I

f you’re wondering where the summer of 2021 went, you’re not alone. It went fast and now it’s officially over. However, this past summer brought back tons of familiar activities and normalcy for many of us. For example, the start of a new school year with in-person learning again packed college football stadiums around the country and our local BottleRock music festival weekend. CHRIS OK, maybe the 2021 verSALESE sions of each were not exactly how you remembered them from years past, except the packed college football stadiums of course, but who cares, it’s positive forward progress. Unfortunately, there’s something else that has picked up a bit of forward momentum too. I’m not talking about those interest rate sticky ads that you find on the front page of a few of the major regional newspapers in the Bay Area. You know what I’m talking about, the small square ad that looks very patriotic in October 2021

an almost red, white and blue color scheme. The sticky peels off easily, yet it’s rather challenging to read the disclosure language on the flip side of it. My eyesight is probably deteriorating because I can’t read the disclosure language in that font size. I can only take a picture of it on my phone and zoom in to read it clearly that way instead. I’m sure everyone does. Anyhow, I’m referring to the direction of home loan rates. For those of you who have been on a cruise ship before, you should appreciate this visual. Typically, a cruise ship leaves from what’s called a port. Usually, there are areas on the port where you can watch the ships sail away while you eat, drink, and enjoy the views. If you happen to be on the cruise ship that’s sailing away, you might be on the upper deck looking out, having a great time and waving back to any family, friends or even strangers down below along the port. The cruise ship experience is similar to the interest rate environment today. Home loan rates have been incredibly low for an extended amount of time now.

There has been a rate party on the cruise ship for homeowners and new home buyers who were lucky enough to lock down a oncein-a-lifetime type of rate and get on board. Prospective sellers have been content to have what seems as though a never-ending pool of buyers. Lenders are enjoying record-setting volumes and appraisers are capturing three to four times their normal per report revenue due to the ridiculously high demand. The best part of a cruise ship leaving a port is that it takes time. It’s not a quick jet boat ride out to sea. Therefore, it sort of feels like you’re not really moving when you’re on the ship. Also, because the ship is so darn big, when you’re watching it from the port, it appears it could take forever before it officially sails out of your view. WEEKEND DIY project ideas to breathe new life into your home

Virtual birthday parties. Online family game nights. Digital dinners with friends. You’ve done your part to stay connected yet socially distanced, however, as fall arrives, you’re preparing to host friends and family in your home again. “The problem is after working, studying and playing at home, many people’s houses are looking a bit drab,” says Jennifer Meska, director of merchandising and design at LL Flooring. “If you want to refresh spaces for future entertaining, start with the floor and work your way up to add fashion and function to your home.” Meska shares some top DIY projects that can be completed in as little as a weekend so you’re ready to welcome back guests:

Prioritize grouping furniture to facilitate conversation and interaction while keeping common traffic areas open for ease of movement. In addition to rearranging furniture, now is the time to address functionality of pieces and swap in multiuse options when appropriate. For example, an ottoman is great for kicking up your feet or as additional seating for guests, especially young children. Select an ottoman designed with a top that opens, providing storage space for blankets, toys or other clutter. You can even add a serving tray to the top when closed and you have a coffee table or small buffet space for snacks.

How to protect children from furniture and TV tip-overs BRANDPOINT

After watching thousands of seasoned athletes compete in the summer games, young children may be inspired to attempt their own races or climbing competitions at home. But before kids start practicing their favorite sports activities in a bedroom or living room, parents and caregivers should secure furniture and TVs to the wall to help avoid a potentially deadly tip-over incident. Here is an important safety message that many adults may have not heard before: furniture and TV tip-overs pose a significant risk to children, with injuries occurring more often than most parents or caregivers may think. Adults should install antitip kits to furniture and TVs to reduce the risk of tip-overs and keep their little gymnasts safer while they watch the games or try their own imaginary floor routine. A recent U.S. Consumer Product Safety Commission (CPSC) report shows that between 2000 and 2019, 469 children ages 17 and younger died due to tip-over incidents. Of these tip-over-related fatalities, 89% involved children under five years old. Between 2017 and 2019, an estimated 11,300 children were treated in 14 | DISTINCTIVE PROPERTIES

