In order to see the future, we need to look at the present trends. Some we all anticipate and some we might find troubling. Affordability is without a question the biggest challenge. With the median sales price of a single-family home in Napa at $625,000 and climbing, it won’t take a rocket scientist to see the price of housing outstripping buyer’s income and resources. As interest rates increase, down payment requirements balloon beyond reach of traditional first time buyers pocket books. One trend we see is multi-generational households becoming the more common. Across the nation households with at least two generations of adults and children are close to 20% while in California one survey shows the household ratio approaching 25%, with up to four generations under one roof. With that said, our homes will take on more of a hotel accommodation environment with private bedroom suits surrounding common communal areas. The Family Room that disappeared in the last decade has a new lease on life as the Great Room, that includes Living, Dining and the multi-activity areas as alcoves and appendages. At the same time flexibility will be paramount. We are already seeing houses getting bigger while the lots are getting smaller. At the same time, the median buyers age is climbing and boomers don’t like stairs so

the demand is one story homes. As architects, we are stuffing ten pounds of potatoes in a five pound bag. Think of our future homes as mini-shopping centers: Family and tenants that come and go, easily adjustable spaces with walls that can move, rooms that can be combined, and new activity areas emerging as co-habitants grow or leave the nest. In previous columns of mine I’ve noted the need for building safer homes kitchens will be more adjustable and adaptable for multi generations. The Ozzie and Harriet days of everyone sitting down to dinner at the same time is becoming a remote dream. Eating at different times with different menus and cuisines will require larger preparation areas and bigger storage facilities. Ironically, we are designing larger and larger kitchens with ample preparation areas, big refrigerators and monster stoves while more people are buying or having delivered pre-prepared meals. There seems to be a disconnect

between dreaming and reality. What about our garages? With multi-generations living under one roof we will need more versatile cars and vans. It’s silly to have a large SUV or 10 seat van and only use it occasionally. Electric vehicles will become the norm, not the exception. Besides having, multiple charging stations within the garage we will need highly adaptable and versatile vehicles that can easily take a single driver to the store then be attached to a large cabin capable of hauling a Boys Scout troop. Commercial shopping and retail centers are stagnating, if not shrinking. Amazon and it’s kin are changing the world. There are less brick and mortar stores to shop and more catalogs and online purchases occurring. Our neighborhoods and multifamily communities will have drone airports and drop-off locations for communal pickup of packages. Private homes will have safe and secure locations for deliveries of packages by drone, truck or Uber-like services. As commutes get longer and

traffic becomes more treacherous, more and more Americans are finding telecommuting or working at home not only more relaxing but essential for ones health. The new way is the old way: live/work environments are just like “Living over the Store” of our grandparents day. I anticipate more commercial areas becoming hybrid live/work environments where apartments, townhomes, and condominiums will have central work areas within them to minimize commutes. I call these new centers “Starbucks without the coffee”. The World is changing to adapt to the new economic reality and yet the more it changes, the more it looks like 19th Century American cities and neighborhoods. s the major outdoor living trend sweeps the nation, decks are getting bigger. But with television shows featuring 3,000-square-foot monster decks, the average homeowner is left to wonder, “Just how big of a deck do I need?” Atlanta, Georgia-based deck builder Frank Pologruto says it all comes down to how homeowners intend to use their space as each “zone” of the deck will require a general square footage. “People want somewhere to cook, and then eat, and then have a conversation, and you start adding up these areas and you realize you can’t do all this in a 16-foot by 12-foot deck,” said Pologruto, the owner of Decks & More. Dining—320+ square feet Outdoor kitchens and dining areas are growing in popularity, but do require significant space. A grill with some counter space for cooking and a large table and chairs for dining will take up around 320 square feet of deck. Seating—250+ square feet Adding an additional seating

Adding a fire element to the seating area, will require not only the space for the actual fireplace or fire pit, but also appropriate distance between the fire and any seating. To comfortably fit around 20 people, the deck will need at least 300 square feet of open space. “Remember though, if you plan to have 50 people over, they won’t all be out on the deck at the

same time, so plan for your deck to hold about 30 people,” he said. Cost With the added square footage comes a bigger price tag—$25,000 to $250,000 depending on the size. The deck material will also affect the final cost. Pologruto uses traditional wood boards and high-end ENVISION composite decking by TAMKO Building Products, and says if homeowners are already preparing to spend the money to build a large deck, they should go the extra step and upgrade to a composite board. “If you’re smart and have the money, do the composite—it just makes more sense,” he said. Overall, from his experience, Pologruto said most homeowners don’t need a 3,000-square-foot deck, and should be able to fit a small dining area, arbor, hot tub and separate seating area in about 750 square feet, although some of the decks he builds are more than twice that size. Planning to include the right amount of space will leave you with the most comfortable outdoor living area to suit your needs.

NAPA COUNTY The inventory of homes and condominiums available for sale in Napa County at the end of June (388) continued to climb. The inventory is 10% ahead of the inventory last month (352) and it is 12% ahead of the inventory in June 2017 (346). This is the highest inventory since October 2015 – nearly Gerrett Snedaker three years ago. New sales (137) were 3% below the pace of last year (141) and 13% ahead of the pace of last month (127). There is a 2.8 months supply of inventory based on the current sales pace. The Days on Market for homes closing in Napa County is currently 44 days. The DOM has been averaging 70-80 days, so this is a surprising drop. For the purpose of our MLS (BAREIS) “Days on Market” represents the time from when the property is first listed in the MLS to the date the property goes into “pending” (all conditions removed) status. On average, it can take anywhere from 0 to 30 additional days for properties to close after going pending. The median price of the 115 homes closed in June in Napa County ($709,000) was 9% higher than the median price of a year ago ($650,000). Approximately 53% of the Luxury Market inventory (price in excess of $2,300,000) in Napa County is in the Up Valley Market (53 homes). There were no new luxury home (price in excess of $2,300,000) closings in the Up Valley Market last month. This is out of six total luxury closings for the County. ANGWIN The inventory of homes and condominiums for sale at the end of June in Angwin (20) is 9% below the level of June 2017 (22) and it is equal to the inventory last month (20). There were three new sales for the month of June compared to none last month and five in June of 1017. There is a 6.7 months supply of inventory based on the current sales pace. The average asking price of the 20 homes in inventory in Angwin is $1,623,000 and the average price of the six homes that sold in Angwin in the past three months is $556,000.

Multigenerational households are also changing for older family members. Sometimes it’s necessary to have elderly relatives move in to your home for them to thrive. Adult children will opt to make remodeling updates so spaces are safe, comfortable and accessible for all. Whether you’re remodeling for yourself or a family member, there are many things to consider. Making changes where it matters most will help transform the household into a secure space for aging adults.
