CYPRESS STYLE Wood siding is back with distinctive hues and grain patterns

(BPT)—If current design trends are any indication, wood siding is back. Design professionals are recommending one species in particular: cypress. What’s behind this revival of cypress siding? “Good looks, dependable performance and affordability,” says Stephen Logue of the Southern Cypress Manufacturers Association, www.CypressInfo.org. “Cypress has a unique appearance with its honey-like hues and intriguing grain pattern. Its ability to withstand the elements and nature has long made it a favorite siding material in areas of the country that experience constant heat, high humidity and torrential rains. Additionally, cypress is a competitively priced material. We see it being requested more and more.” Architects side with cypress: Take it from the pros Atlanta-based architect Daniel Martin says he recommends cypress to clients based on his firsthand experience with the 14 — Distinctive Properties

unique wood. “The performance is great,” Martin says. “I’ve had cypress siding on my own home for more than 20 years, and I’ve only had to repaint it once in that time. One of the main reasons I recommend cypress is because it’s resistant to decay, as well as insects like termites and bees. Carpenter bees love some other species of wood, such as cedar. They’ll bore in and lay their eggs, and then woodpeckers come along and gouge out grooves to get to the eggs, destroying the wood. That’s not an issue with cypress.” As Martin has learned, cypress comes by its durability naturally, thanks to an oil that is produced while the tree is growing. The oil acts as a preservative, meaning cypress wood doesn’t need to be pressure treated with chemicals like some other wood siding options. David and Laurel Mullikin, a husband-and-wife design/ build duo in Atlanta, say they use cypress regularly in outdoor

applications. “We’ve designed some of our best projects with cypress,” Laurel says. “It’s one of our favorite species of wood to use. In fact, we’re currently designing our own new home. We are incorporating cypress as the ceilings for our porches, adding a lot of aesthetic warmth to a part of the house many people overlook. And we’re using cypress siding and finishing it with the Shou Sugi Ban method, which involves charring the surface of the wood and then sanding and sealing it. The process not only provides a unique look to an already beautiful wood, but also enhances its natural durability.” For the best performance As with any wood siding, cypress will require a little TLC every now and then to look and perform best. With properly applied finishes and regular maintenance, cypress siding will last a lifetime or longer. Whether installing new cypress siding or refreshing

existing wood, the first step is to make sure its surface is clean so that it can better absorb the desired finish. Wash the wood with a mild bleach-and-water solution, using a pressure washer on a low setting. Let the solution soak for 15 minutes before thoroughly rinsing. Then, allow the wood to dry for about a week. This also is a good time to repair any nail holes and surface irregularities. Homeowners who prefer cypress’ natural color can preserve the look by applying a clear, water-repellant sealer to all sides and edges of siding boards. It’s also suggested to look for products with a UV inhibitor to block out the sun’s fading rays. Sealers should be reapplied every few years to rejuvenate and protect the wood. If left untreated, over time, cypress will weather to a dark gray. To bring out the richness of cypress’ grain, semi-transparent, oil-based stains work best. These stains will penetrate the wood, prevent water problems and allow the wood to breathe. Stains typically need to be reapplied every two years. If you like the clean look of a solid finish, paint it. For best results, apply a 100 percent acrylic latex paint with a compatible primer. It’s also recommended to back prime the boards to avoid any potential moisture issues. No matter your chosen finish, remember to follow the manufacturer’s instructions for best results. Home innovations that protect against moisture (BPT)—There is an insidious enemy that every homeowner dreads: moisture and the damage and degradation it can cause if left unchecked. Luckily, home improvement manufacturers have discovered new ways to prevent moisture from penetrating the home in the first place. It is now possible to have the look of rich wood cedar shake or a variety of stone looks to cover foundations or to upgrade the ugly space under decks. New technology enables polymers to actually be stained or finished to be indistinguishable from the real thing. “There are new levels of realism in shakes that resemble true cedar,” said Ralph Bruno, president, Tando Building Products. “Beach House Shake” by Tando is an example of this superb realism—it installs easily and is impervious to moisture with little to no upkeep.” He adds that homeowners can keep moisture at bay and have luxurious exteriors without sacrificing beauty. PROTECT YOUR HOME IN EVERY SEASON As if heavy spring rains and winter’s melt-off didn’t threaten homeowners’ properties enough, the hurricane season is expected to be more erratic than in years past—with a predicted early start and activity right into late fall. Thankfully, there are new, affordable technologies to quickly remove standing water from homeowners’ properties, keeping

