closed in October in Napa County ($810,000) is 13% ahead of the median price of a year ago ($715,000). Over the past four months, Napa County homes are selling at roughly 95% of original list price. NAPA COUNTY LUXURY HOMES If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $3,750,000 in Napa County at this time. There has been an increase of 50% for the number of closings (63) of Luxury Homes (sales price in excess of $3,750,000) in Napa County for the period 11/1/20 to 10/31/21 compared to 42 closings in the period 11/1/19 to 10/31/20. There are 63 luxury homes in inventory at the end of October 2021 compared to 69 homes in inventory at the end of October 2020 and 70 last month. There were 9 new Luxury Home sales in October compared to 5 last year and 3 last month. This results in a 4.8 months supply of available Luxury Homes based on the current sales pace compared to a 1.8 months supply for the County as a whole. Over the past four months, Napa County Luxury Homes are selling at roughly 89% of original list price. NOVEMBER 2021

This makes for a 4.2 month supply of inventory based upon the current sales pace. In Angwin in October, inventory was 11 homes compared to 10 a year ago and 12 last month. The Days on Market for 12 homes that closed in American Canyon last month was 30 days. The median price of the homes that closed in American Canyon in October ($563,000) was 7% below the median price of a year ago ($610,000). Last month the median price of the sold homes was $775,000. The average price per square foot of the homes sold in American Canyon was at $406 last month, This is above the $275 to $350 range where the sales have been over the past several years.

The Days on Market for the 82 closings last month was 40 days. The median price of the homes that closed in the City of Napa in October was $815,000. This is 17% higher than the median price of the homes closed in October 2020 ($699,000).
