ust about everyone in Napa has been enjoying increases in their 401(k), their real estate and their paycheck. Napans have enjoyed a challenging roller coaster ride, starting with the economy runup before 2007, then took the plunge in the Big Recession, only to watched as hard assets grow in double digits, all with smiles. As labor supplies tighten, paychecks increased across the board. Everyone seems to be benefiting…… Maybe. To really see where we are and where we’re going, we need to look at the National, Statewide, Regional then local economics to know what’s happening. Since I only have 700 words, I’ll compress the dialogue. As the new Fed Reserve Chairman Jerome Powell noted, the Central Bank will keep interest rate increases slow and gradual. The economy is booming and upbeat, thanks to national perceptions, not because of the presidential election. The much feared boogie man under the bed is inflation and while the Nation appears to be solid at 2.3%, California, the Bay Area and particularly Napa are experiencing exceedingly high inflation of 4.5% compounded for at least 3 years running as prices and wages increase. According to Dr. Robert Eyler, Dean of Sonoma State University, there are few signs of a National general recession before 2020. There will be corrections, and we should be prepared for them, however, a hiccup in China could be heartburn in California. The potential of trade wars and international retaliations against the U.S. could create a nationwide recession and ultimately

California, where food production and exports are essential to our economy, could take a serious blow. Let’s look at the California economy. It’s widely known that affordability is eluding more and more of our citizens. The state likes to mandate that every community, city and county provide a “fair “share of housing but that elusive. Of over 500 counties, cities and jurisdictions, only 13 have met their targets and they tend to be rural. It’s very simple: high demand and low supply. As property values rise, many would consider this wealth building but instead it is contributing to serious chronic economic instability for the future. And as workers drive further from affordable fringe communities to employment vortexes like Napa, California has the worst traffic headaches in the Country. Jobs follow housing, not the other way around. Trying to create affordable housing after an industry explodes such as the Napa wine, hospitality and food industries is experiencing, just doesn’t work. It’s a dog chasing
its tail. In the North Bay, the 2017 wildfires have created some stumbling blocks, but each County is dealing with them separately. Lake County has yet to escape the Big Recession. Their recent fires only made it worse. Mendocino County could very well enjoy some economic success with cannabis, but there are major obstacles to overcome. Marin County has an aging population and a serious lack of entry level labor and affordable housing. There, Baby Boomers and the elderly are entrenched in their homes, reluctant to move or must find robots to take care of them. Not a joke. Sonoma County has been slowly recovering from the Recession. Market-rate middle class new housing has taken a serious beating and the fires are straining any serious housing production. While Sonoma has the largest and most diverse population, it has a growing labor/affordable housing disparity and adequate transportation will always be its nemesis with the new commuter train only serving a limited population. If the airport can expand Santa Rosa may reach a
metropolitan status. Regionally, Napa County is among the statewide brightest stars for growth and prosperity. The wine, specialty foods and hospitality industries have created a regional and international visitors destination of Napa, akin to an adult Disneyland. Unfortunately, Napa has a ballooning labor/housing imbalance that could chock if a recession hit. The North Bay’s emerging giant is Solano County which has more potential and opportunity. It has affordable land with water, train and road transportation. Solano is becoming the bedroom for the North Bay while providing its existing citizens shelter and employment within the same County. What a concept! How will Napa survive? There will be at least $1 billion in new construction because of the fires and erosion control requirements. Potentially close to an 5000 trade workers will be required and an additional 3330 jobs will be required for additional support. This route will result in potentially $428 million in additional revenues to the county and local economy. This will improve non-hospitality industries throughout however, the reconstruction will do nothing to provide additional affordable housing. That’s not to say there aren’t opportunities but creative is essential. Challenges are the source of great solutions. Now is the time to think creatively for our future. Chris D. Wine Country market value shifts and sales trends GERRETT SNEDAKER NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of February (202) is 15% below the inventory in February 2017 (238) and it is 4% ahead of the inventory last month (195). New sales (96) were 2% ahead of the pace of last year (94) and 10% ahead of the pace of last month (87). There is a 2.1 months supply of inventory based on the current sales pace. The Days on Market for GERRETT homes closing in Napa SNEDAKER County is currently 81 days. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 77 homes closed in February in Napa County ($689,000) was 6.3% higher than the median price of a year ago ($648,000). It was slightly ahead of the historic high median price ($678,000) in December 2017.