After winter, check windows, under door frames, gutter lines, concrete and other vulnerable areas that need sealing or patching. edges are grasslike plants best described as green and tufty. They may be the dullest-looking perennials in the landscape. They are also the hottest. Leading garden designers and horticulturists have discovered that sedges fulfill a number of key roles in the landscape and fix problems other plants struggle to solve. They work in dry shade or wet soil, they resist deer browsing, they don’t need spraying, and they sustain wildlife and control erosion. You can even grow them in that most inhospitable of sites, amid the surface roots of old trees. But there is an even greater role for this humble genus: as a replacement for the oceans of mulch that have come to define so many gardens across the land. “You have to keep applying mulch. With sedge, you plant it once and it’s good to go,” said George Coombs, a research horticulturist at Mount Cuba Center in Hockessin, Del. He is preparing to put some 80 species and varieties of sedges through a methodical three-year trial to determine their value to home gardeners. Another aspect of the trial is to identify varieties that can be used as a substitute for lawns that struggle in the shade. You probably wouldn’t want to walk all over a sedge lawn, but you’d need to cut it only once a year. Whether sedges will free us of our mulch (or lawn) fixation remains to be seen, but what is clear is that sedges deserve a place in every garden. They have great utility but also bring a contemporary natural beauty to the landscape. It is their role as a filler, a subordinate plant amid showier

Candidates include petunias, calibrachoas, sweet potato vines and trailing vinca. After trimming, check that the annuals are still firmly planted and feed them with a water-soluble, balanced fertilizer.

blooms and specimens, that gives sedges their power, ironically. As with other massings of subdued ground covers, they are the glue that binds a whole scene together. Sedges inhabit, mostly, shadier gardens. If you want to use them in full sun, you have to pick your variety with care and make sure it gets enough water. In hot, dry sites, ornamental grasses will be happier while giving a similar effect. There are two aspects to sedge planting I find alluring. First, they offer ground cover options in areas of dry shade, which is one of the toughest site conditions you can address. Second, they are an alternative to the ubiquitous plantings of old-fashioned or overused ground covers such as liriope, vinca, pachysandra

and English ivy. You might add mondo grass to the list, though I still think its diminutive scale is valuable in small gardens. Sedges are in leaf from late winter to late fall, and some stay green through the winter. This unchanging aspect makes them a great foil to dainty flowering bulbs and perennials that can grow through the field of green leaves. Many sedges have flower and seed heads, but they are generally not of great ornament. One large species, tussock sedge, has interesting large spiky seed heads in early summer. Others produce their seed heads in the spring, but sedges are in essence valued for their foliage effects. You can distinguish a sedge from a grass by cutting a

stalk — in section it is triangular, giving rise to the adage “Sedges have edges.” But there is another significant difference that places sedges squarely in a modern approach to ecologically driven gardening. Many of them provide sustenance to the caterpillars of butterflies and other pollinators. The Pennsylvania sedge, for example, feeds as many as three dozen species of caterpillars. Traditionally, gardeners used Asian and New Zealand sedges as small ornamental plants; the shift in the past five to 10 years has been toward native species that are generally less decorative but when used in blocks and masses provide some of the finest textures of any garden plants. Replacing pachysandra with Pennsylvania sedge, for example, is like exchanging dumplings for angel hair pasta. “It speaks to a woodland setting that is very soothing and peaceful,” said Shannon Currey, marketing director of Hoffman Nursery, a wholesale grower of grasses and sedges in Rougemont, N.C. The nursery lists 35 sedge varieties, up from just two in 1991. Most of them are native species or their cultivated varieties. Today’s orders might contain thousands of plants for use in institutional settings or environmental restorations, but many are going to sophisticated, ecologically minded residential gardens, typically designed by professionals. Sales of sedges have tripled in the past decade, Currey said. The rise of the sedges mirrors the mainstream acceptance of ornamental grasses a generation ago, and just as some of the early grasses turned out to be inferior garden plants or invasive and fell from favor, the sedges are going through a similar period