hospital emergency rooms each year due to tip-overs. “Tip-over injuries and deaths are among the most tragic we see,” says Acting Chairman Robert Adler. “Parents and caregivers don’t suspect that the bookcase or dresser in their child’s room can be hazardous—it’s truly a hidden hazard. And these tipovers happen so fast! It’s literally in the blink of an eye, often with a parent close by.” CPSC launched the Anchor It! campaign to help educate adults about the simple step of installing an anti-tip kit. The campaign also recommends other safety steps, especially in cases when anchoring a TV or furniture, like a dresser, bookshelf or nightstand to the wall, is not possible. According to a 2020 survey commissioned by CPSC, many parents and caregivers believe that anchoring furniture and TVs is unnecessary because they supervise their children. However, tip-overs can happen quickly, even if a parent is in the room.

CPSC created a public service announcement, “Even When You’re Watching,” to address this misconception. The video contains real footage of tip-over incidents that happened during nap time and while a parent is doing chores and is within arm’s reach of her child. Data from 2000 through 2019 show that 91% of reported tip-over fatalities occurred inside the home. So, advocates and many furniture manufacturers recommend that parents and caregivers install an anti-tip kit to all furniture and TVs. Increasingly, anchors are provided with the purchase of new furniture and TVs. But in many cases, like buying used furniture and TVs, or when moving an old item into a different room, people should purchase an inexpensive anti-tip kit online, or at their local hardware store. Parents and caregivers should carefully follow simple steps to install wall anchors. For those who rent their home, or may live somewhere that does not allow you to leave holes in walls,

it is easy to patch a hole after the anchor is no longer needed. There are additional safety steps for families to take to reduce the risk of a furniture and TV tip-over incident. Adults should: •  Store heavier items on lower shelves or in lower drawers; • Keep TV and cable cords out of reach of children; • Avoid storing items, such as toys and TV remotes, on top of furniture or TVs, where children may be tempted to climb; and • Place TVs on a sturdy, low base, and push the TV back as far as possible, especially if anchoring is not possible. Parents or caregivers who take these easy steps to protect children deserve a gold medal; but the true reward is knowing they made the lives of their kids safer. Even when families anchor furniture or TVs, adults should still supervise children to keep them safe. The U.S. Department of Veterans Affairs (VA) guarantees loans made by qualified lenders for the benefit of servicemembers, veterans and their families. Fortunately, these once-limited home loans have become increasingly easy to find and remain one of the most cost-effective products on the mortgage market. “A couple decades ago, a lot of lenders thought VA loans were too difficult to navigate,” says Rashalon Hayes, assistant vice president of field mortgage at Navy Federal Credit Union. “Today, there are plenty of lenders experienced with VA loans that can walk you through the process.” In fact, roughly 45% of the mortgages Navy Federal originates are VA loans. Meeting VA home loan requirements can help you buy, build or renovate your home with little or no down payment. OCTOBER 2021

Because the VA backs a portion of each loan in their VA Home Loan Guaranty Program, lenders can offer more favorable terms for new home purchases and refinancing. Your path to buying a home with a VA loan: As a longtime partner of veterans, servicemembers and their families, Navy Federal knows the VA loan process inside and out. Their experienced lenders can help explore whether you meet VA home loan requirements and answer any questions along the way. • Get pre-qualified for a loan. Receive a pre-qualification from your lender and begin the homebuying process. • Obtain a Certificate of Eligibility (COE). This certificate from the VA confirms your military service and verifies you are eligible to receive a VA-guaranteed loan. Your lender can establish eligibility and