What is your architectural style? CHRIS D. CRAIKER

I

am often asked what architectural style I prescribe to and what style I like the most. That’s actually an easy question: it must be authentic, timeless and contextual, meaning it needs to fit in with the neighborhood and the environment. We in Napa Valley and the North Bay are blessed with a historical background of multiple architectural styles, dating back to the 1700s when the first Spanish missionaries brought their inter- Ranch home pretation of Southern European architecture. Yankee ship captains brought their New England imagery here. Fast forward to the nineteenth Century and we see additional interpretations: Renaissances and combinations of styles to create California’s unique architectural character. All harkening back to European and New England architectural roots….sort of. Style is elusive. We go through Mid-century modern home periodic architectural de jour periods. The Sixties and Seventies saw woody Ranch-based homes; the Eighties and Nineties saw Mediterranean influences with stucco wrapped “McMansions”. Perhaps our Mediterranean climate recalled this vision. This Century is seeing more Craftsman and Farmhouse versions appear on our hills and valleys. So what’s popular today? Farm house style home

RANCH STYLE California’s wide-open spaces saw the post-war housing as the Ranch-Style consisting of single story homes with low slung roofs, an abundance of wood and an informal indoor/outdoor lifestyle. Borrowing from Frank Lloyd Wright’s Prairie home designs, the Ranch Style is still very popular with its wide range of interpretations. Realtors report growing interest among young couples, possibly as more affordable and easy to renovate. At the same time, retiring baby-boomers find Ranchstyle homes appealing for the lack of stairs and compact designs. 42 — Distinctive Properties

MID-CENTURY MODERN An interesting anomaly of post-war America was the development of very clean, stripped down contemporary architecture. By the 70s, it had been eclipsed by all the neo-classic, and pseudo-historic interpretations of European style architecture. Now, a new generation of contemporary designs are capturing homeowners attention. Designs that echo the simple clean look of the 50’s are dubbed ”Mid-Century Modern” but ironically there’s nothing inexpensive about crating those super hip looks. Lots of big

sliding glass doors, scoffed at by many as cheap, cantilevered decks and those super slick and clean kitchens carry hefty prices to execute. CLASSIC FARMHOUSE Perhaps as a push-back of our increasing urbanization, many home buyers are looking for that Mayberry bucolic style that The Beaver would have dwelled in. Usually consisting of gabled roofs, large porches, simple exterior adornment, the Farmhouse aesthetic is like comfort food: cozy, safe and as American as apple pie

and fried chicken. Rustic materials and boxy appearances are key elements that appeal to young families and aging Boomers in today’s fast paced world. Today a homeowner has a huge library of choices for architectural styles. What’s most important is that it be authentic and personal. You must feel a part of the home and the architectural character. What is a commonality throughout all styles are the large open Great Rooms with a wide open kitchen rather than compartmentalized rooms. If there is a Family room it mostly will be a separate retreat on a second floor or off in a wing of its own. Bedrooms must be designed as flex-spaces that can accommodate sleeping, hobbies or in-law quarters. What’s important is that we have a vast array of materials and products available today. There is no longer the need for poor substitutions or bad compromises. And of course with the Internet, you can hunt for products to suit every taste and budget. Perhaps the most important element of today’s home design is its windows and openings. French doors, sliding glass doors, big and high windows with lots of light and ventilation all transcend a particular style. There’s nothing worse than designing a house to the historic character and have substandard materials installed. Whether it be a small cabin or a luxury home, be sure the details are consistent with the historic look and style, especially window and openings. When buying a home, look for more than a buyers guide. Look and question the authenticity of the materials and styles. Make sure this is the house you’ll be happy with for years to come. Chris d. OVERPRICING CHARLES BOGUE

W

hen placing your home on the market for sale it is critical to understand where our Napa real estate market is headed. For example, the Median Sale price of $622,250 for Napa County was down .4% from April to May of 2017 according to a recent repor t released by CoreLogic data services. These increases have grown steadily from a recession Charles Bogue low of $332,000 in 2011. Of equal importance is the reduction of properties available for sale in Napa County which has declined from 260 in June of 2016 to 200 in June of 2017. This reduction in supply can lead sellers to incorrectly conclude that they can raise their offering price to an unrealistic level and still create a successful sale. The hard realities of the market frequently prove otherwise. Sellers most often obtain their opinion about value from the many online sites or the asking prices they see in local advertisements. The online valuations are taken from tax records and are frequently not accurate. It is from recorded sales and your Realtor’s local knowledge that realistic valuations are determined. It is true that “the market” will ultimately determine the final price, but you and your agent have control over setting the offering price that will

create the amount of interest and enthusiasm that your property will generate. A CMA, or Competitive Market Analysis, is the common document used to best estimate the current market value. This information, based on homes recently sold and currently available for sale, is the best guide to helping set an effective price. The market data, along with your agent’s marketing plan will allow you to set a price for getting your property exposed to the market and into escrow. Most sellers are worried about setting their offering price too low when their real concern should be setting it too high. Here are a few reasons why: 1. The first opportunity is often the best opportunity. Homes priced well sell in the first few weeks and the reason is easy to understand. The introduction to the market brings the pent-up demand of all the buyers that have been looking for a home like yours and have yet to find it. Once this group has seen your home, generally within 2 to 3 weeks, the only showings will be to new arrivals to the marketplace who question why the home is still on the market. The initial pool of serious buyers is gone and the buyer enthusiasm to get the first look has passed. 2. Priced too high, longer to sell. Do you really want to take longer to get the same price that you could have received in the first few weeks on the market? History shows that

overpriced properties eventually face price reductions or price negotiation that ends up at or below the original estimate of fair market value. By asking too far above market price, the seller experiences the frustration of showings without offers and makes competitive homes shown as a better value. 3. The risk of not appraising. Even if you are successful in obtaining a buyer to pay your asking price, there is still the need to satisfy the lender’s appraisal requirements. The buyer’s purchase is conditioned on obtaining a loan at a determined amount based on the appraiser’s fair market value. The appraiser refers to the same past sales in their process that you should use in setting your original offering price. Be realistic early on and save a failed sale down the road that can cause frustration and a return to the market. 4. Don’t become shopworn. One of the first buyer questions in the showing of a home is, “How long has this home been on the market?” After several weeks, there is keen interest in why this property is still on the market. If other buyers didn’t want it, why would I? Over time homes, just like other forms of merchandise, can become overexposed and gain a reputation as the one that hasn’t sold. At that point, only price reductions can create new enthusiasm or the return of previously interested buyers. 5. “Set it high and let them make an offer” is an approach

many sellers want to take. The reality is that very often “they” never come to see your home because you have priced yourself out of their defined price range or they have been advised by their agent that the market history shows the price as not realistic and that the seller is not truly interested in selling their property. Every seller wants the highest price possible, but the “cost” of overpricing may have a higher dollar value than setting a fair and effective offering price initially. Buyers, not sellers, create the market and ultimately determine the final sales price. In the past, there was a belief that the longer your house is on the market the higher price you will receive. That is not the case in today’s fast moving digital world where consumers are instantaneously informed of market changes. You, along with the knowledge and experience of your Realtor, can shorten the time on the market, minimize the need for price reductions and still obtain the highest offer possible. Avoid the “cost of overpricing” by going to market with an offering price that will attract serious buyers, create immediate showing activity and create a closed escrow.