obtain a COE for you. You can also apply online at the VA for this document. • Shop for a home. Work with a trusted real estate agent to find a home that meets your needs and fits your budget. Navy Federal even has a unique service called RealtyPlus, which pairs homebuyers with a coordinator specially trained to support servicemembers and their families through the buying, selling and financing processes. • Sign a home purchase agreement. Make sure the purchase agreement that your real estate agent drafts has a VA option clause. This clause states that you aren’t legally bound to purchase a home if the VA appraisal amount is lower than the seller’s asking price. “Some buyers worry this provision will hurt their offer, but VA loans can actually strengthen a contract offer since income is more

reliable and seamless to verify,” Hayes notes. • Get a VA appraisal. A VA-certified appraiser determines the home’s fair market value and looks for obviously needed repairs to ensure the property meets the VA’s Minimum Property Requirements (MPRs). • Have the home inspected. Hire a professional home inspector to check the home’s structure for defects and to inspect items like electrical wiring, plumbing, and heating and cooling systems. • Sign the closing documents. After the home closing, it’s official! Congratulations on your new home. And remember: If you need to refinance your home in the future, you can use a VA loan for that, too. CLEAN REFRIGERATOR COILS‌ To keep your refrigerator properly working, it’s best to clean the coolant coils every six months. Coolant coils, which can be located on the back or bottom of the refrigerator, keep warm air out. When the coils are covered with dust, dirt or hair they aren’t able to release heat efficiently. In turn, the coils work harder and longer, using more energy and shortening the life of the appliance. This might end up costing you more in the form of a higher energy bill or purchase of a new refrigerator. Clean your refrigerator coils with a vacuum and coil cleaning brush. Coil cleaning brushes can be found at appliance stores or online for $10 or less. around windows and doors to prevent air from escaping. Check for significant air temperature differences near windows and walls and use a digital thermometer to verify air leaks. EAR OVER YEAR COMPARISONS‌ In mid-March 2020, the COVID-19 pandemic was declared and all parties were told to “Shelter in Place”. This basically shut down the residential real estate industry through the month of April 2020. The market then accelerated rapidly in May through October. Year over year statistical comparisons are therefore going to be skewed by these market aberrations created last year. The GERRETT closings of this year are more SNEDAKER “normalized” than the closings of September 2020 so it will look like a “slow down” in an otherwise healthy market. NORTH BAY AND NAPA REAL ESTATE TRENDS FOR SEPTEMBER 2021‌ For all of the areas covered by our Multiple Listing Service (BAREIS), which includes Lake, Marin, Mendocino, Napa, Solano and Sonoma Counties, there is an inventory of 2,074 homes and condominiums for sale at the end of September. Inventory is 11% below that of a year ago (2,336) and it is slightly ahead of the inventory last month (2,064). At times, the inventory has exceeded 10,000 homes in the BAREIS region. There were 1,691 sales for the month of September. This number is 3% below a year ago (1.737) and slightly ahead of the pace of last month (1,680). Prices normally peak in September and stay level through January. National forecasts

predict increasing inventory and a slowing of price appreciation in the coming months and into 2022. This seems to be happening across Wine Country and we’ll see if this is a seasonal trend (the end of summer market) or a longer term direction. I have been following a data point I call the “Price Reduction Ratio” (PRR) for the past six months, or so. Across the country, one might expect that 30 to 35% of the homes put into the MLS will have a price reduction before they eventually sell. Currently, for the entire country, the ratio is 29% up from a low of 15% in April of this year. For September 2021, of all closed homes in our Wine Country markets, the range was from 15% (Napa County) to 18% (Mendocino and Sonoma Counties). Conversely, the ratio of homes selling in excess of Original List Price (OLP) ranged from 53% (Sonoma County) to 33% (Mendocino County). It was 44% in Napa County. The average Price Reduction Ratio for all areas has gone from 29% in September 2020 to 17% in September of 2021 while the sales of homes in excess of Original List Price went from 33% to 43% over the same period. In our Wine Country market, the low PRR was 14% in May and the high OLP ratio was 55% in May. NAPA COUNTY‌ The inventory of homes and condominiums available for sale in Napa County at the end of September (269) is 13% below the inventory in September 2020 (309) and it is 5% ahead of the inventory last month (257). Sixty-seven percent of the inventory in Napa County (179 properties) is priced at $1,000,000 or above.

New sales (123) are 16% below the pace of last year (146) and are 7% below the 132 sales last month. There is a 2.2 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 53 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 119 homes closed in September in Napa County ($850,000) is 5% ahead of the median price of a year ago ($810,000). Over the past four months, Napa County homes are selling at roughly 96% of original list price. NAPA COUNTY LUXURY HOMES‌ If one takes the highest quartile (25%) of available inventory as the “Luxury Market”, the Luxury Market begins at $4,000,000 in Napa County at this time. There has been an increase of 48% for the number of closings (59) of Luxury Homes (sales price in excess of $4,000,000) in Napa County for the period 10/1/20 to 9/30/21 compared to 40 closings in the period 10/1/19 to 9/30/20. There are 65 luxury homes in inventory at the end of September 2021 compared to 63 homes in inventory at the end of September 2020 and 64 last month. A

s a young Southern California surfer, all I knew about ocean waves was Beach Boys, surf boards and Woodies. And yet, the sheer amount of kinetic energy that exists within 50 miles of 50% of the world population presents an almost unlimited renewable energy opportunities to help reduce our dependence on carbon products. With roughly 70% of the earth covered with oceans, their powerful currents below CHRIS and on the surface have literally CRAIKER moved continents for ions. But capturing that energy is not easy. Strong currents can literally destroy buildings and the strongest mechanical equipment. On top of that, salt water corrodes, sea creatures and barnacles cling and block in-takes and storms can destroy a power system in minutes. Ocean wave energy capture is not new but as renewable energy sources are expanding and the quest for neutralizing our carbine footprint gains momentum, it becomes a new focus. The objective is to generate electricity to energize our power grids. Similar to hydropower plants creating power using stored water rushing over a dam to propel turbines, ocean wave energy capture would harness the constant wave energy on the surface or at the ocean floor, acting in both directions. From the Hawaii Department of Business, Economic Development, and Tourism report, “Feasibility of Developing Wave Power as a Renewable Energy Resource for Hawaii“: •  Oscillating water columns: A cylinder shaft collects wave driven air through the shaft like a bellows to make electricity. •  Wave surge devices: A tapered channel funnels waves into an elevated reservoir where water flows back to the ocean through conventional hydro turbine. •  Floating devises: Underwater turbines attached to a buoy system that spin from the tidal action and generate electricity connected back to the grid. •  Ocean Floor Pressure differentiation: One of the most promising ventures is ocean floor mounted devices that exploit the difference in pressure of ocean currents so as to not receive the ocean surface wave violence. While ocean tidal wave capture has great potential for producing renewable energy, there is a lot more research that needs to be done.

PROS‌ 1. A continuously renewable and sustainable source of energy, ocean tides are the result of sunlight, the rotation of the earth, combine with gravity. 2. Environmentally friendly with no energy or carbon emissions while generating continuous electricity directly into the power grid. 3. Abundant, more reliable and consistent than other renewable energy sources. Ocean currents are 24/7 around the world. 4. Since water is denser than air, more energy can be produced to generate electricity even at low tides 5. Less visual impact: Energy stations or plants could be constructed offshore and unlike oil platforms, would have little or no visual impact with no environmental impacts from explosions.

While ocean tidal wave capture has the greatest potential for producing renewable energy, there is a lot more research that needs to be done. As they say, “Catch a wave and you’re sitting on top of the world!”

These high-end renovations will increase your home value, as well as your premiums, but not by as much as you think. “There is a misconception that premiums will jump significantly with the installation of contemporary materials, but on average, Mercury Insurance policyholders may only see an increase of several more dollars a month added to their policy,” said O’Rourke. It’s important to review any home renovations with your insurance agent in a timely manner.
